We have lived in our apartment for several years. We have had no problems. Location is great. Maintenance is great and reliable . We had a problem with the washer/dryer. Within few days, a new unit was installed. We have been there for over 5 years and were toold that a new carpet will be installed when we are ready.
Great location, nice interiors. Exterior maintenance is fair. Property is greatly understaffed for 328 units. You can certainly afford more staff, or Greystar needs to saddle up.
Good place to live. A lot of convenience to grocery stores, pharmacies, restaurants, and several doctors offices.

Pinnacle at Town Center is horrible. Don’t live here. The office will not follow up and maintenance might as well not exist.
Very peaceful and pleasant living for the reasonable price. The management on site is also very friendly and helpful. Been here for two weeks now and so far loving every second of it
I enjoy living here staff are kind friendly and also they are helpful I have no complaint The neighborhood is nice a bit noisy in times However we enjoy living here
The actual maintenance staff is nice and responsive but the community and buildings overall are poorly maintained (rusted through railings, stairs that wobble, trash in the halls).
I still wish the residents were informed about when maintenance will show up prior to arriving. Other than that, I'm very satisfied.
We love the community .. it has very good restaurants and grocery stores near by.. The apartment has some downside to it witch is the cigarette smell and roaches but we have the service team help us out with that.
This is the worst renting experience I've ever had. I cannot get Greystar to return my security deposit even though they claimed the amount they owe me for return. The apartment was also full of roaches, had issues with crime, and was extremely overpriced. Stay away.
Living in this housing community has been a wonderful experience for me. From the moment we moved in, we felt welcomed by the friendly neighbors and safe thanks to the 24/7 security. The homes are modern, well-built, and spacious, with beautiful landscaping that’s regularly maintained. One of the best features are community amenities like gym and pool, and we often take evening walks on the scenic trails. The clubhouse and recreational areas are great spots to unwind or host gatherings. It's also incredibly convenient being close to good schools, grocery stores, and healthcare centers. The management team is responsive and takes care of issues quickly. What I love most is the peaceful atmosphere and strong sense of community. It truly feels like home here—quiet, clean, and family-friendly. I would highly recommend this place to anyone looking for a safe and welcoming neighborhood.
I am enjoying myself. Thank you. p.s. The contractors have to come back and finish the concrete stairs that need to be replaced in my building. Some are marked with an X to be repaired but some are not. Also time to powerwash inside of my building walls and floors. Thank you. ??
I have been living in Pinnacle at Town center for about 2 years now, and the overall experience has been quite amazing! Would surely recommend the community to someone who wants to stay in the heart of Germantown downtown area.
Perfect location, lovely cozy place and lots of natural light. Everything is a walking distance, which makes it easier to go and eat out, grocery shopping, library and the park. All you need in one package. Huge bedrooms and great views.
I have lived here close to 3 years and have had a very good experience with management. Overall property is maintained and any maintenance issues I have are addressed promptly and taken care of.
Overall the apartment setup, residential and maintenance personnel are really nice.

I've been living here since 2013, and I can't imagine living anywhere else! The property management staff are very professional and friendly.
Stray roaches keep wandering out of my bathroom sink drain. Maintaince comes and sprays the floor which doesn't help treat wherever the roaches are coming from. The stairwells often have garbage or garbage juice residue in them which has soaked into the wood floors so it's not surprising roaches would be attracted to the buildings. The sidewalk areas are the same. My dog has consistently found chicken and other bones, egg shells, banana peels, hash browns, and more in the mulched areas or on the walk way outside our building. For the price of living here, I would not expect pest maintenance/garbage to be such an issue.
I’m in the process of moving to Pinnacle. The process has been very smooth so far and the communication by staff has been excellent. I am waiting for the apartment to be refreshed so that I can see it before being presented with a lease. If it’s anything like the model apartment I will be moving in before the end of the month.

The members of the pinnacle staff work hard to keep up the grounds. They are friendly, kind and professional. I love my residence and the surrounding community. Lots of places to eat, walk, play, etc.
As a resident of Pinnacle Town Center in Germantown, Maryland, I can say that Justine is an outstanding maintenance professional. He is always respectful, professional, and committed to his work. The repairs and maintenance he completed in my unit were handled efficiently and without any issues. His dedication to providing excellent service makes a real difference in our community, and I truly appreciate his hard work and reliability.
I have been here six months. The area is lovely and things are generally kept well and the location is very convenient. I have found it difficult to get a response from the leasing office unless I literally walk into the office, which shouldn’t be necessary. However when I do that, they are kind and helpful. It’s possible the office is simply understaffed, which is does seem to me is the case. Other normal apartment issues are neighbor noise (moving in at midnight) and people letting their dogs poop everywhere without cleaning it up.
Some people are very rude and disrespectful towards others. One thing I can say is the workers are awesome and professional. They go out their way to assist the best they can and I appreciate that.

Called their “emergency maintenance” line due to getting lockout of apartment. I was greeted with a AI requesting name and apartment info, which then led to saying their “on call maintenance” was notified and someone would reach out to me shortly. It’s been 3 weeks and haven’t heard anything. Granted obviously I was able to get back in my apartment later that day by calling a third party lock smith, but the lack of response and concern from the pinnacle in that type of situation is crazy.

I love it here! The staff are nice and maintenance is very responsive. The stairways are my only complaint as the walls are dirty and the stairs can be messy at times. Looking past that the apartment is fantastic.

I've been at the Pinnacle since 2013, and I have personally witnessed the changes to the properties - both positive and negative. However, the reason my rating is lower than it usually is, is because I have been noticing a lot of unleashed dogs - particularly pit bulls. I have nothing against pit's, but the owners have to follow the rules like everyone else, and their dogs need to be leashed. It's gotten to where I have to make sure I have protection on me in case I'm attacked whenever I leave my apartment. Also, it's my understanding that the property management company didn't allow certain dogs on the premises - even as 'emotional support' animals. I would appreciate it if the property managers enforced this rule. Other than that, I appreciate that the staff are very responsive, and I can tell they work hard to make sure all of the tenants are taken care of. I also like that the grounds are kept up and cleaned.

I’ve lived at Pinnacle for nearly 6 years now and it’s been a wonderful experience. High ceilings, in unit laundry, access to transit, nature, shops, directly next to the library and urban park—it’s fantastic. Management & maintenance are great. Painless experience having my partner move in with me with their cat. most reasonable rent in MoCo at time of writing, I’m pretty sure. 5??

So far experience with leasing office staff has been good, they seem personable and helpful. Maintenance has yet to respond to requests shared during move in 1-2 weeks ago however and leasing office hasn't followed up to confirm things have been completed. Location is great! Very walkable. Did have a roach in my bathroom the day after I moved in, hopefully that won't be an ongoing issue.

The community is centrally located. There are great locations within walking distance, close public transportation, loads of restaurants. Overall a great place although sometimes there are transient people passing through who are noisy, belligerent, spouting loud expletives. The leasing office is fairly responsive although sometimes things aren’t cared for as quickly as I would like.

The staff out here is amazing. People are friendly and mind their own. The grounds are kept clean, and this is a great place to live. I've been here about 4 months so far and absolutely love it. The location is absolutely perfect. So many restaurants, grocery stores,libraries, all with in walking distance. The apartments are clean and updated, you can't ask for too much more.

Pinnacle is a wonderful, safe apartment community in a great location right in the heart of Germantown center next to the public transportation hub.
