I moved out of this complex months ago and was charged $700 for move-out costs with no explanation. I have called and emailed several times over the last few months to ask why and for an itemized bill, but never received a response. I eventually had to contact Avenue 5, their owner, directly. Their billing department sent me photos taken after I moved out. The images show a trashed and dirty apartment, which I did not do. I left the apartment completely spotless with no trash, but they are basically framing me claiming I left blankets, pillows, shampoo bottles, and trash. It's absolutely insane that they have to do this just to get a couple hundred dollars. Please do not rent here, I never had a pleasant time in the year I lived here. They have a very strict parking system and charge you for guest parking even. Their staff is not friendly - I once got kicked out from using the amenities because they did not believe I was a resident. It's more worth it to spend a little extra to live in a better quality complex than this one.

Paseo is an excellent community with exceptional maintenance services. Our apartment exceeded our expectations when we initially moved in. With proper upkeep, we haven't encountered any issues with roaches.

Where do I start? I will say the apartment itself is not terrible; it is what you would expect from a 'budget' college apartment: drawers that don't work, scratched floors, outlet covers that have been painted over so many times it is impossible to find the screws, screw holes that have been painted over, you get the point. This is not my issue with the apartment however. My main issues came down to the entire complex being infested with roaches (pest control is "included" in rent, but it is impossible for them to actually service your apartment outside of the twice a year since maintenance requests are seemingly ignored.) When appliances stopped working, people would come to check out said appliance from a maintenance request, but would never fix it. There would be constant water and hot water outages for days on end. They also changed the rent portal halfway through the year which no longer allowed for me and my roommate to split rent, and had to pay via a check every month. (Not a big deal just a minor inconvenience that I think displays their hands off management approach) I probably would have not written this review after moving out except for the fact that 1 month after I have not received my security deposit. Furthermore, I was informed that the room has not even been inspected (even after calling previously and being told it would be inspected that day) and that the check for the deposit cannot be cut for another 3-8 weeks.

the place has a bad cockroaches infestation and garbage piles up in dumpsters. Also homeless can be seen inside the community because the doors near the community gates can be easily open without keys

Hello, We have recently began working with a new pest control company and have implemented new procedures to handle any pest control issues on property. Please come into the leasing office to speak with our team and we can get your unit serviced as soon as possible! We have noticed an increase in residents dumping their personal belongings into the trash containers, and are working with Waste Management to increase our pick up dates to reduce the overflow. If you are noticing people that do not belong on property, please contact our courtesy patrol at 602-283-4827, or contact the nonemergency police.
This property needs a lot of maintenance. They are infested with roaches and have been for years. No matter what you do they always come back. The utilities go out very often as the property is old. Hot water has been out probably 10 times in the last year and most recently my kitchen sink backs up with waste water every time the people above me use their garbage disposal. Would not recommend. The front office looks nice but the actual rentals are awful.

This property has decided to start charging guests who visit. Out of the blue and not in the contract! $5.00 every time a friend or family member wants to visit and park in the parking lot. This parking lot is half empty every single day. Never a problem finding parking.

Frustrating. Living here is like living in a nature reserve for insects that few can tolerate. Roaches, termites, wasps are a common occurrence. Incompetent office staff who’s only concern is getting more leases signed. The on campus maintenance staff are the only reliable staff. No security, only the illusion of security with gates that are rarely functional. There are no security cameras anywhere except at the leasing office. This place is far from luxurious and repainting does not equal an additional $500 price hike on rent.

We had the worst maintenance service in PASEO. The leased unit given to us was unclean and had lot of repairs when it was given to us.

I would like to share my experience with Paseo on University for anyone who is thinking about applying for a residence there. Before applying I looked into the available units that they had and three different representatives confirmed that they had their 2 bedroom, 2 bathroom units available, not just to me, but also to my roommate that was applying as well. We decided to go forward with the application on July 23, 2022 and paid the $312.35 dollars total for the application. That same day as soon as I applied I gave a call to the leasing office to confirm with them that I had already paid my application for the 2 bedroom 2 bathroom, to which they told me that that unit was not available. I explained to them that three different associates had confirmed to me that they did have it available but as soon as I paid they apparently did not have any more. They initially told me a refund check would be issued in 2 - 6 weeks to my home address, and there was nothing else that could be done. It is currently September 29, 2022, almost three months after my initial request for my refund check and I have not received my refund back from them despite having gone to the leasing office in Tempe multiple times and I have talked to the manager in person. The manager mentioned that they issued the refund check back September 1st almost 5 weeks after the day I asked for my money back, but I have not seen any check from them. Every time that I go they tell me that they will give me a call back, which they never do, and I am forced to go in person each time and they have not been able to resolve this and they tell me that once they find out what happened to the check they will have to re-send a new one and that will take another 2-6 weeks. Horrible experience I would not recommend this place to any one.

Paseo is a terrible place to live. Rent is high yet no part of staff cares that you are here. I haven’t had hot water or constantly working lights in my room since I renew my lease and was moved apartments. I did not receive my referral or move-in bonus that was highly advertised and spammed my email the last couple months. Maintenance is laying about fulfilling requests just so it looks better on paper. Parking is unmonitored and grounds are not clean including a broken a/c in the laundry facility.

1255 has one of the best staff & service I have come across. The staff is helpful and patient with the residents unless you are rude or impatient with them. This place is horrific. We see over 50 roaches per day in my apartment. I keep it super clean. I later found out they knew my unit was infested and let me move in with no notice that there were any issues. I’ve addressed this with their staff and while they did “treat” my unit, they did a horrible job and I can’t seem to get ahold of them now. Most of the people I know who live here also have roach issues. Yes it’s cheap but very very hazardous due to the roaches and constant water shut offs.

First impression was amazing, but on the first day living here two bullets were shot into my apartment. It was never completely fixed. Water is shut off at least every month. I at least have a roof over my head, but definitely not worth the monthly rent.

Very poor. On move-in day there were a bunch of people didn't get the right key to their apartments and I had to wait in line for almost 2 hours to be provided with new keys. First day moving in 08/08/2021, all of the drainers (bathtub, sinks) are clogged and had to unclog it myself. The fridge is missing glass surfaces, sent multiple requests, they marked it completed but it's still missing until now. A lot of cockroaches everywhere no matter how many baits I put or bug spray. Within a few months, toilet paper holder started falling off from the wall like it wasn't screwed in properly. The gas burners on the stove keep sinking down because they don't fit properly. And now toilet flush handle stops working because it's disconnected to the flapper. I have sent multiple maintenance requests and just hope they will come soon.

I don't even know where to start. There has been no cold water for 4 months (probably longer), trash and property defacement, insects everywhere, water shut offs at least once a week. I can't get through to management, I am sent to off site call centers and don't get any call backs when I leave messages. I have to go to the office which is not always an option. This place has truly made my life very stressful and it should be shut down. Nothing works, printers and office facilities for apartments marketed towards students? nope. mailboxes???? absolutely not, they're almost all broken. Gym equipment? nah. Gates and gate codes? oh no worries... they just don't tell you them when you move in so you get locked out the complex on a random Tuesday, months after you've moved in. Please listen to the reviews on other platforms too, it is not just me!!!!

Honestly speaking, I really didn't have much issues in spring when I first came here. Everything was good. Work orders were addressed timely. However, Fall has been the worst experience of my life. There is boiling hot water in the bathroom. I literally take a bath once in a few days just because of the fear of getting burnt. The work orders are not getting completed and are marked completed. No one is addressing these issues. The management is unable to do anything about this. As they need to handle so many people complaining over and over again about the same things they often end up arguing with the tenants leaving them helpless. They often argue that the monthly rent is much less than the other communities which is not an excuse I feel to get out of this. If you are charging someone for some service with a proper lease, you should also provide those service. If in any case you feel that you are falling short in terms of finance you can always increase the rent later. And by the way, the charges paid by us are more as compared to the other communities in spring. I am honestly not aware of how much the others charge now.

Not the best place to live but affordable if you are a normal student. Blasting music and parties are some of the things that you might have to deal with. During the monsoon season the water will be shut off sometimes without warning and that happens multiple times a month. neighbors are hit or miss some are quiet and some leave trash on the stairwells and are loud some nights.

its a good place to be if you dont mind a lot of hiccups. good location I just wish they were a little more transparent before signing a lease with all the damages this property had/has.

I am happy to be living at Paseo. The space is great (perfect for someone living alone for the first time) and the amenities are just what I need. The location is perfect for ASU students and people looking to get a taste of Tempe.

Paseo on university is a very nice community conveniently located close to the ASU Tempe campus. I enjoy the amenities such as printers, a fitness center, and pools as well as the large amount of parking available (both covered and uncovered). I have found that when I do run into a maintenance issue within my unit, it takes a long time for anyone to follow up on my request. Nevertheless, for the price, the units are very spacious and I like that utilities are a fixed price/month rather than dependent on your water/electricity usage.

Paseo on University is super inefficient in responding to maintenance work orders. I have to go to the management office everyday to pressure them and yet they still respond in an extremely inefficient manner. I strongly do not recommend anyone to live in Paseo on University and I am deeply shocked when I heard that Paseo on University is completely sold out

They insisted I pull my phone out in front of them and leave one. Living here is terrible I told the front office there’s termites in my bedroom and my kitchen and bathroom is full of cockroaches and they told “well it’s Arizona there’s gonna be bugs” also many many issues with ceiling leaking water and mold.

6/4/21 DO NOT MORE HERE! I just found out they are now only going to have 2 laundry facilities for this HUGE complex. Nothing has changed from the review below. I was hoping to stay until I bought a house . The pool is still closed and now I am expected to hall my laundry across the complex which is usually full. Roaches , my hot water did not work for a week and then it was too hot. They do not have enough staff to get to the issues around the apartment. My neighbors apartment flooded(pipes and tub issues) and they were not going to fix the flooring . They had to go round and round with the front office for months. They also had termites that took them months to take care of in their 2 year old daughters room . It is a nightmare. I would not believe any review that gives it 5 stars...it has to be Botts they are paying for. I have not spoken to 1 person who has enjoyed living here This is the worst place I have ever lived. The roaches are out of control. Maintenance shows up a week later and they wanted me to pay to resurface my nasty tub. Do not move here...!!! The property owners are the worst!. Update now most comforts of home dinner work AC went out, water turned off several times, no hot water and NOW the pool near me has been closed for months. Ridiculous!!!!

My experience living here has been awful. The management team is rude and very unequally trained. Theres no privacy and the staff will tell different residents different things to get what they want. Weve had theft and no one cares. Lost of parties here that are annoying. There are better places to live, the price is not worth it.

Initially, I had a negative experience moving into Paseo but the new management as I am hearing from former residents is working hard to accommodate all of the residents now. They have seriously improved upon all aspects of management and maintenance services. Paseo on University is not a good place to live. While the rent is lower than many places within tempe, it is lower for numerous issues. Living here means dealing with constant construction, cockroach infestation, lack of hot water, frequent wifi shortages, security risks and, laundry machines charge your credit card but ruin clothes, or simply don't work at all. Paseo is not worth the cost it is to live here.

This place is awful, bugs everywhere, the staff could not care less about Covid, giving tours unmasked (while to potential renter is masked) not wearing masks in the management office and when speaking to guests, constant water shut offs, the laundry facilities are never functioning (youll be lucky if you dont have to wash your clothes multiple times), overpriced rates. This should be last resort living. Would not recommend.

This is a great central location for me to reach my school campuses and work. I like the floor plan and the staff has been great with every question I have.

The move in process at Paseo in my experience could have been better if there was more attention to new applicants. I personally feel like if I did not take initiative to come to the leasing office that I would have been forgotten about since the communication about the next steps to my lease were barely brought to my attention. My first impression with the leasing office did not go very smooth but I do understand that they were short staffed to my knowledge. Upon being handed keys, I had difficulty finding my apartment and when I returned to the leasing office for more direction they simply showed me a map which did help me find it but I wish that would have been the first priority. I am still unaware how to communicate with the leasing office through email. I had to enter my first months rent manually which also made me feel like nobody was paying attention to me, a new applicant... I had to call again and ask a representative how much I owe. That makes me feel like they were just charging me a random amount. I should be able to go on the portal and see right away without having to make a phone call every time I need to make a payment. Overall, I have talked to some current residents and they complained to me as well about the poor quality of management even my roommate warned us the very first day I moved in and he is moving out this week because he is unsatisfied with the living conditions. Overall, my move in experience was a mess but I do believe that the management is working on improving for the residents.
