Also known as Midtown, Monroe Ward is a historic neighborhood located in Downtown Richmond. Monroe Ward is home to the famed Jefferson Hotel and several academic buildings for Virginia Commonwealth University, which is located directly west of the neighborhood. Property Ratings at Park Plaza @ Belvidere
I lived in this apartment for nearly two years and had several frustrating experiences, especially with the property manager. Once, my scooter was stolen after I left it briefly in the hallway. I asked to check the security footage, but the manager said I had to file a police report first. Strangely, before the police even arrived, he called to say the cleaning crew had it. He reminded me that hallways are “public areas,” and they take no responsibility for stolen items—even if left for seconds. What confused me most was how difficult it was to access footage to find my stolen item, yet when I briefly placed an old mattress on the trash platform, the manager appeared in seconds. No greeting—just: “I have a question. Why did you put your stuff there?” His tone was rude and aggressive. He somehow knew exactly which room I came from and where I put the item. I felt constantly watched—he even warned me that if I threw anything in “his area,” he’d see it and fine me $150. On another occasion, I asked about a possible issue with my utility bill, and he coldly said it wasn’t his responsibility and told me to figure it out myself. Between the surveillance overreach, double standards, lack of basic courtesy, and unwillingness to help, I can’t recommend this place. Future tenants should be aware before signing a lease.
Whoever runs this place is a LIAR. Worked for so long trying to find somewhere to live this upcoming fall semester. Found an apartment here and talked with them and was promised multiple times that once we put down the security deposit that the place was ours. A few days after putting down the deposit, followed up and was told that it was gone! They gave the apartment to someone else, and tried to say that they attempted to reach out to us about the lease but did NOT at ALL. DO NOT work with them, they will lie to your face repeatedly and do NOT care about you.
My partner and I just moved into Park Plaza earlier this month, and everything so far has been fantastic. From quick responses during the application process, to the move in, to the few maintenance requests we've had so far, everything has been easy, clear cut, and fast. Dale and Darlene are some of the most personable property management staff I've ever encountered, with a special nod to Darlene for entertaining a few stupid questions and helping with everything I've needed help with. The building is clean, in a great location, and secure. The amount of daylight our unit receives is also fantastic, with a great view of the skyline. The walls are thick and the neighbors quiet. You can walk everywhere and the immediate blocks are very safe, with Monroe Park quite literally across the street. Barring any major issues that we don't expect to arise here, we look forward to staying here as long as we can.
I lived here for 2 years (even during the pandemic) and had the best experience. No rodents or bugs or anything like that, common rooms are very clean and well maintained. Staff is incredibly helpful and friendly, during the pandemic they were super understanding of our needs and helped us out. I never had an issue with maintenance, I loved this place and consider moving back (only reason I moved is because this was during college and I moved to another state.)
Management is not responsive. Had multiple emergency’s and tried to contact anyone within the office including Courtesy person and didn’t get anything except an email back almost a week later.
Very lucky to have found the apartment we moved into last year. straight forward staff, good location. maintainence staff is aged, could do with a change. annoyed with them having to come back multiple times to fix an issue. More pros than cons. Good place to live
From the time I put my application in to the time I got my stuff moved in, everything was a breeze. They don’t make you wait 3 days to figure out if you are approved, the communication is straight forward.

The location is perfect, with the proximity to VCU Campus and the lovely Monroe Park. The staff is kind and are always willing to help you with any difficulties. The movie rooms and study/conference rooms are almost always available. It's just a really wonderful place to live.

I wanted something where all the utilities were included but in the end I chose this place for a couple reason. Parking is gated and cheaper than everywhere around here. The same company has had the building since it was built which mattered to me cause I came from a place where the company changed all the time and in some cases the same year. When I called I spoke to darling the lady in the office, she invited me to come in and meet with the manager. He seems hands on and has managed the very few issue I’ve had since I’ve been here and he didn’t try to take all my money like other places. The maintience is the quickest I’ve ever seen with apartment living. I give 4 stars because of the utilities not being include and I wanted new carpet when I come in, washing machine is too small and gym has no room for workout

Out of all of the places I have lived here in the city, this one stands alone. I really like the layouts of the apartments. With the price we pay to live here, it is worth it. Great maintenance staff, great office staff, awesome central location. The security is on point and there is gated parking here. That one was a big deal because I was tired of having to find street parking or pay some large parking charge. 10/10 recommended

My son has been living at Park Plaza at Belvidere for three years and loves his apartment. The property is conveniently located on the VCU campus within walking distance of most everything. As a parent, I like that the building is secure after hours and weekends when the office is closed. Also, the attached parking garage is secure as well. The office staff is always friendly and helpful and know the residents by name. They respond quickly to any maintenance issues we have had which are rare. The garbage disposal died and they replaced it the same day. The common areas are always clean and well maintained. They offer lots of amenities such as a gym, outdoor courtyard with grills, and building activities so you can get to know some of the other residents should you want to participate. The apartments are well appointed with a garbage disposal, dishwasher, microwave, and washer and dryer. The rent is reasonable for its location. I have peace of mind knowing my son is living in a safe and secure apartment complex that is clean, well maintained and in the heart of the VCU campus close to all of his classes.
I am extremely happy living at park plaza at belvidere. The amenities are plentiful. The apartment includes all of the comforts you would expect of a first class apartment...dishwasher, garbage disposal, washer, and dryer. In addition, the building is secure with secure covered garage parking as well. The leasing staff is one of the best features. They are accommodating, friendly and always helpful. The common areas are always clean and well maintained. The complex is centrally located on the VCU campus convenient to classes and nearby restaurants and parks such as Belle island. It is the best apartment complex for off campus housing available at VCU. In addition their rent is competitive with other complexes in the area. I highly recommend it.
