Property Ratings at Pembroke Cove
This used to be a really nice property, there used to be a top-notch maintenance team, and once upon a time even friendly office staff. Sadly this is no longer the case, the new maintenance team can care less, the supervisor is unfriendly and unhelpful, work orders are slow to be completed and the general service is poor. The office staff has gotten worse every year, and the care of the property with it. The Gym is outdated, having been here many years, I can tell you that no equipment has been changed, the place is in poor condition. The space in the Gym can be used in a much more efficient manner. Privacy is not respected by the new staff and paying a very high rent you are made to feel like they are doing you a favor by allowing you to leave here. There is also gang activity in the complex, since some of the law enforcement that used to live here has moved out, and thugs have moved in. The new security company is also useless when it comes to this. There are characters roaming around the neighborhood that look like extras in a Friday movie. Sadly this once safe and well taken care of property has fallen into the wrong hands. I moved out this December after many years living here and fell very sad for those staying behind in this overpriced and outdated community.

I have been a resident at Pembroke Cove since 2013 and I can tell you that it is a well kept property and the amenities are nice and kid friendly. I have been working with Nancy since I have lived here and she is always very attentive and is willing to get you what you need ASAP. The maintenance staff is very friendly and they get the job done no matter what the request is for the units. I highly recommend Pembroke Cove.
This place was an excellent stop to live, if you liked privacy, a quiet area yet in an excellent location. No longer the case, new management comes up with new rules every week, they like to make threats in their memos and letters to the tenants, she have inspections every other week for one reason or the other, it is a nightmare if you enjoy privacy and do not want to be disturb. It feels like at times they might do it on purpose to inconvenience the tenants. There are constantly neighbors moving in and out due to the strict rules and home intrusions by management. Stay away from this place if you enjoy privacy and feel that paying top dollar rent should entitle you to some peace. NONE to be found here, just memos and eviction threats.
Nice 3 bedroom, 2 bath apartment home in great location in Pembroke Pines, right off Pines Blvd and close to everything. The apartment is well maintained and cleaned between tenants. Complex is nicely maintained as well.
Great place to live, the neighbors greet you with a warm hello. The staff are friendly and attend all your requests quickly. Excellent location close to schools and malls. The perfect place to live with kids.
This is the perfect place to live and start a family!! It's so beautiful and well maintained. It's really nice and quite. The management is always very helpful. It has several wonderful features that you look for in a home. You would not regret moving here and you would definitely want to stay!!
The complex is quite nice with good amenities, pool, gym, tennis ct, etc. The management are nice and maintenance is always quick and responsive. Parking is a bit tight if you have more than two vehicles or use your garage for storage. Oh yes, they have garages. They have high standards and strict rules so be ready for that. The area is nice and is perfectly located for access to I-75 and many consumer establishments nearby. There is probably a waiting list. High marks!
Pembroke Cove has very reasonable rates for the area, a variety of great floor plans including townhome-style and 1-level style, and all include a one-car garage. An elementary school is within walking distance. Just off Pines Blvd, this gated community is surrounded by everything you need, such as shopping centers, malls, a state park that also features a water park, grocery stores, restaurants, and highway access (FL Turnpike is not far, and I-75 is just a mile or two away, but not close enough that you hear traffic at all). This is a very family-friendly, quiet community, with a large pool and relaxing jacuzzi-spa that overlooks a lake at the clubhouse/office, a billiards room, large fitness center, indoor racquetball court, tennis court, dog walk areas, and a playground. Military/police/fire department friendly. Pet friendly. Very well-maintained landscaping and prompt, courteous maintenance staff. We are very fond of Nancy who works in the office, she is so friendly and helpful!

I like the community itself , but i do not like the fact my floor is carpet , my kids are both asthmatic and carpet is their worse enemy , i would of prefer if they had wooden floor or that fake stuff that looks like wood . Also the gym is superb and open 24hrs but the pool and hot tub until 10 pm , so if you work 7a to 7p by the time you get home eat dinner and go to the gym to get a work out it is nearly impossible to go to the pool or hot tub after because by 10 pm the security will tell you that you can not be in the pool or spa . The grounds are well kept The maintenance guys are VERY friendly and knowledgeable . Parking space is Very limited , no space for visitors to park and the handicap parking space are not close to the buildings , that need to look at and fixe .
Pembroke cove , great for kids and very close to schools ! You will find everything close by ! Appartments ; nice , quiet and well maintained. If you go there ask for Nancy , she will do all it takes to make you a happy resident . Maintenance does a great job , issues are solved on the spot and the guys are very friendly and helpful. Great location near shopping, restaurants and I-75. Yet it is quiet and the landscaping is well kept. The office staff is friendly and efficient and the maintenance crew is very prompt. Love having a three bedroom apartment and a garage!
I moved into Pembroke Cove in March of this year and I am enjoying my unit and the community. My neighbors are terrific and my family and friends love my place. Not only are the office/maintenance staff considerate and proficient, they are positively delightful. It it a very lovely and peaceful place to call home. Thank you!!
My neighborhood is excellent at completing work orders in a timely manner. They also follow up with a phone call the next day to make sure we are satisfied with the work done. The neighborhood is clean and quite. We love it so much we plan on signing for another year.
This is an amazing apartment development. The staff is amazing and helpful. Wendy, Melissa and the rest of the staff are very helpful and informative. Ralph and the maintenance crew are responsive and are quick to service all repairs. Very safe neighborhood and friendly neighbors. The amenities are great from the gym to basketball court to tennis courts to the recreational center. I would recommend this place to my closest family and friends. Tell them Hans sent you.
i really like it here pool area is awesome and gym is nice they have a pool table right by the pool area the place is kept very clean there are kids for our kids to play with it feels very safe gated community wendy is so nice and friendly thanx wendy !!!!!!!!!!!!!
This community is a gem. It's small and intimate with a great atmosphere. Close to everything, including major highways & shopping. Great floor plans, well-maintained, outstanding customer service. I knew right away that this was ideal for me. Friendly, responsive, very efficient customer service from Wendy, a consummate professional who helped make the renting & move-in process easy & seamless. The pool and gym are clean and maintained very well. Price is excellent for this location and the units are roomy and quiet. Parking can sometimes be a little tight, especially at busy holiday times, but people are generally thoughtful and accommodating. Pet friendly too!
We are very impressed with the level of professionalism and attentiveness of the staff. Wendy Smellie, in particular, has been a gem from the beginning. Her organization and prompt replies to our emails and requests made our move-in a breeze. We would highly recommend Pembroke Cove to our family and friends.
My boyfriend and I just recently moved here from Michigan and had to find a place over the internet. Wendy was very helpful and accommodating with getting us set up from across the country. The day I arrived was such a relief the apartment is great the staff is prompt and courteous. I am so glad we are here and can sleep well knowing we can call this home. Thank you!!
I have been looking for an apartment to move closer to my job and one that would suit my family. I happen to find Falls of Pembroke to have the amenities i wanted except there was too much circular activities, traffic in and out was too heavy, i was looking for a little more serenity. Pembroke cove caught my attention and my husband and i decided to check. My met Nancy and through her eyes and how she presented the property with confidence and a sense of appreciation of what she had to offer. She did won me over and I had a wait time to move in so it is expected. I was promised carpet and when i moved it i saw lamented floors in the den and living area, i was happier since i had children. Pembroke Cove has been ideal for my family and the amenities is awesome and i truly felt at home. If you want somewhere to appreciate and that appreciate you. The staff is very professional,friendly and always pleasant to help. Take the step and call Pembroke Cove your home. Looking forward to see you soon.
I just when to the office to pay my rent and it was very sad, not to see Ana, so i ask for her, she is been tranfer , i just hope she is doing well, but i know my family and i will miss such a good Person and very caring for resident :(
I really enjoyed living here. It's an older complex. But well maintained and the service is exceptional! When I came to rent last year, there was no availability. But the leasing agent, Ana, kept me on file and called me two weeks later to let me know there was another unit available. She was a blessing to work with and always treated me with kindness. I appreciate that so much and means more to me.
I've been a happy resident for many years, and love coming home. This is very child and family oriented community, and not to mention beautiful. Recently I've noticed a change in the staff. The new addition to the office management has made a big and positive change. I had the pleasure to meet the new manager, Tanya & her assistant Andrina ( very nice and happy ladies). I love the fact that resident events are now being plan for all of us, I had a blast at the Halloween Party, and I know that this one coming up for Christmas will be even better. Just wanted to show my appreciation and share my happy thoughts. I love Pembroke Cove!!!
I wanted to share my experience with other renters looking for a place to call home! I've been living here for several months now & last night they gave us a Halloween party. It was so wonderful, Pembroke Cove became our home & our neighbors became family. Thank you management team for giving this to us, you were all present & participating in the fun...the party was a huge success, food was great & music was great.
I just moved from another state to Florida. I have been leaving at the Pembroke Cove for 2 months already and I have to say that everytime that I request for anything the Leasing Office takes care of the request ASAP. This place is family oriented. They put together and amazing Halloween Party, with DJ'S, gift cards, etc. I do recommend this place. Quiet, close to shopping centers, grocery stores, etc.
I've only been in my apartment for a few days, so I can really only comment on the frontline troops of the complex, and they are the office staff that I've come in contact with thus far. First, Wendy assisted me in my search for an apartment and she was very friendly and personable. She informed me of several options and I was able to chose the best apartment for me. Her easy-going personality was a factor in choosing this particular complex. Next, Ana was able to jump right in and assist me with my needs when Wendy was unavailable. She was very pleasant and professional. I've noticed the way they respond to other tenants and it is very nice to see staff members who know and acknowledge so many of them.
