Property Ratings at Pembroke Lake Apartments
I would not recommend this apartment. From the beginning, we have had serious maintenance issues that have never been properly addressed. The air conditioning unit leaks water inside the apartment, and now the apartment is also flooding from rain. Despite reporting these problems, management has not provided a permanent solution, leaving us to deal with water damage and the constant stress of living in an unsafe and unhealthy environment. If you are considering renting here, be aware that the building has major water intrusion problems and poor management response.
The property is very poorly managed. The office is closed randomly during normal business hours and you cannot leave a voicemail as the box is full. The maintenance teams turnover is extremely high to the point where maintenance request sit for months with no resolution. AC being off during the summer months should be a priority but, it is not. The provide a 6,000 BTU portable AC, which is good for up to 250 sq feet, which is severely lacking.
WE'VE BEEN HERE 6 YEARS AND WE'RE VERY HAPPY, THERE ARE A COUPLE OF MAINTENANCE ISSUES THAT NEED TO BE FIXED, THE NEIGHBORS ARE WONDERFUL, WE MADE A LOT OF FRIENDS, THE NEW OFFICE STAFF ARE THE BEST, THIS PLACE EVER HAD, ONLY COMPLAINING ABOUT THE THINGS THAT NEED REPAIRED A LITTLE QUICKER, WE ARE RENEWING OUR LEASE
Lots of water bugs, silverfish, and roaches. I see one every day and they are HUGE!! The apartment they show you at first is really nice but your actual apartment is outdated, rust in the bathtub, leaky faucets, cracked and dirty baseboards, rotted doorways. The bathroom was outdated and the sink painted over which started to peel. Outdated kitchen, flimsy fake wood floors, rotted dirty cracked plaster behind the toilets and on the walls. Rusted bathroom mirror 'vanity'. The 'Boiler room' is FULL OF DUST!! Outside of your door the entrance has cracked cement and cobwebs around your door. Ants GALORE coming into our window so much that we would have to swat them off of us. And my son's room didn't have a screen in his window so he would get HUGE flies in his room. My neighbor smokes weed so guess who had to smell it?! My family and I. We moved here needing a bigger place to stay but the previous place we were in is much better. These apartments have the potential to be so much more but they need to be updated and cleaned up. I'd rather downgrade for a cleaner more updated home without bugs and shoddy renovations. Only move here if you are desperate.
First I want to say is the staff is great. They do what they can to best accommodate you. As far as the building it self and how it has been maintained is horrible. The show room looked great but when I was brought to my apartment I wasn't impressed. With a little time there were bugs everywhere, lots of spiders. The carpet was gross. I had leaks everywhere. Plumbing wasn't great. From drips to leaks from walls when it stormed. Rotting wood at the base of door trim. I had light fixtures that would just fall out of no where (from kitchen to hallway). My neighbors were indoor smokers, so me, my kids all my furniture smelled like ash trays. At the end of my lease they wanted to increase my rent $50 more. The water bill was spilt between the unit even thou I was never home due to the smell of cigarette smoke. I did like the washer and drier. The neighbor hood is all right and most people are pretty friendly. Kids do leave a lot of trash out when out playing. Someone kept breaking the lights out side.

The only reason i gave 2 starts is the location of the apartment. -high rate of payment. -hiding chargers. (See pictures) -Old rusty apartment. (See pictures) -having issues with air conditioning and toilets even when they said they fixed.

I would strongly advise not living here. We have had repetitive issues. Not worth the hassle.
Make sure you put down a security deposit with these people or else when you move out they'll make the most outrageous excuse as to why you have to pay them for certain things that was wrong with the apartment. They're fishy just a head up.
Pros: dog park is awesome. Walls are decently thick for apartments, hardly ever hear my neighbors. Rent has been pretty steady, they don't jack up prices every time I sign a new lease. Bedroom size is awesome, I have 2 bed 2 bath, master fits my queen suit perfectly, not cramped at all. Office policy is no aggressive dog breeds but I've seen a few pittbulls so I think it's sort of a look the other way situation. It's actually really pretty in the summer next to the "lake" and USUALLY pretty quiet. Maintenance guys are pretty prompt and professional. Your own washer and dryer (be warned it's incredibly small and sounds like it's launching into deep space when it's on its final spin) Ac/heat work decently Front office is super helpful. I've always paid rent on time and when I told them I was moving out when my house was built they just extended my lease another few months (most places won't do contracts in anything other than 6month increments) and didn't make me pay the higher month to month rate. I've actually never seen an apartment do that and I really appreciated it. Cons: though the maintenance guys are good I get the feeling their hands are tied in some situations for example my ac unit will leak water which consequently leaks into my downstairs neighbors utility closet, they remove the water and clean but it really needs some sorta repair. There's been a string of breakins lately with people's vehicles. I've been here 3.5 years and this started six months ago. I believe this is something you will find everywhere and isn't a reflection of MOST of the residents. Bugs. Downstairs neighbors have issues with lots of waterbugs (mostly adults, not babies), we have more stink bugs than anything else upstairs. It's close to a lake so bugs kinda come with the territory. They appear indoors more often during seasonal changes. I have seen infestations in other places I've lived and it's nothing like those places. No eggs in your cabinets or adolescent cockroaches scurrying out of site when you open a cabinet or flip on a light. Place is old. Most electrical outlets have been updated for safety but there's other things like our backdoor is difficult to slide open and closed, windows are old and need better weatherseals, etc. All in all I liked living here. I am moving because my husband and I are buying a house. It would be a great place to live alone or with a roommate or with a small family (kids AND pets would probly feel a bit cramped).
I love my new place central air a washer n dryer so I never have to go to a laundry mat yay
Neighborhood is clean , safe, and a lot of parking.
