I would think twice before choosing this place to live. Management is rude and degrading. The grounds are dirty. The pool and hot tub are dirty, BBQ’s rarely work. The gym is a joke and there is no longer a business center. No assigned parking you have to pay if you want an assigned spot. Good luck finding a spot otherwise. No amenities to speak of for the high rent. So many new apartments being built close by do yourself a favor and rent there.

We have enjoyed the location of Painted Trails and for the most part things have gone pretty well. The office staff is normally very difficult to get in contact with, which can be pretty frustrating when having a question about rent or money related things.

Nice well kept building. Staff very nice. All maintenance request handled in a timely manner. On-going termite problem but was advised it will be handled on a large scale.

I believe that I made a very good decision to have chosen Painted Trails Apartment Homes as our forever home. I never had any issues with the staff and maintenance crew. I appreciate managements continuous beautification and maintenance of the property such as painting of all the buildings and pavement repair. At the end of the day Im 100% prime time satisfied with my experience living in this community.

With school age children the location is perfect. It's right across the street from one of Arizona's top ranked public high schools. And easy residential walking distance from a great elementary school as well. There's also the performing arts center there as well. Great neighbors and dog/pet friendly.

My experience at Painted trails has been great. Ive lived here for about 5 years. Its a very peaceful and quiet community which is the number one thing I look for. The only thing I would like to see different, is for residents that have been here for multiple years, is for the community to help refresh the apartment with carpet or other flooring/paint ect. This is something I would even offer to help with the cost. Overall, awesome place to live!

I love my cozy apartment! The office returns my emails promptly and I really like Taylor- she has been wonderful to work with. I feel safe, although I wish there was a gate with a code to get in. I have only been here for three weeks but I find the property clean and quiet. I think that management is wonderful to work with and they have been very helpful working with me and little dog that had to adjust to a smaller environment after we moved from our condo into the apartment.

Painted Trails was awesome when our first apartment fell through the day before we were supposed to move. They got us an appointment right away, let us walk the exact unit we would buy (no staged units), and expedited our application no problem! The kitchen and laundry appliances are updated and work very well! The amenities are always clean. Overall a great place to live!

Do not rent here. Here's why. The location of this apartment complex is directly behind train tracks. When asked BEFORE signing a lease, Ashley told me 'you can't really hear them' and 'they usually pass through the day'. Lies. Additionally, do not rent here unless you like scorpions and cockroaches. They will not spray unless you request it a week in advance, despite finding live scorpions. Ridiculous. Do you have a maintenance request? Forget about it. Even though constant requests were submitted to fix our leaking fridge, it was never fixed the entire time we lived there. Lastly, terrible customer service. You're lucky if they answer the phone. Hours of operations on website are not accurate. When they do answer, they are short and rude. The manager is outside throughout the day smoking a cigarrete. I 100% regret living here.

First off you can’t beat the location. Power Ranch is truly, in my opinion, the best part of Gilbert. The staff does a great job keeping the community a delightful place. The apartments themselves are nice and a decent price. I recommend to anyone looking.

1. Property is a mess. Dog poop everywhere... everywhere. Pool is often dirty. Sidewalks COVERED in bird poop. 2. Poor communication from management including signing for your packages and then never informing you they have them. 3. Long time sloppy resident ruins the common area experience. She drinks and smokes right in the hot tub swearing loudly. Staff says she's a long time resident so nothing will be done. 4. Area is so loud you can't sleep with the windows open. And smoking is still allowed here so you may have to close your windows because of that too. 5. If you look at all the positive reviews they actually are about a staff member, not the property, and that staff member was recently replaced. Actually all but two staff members were replaced with no communication from management. 6. Yesterday it appears all residents were slapped with a legal notice that all apartments will be inspected in the next two days. Given, the owner always reserves the right to come into "their" apartment but this is done with zero regard for the resident's privacy, schedule or any other consideration. 7. Zero effort made to build any community among the residents. You are much better off renting a house in a community. It will be the same price as renting at Painted Trails but you'll actually benefit from living near other people and coordinated community activities.
Don’t expect any service from management or maintenance staff. I put in work orders in November of 2018 and January of 2019 and still haven’t received any service. Fitness center equipment has been broken for over a year. Noisy neighbors and parking sucks. All management will do is break promises and increase rent.

Disclosure: I can’t speak for the entire property, but I will speak from my experience living at Painted Trails since July of 2017. THE BAD (and I know the apartment management doesn’t control all of this): The apartment is a little too close to the train tracks. The train blows its whistle (or horn) and it can and will do it while you are sleeping. On the same note, my windows are too close to some of the dumpsters. When the garbage truck comes it is very loud. Neighbors who smoke on their balcony patio. It is that time of year when the cool Arizona air is very pleasant, until neighbors smoke and all windows and doors must be closed. As a pet friendly property, many neighbors have dogs that are very anxious to come love up on my wife (who is allergic) or who bark very loudly. The printers in the community “office” are never functioning and short on ink. Management has been turned over two or three times in less than 18 months. The inconsistency can make communication a little spotty. Also, it seems difficult to find the office open, even during business hours. This leads to long lines waiting when you do find somebody in the office. THE GOOD: Angie A. needs a promotion and/or raise. With all the turnover, she has been the one constant at the property. From the we toured the property to today, she is the one consistent “face” of Painted Trails Apartments. She is very kind and is an advocate for her tenants with upper management. Everybody on this property knows and trusts Angie. Do what must be done to keep her. The property is in the most perfect location. Power Ranch in Gilbert is one of the best neighborhoods in the country and my wife and I love it here. Shopping, freeways, schools, walking/biking/hiking trails all nearby. Neighbors are very nice people for the most part. I have never had any problems outside of the dogs and smoke. The amenities are great when they are up and running. The gym is nice, the office (if the printers would ever work or have ink in them) is good for free internet access. The pool is nice, the hot tub is big. The barbecues (when working) are great. Our apartment is “not updated” but is still one of the nicest apartments we’ve lived in. Good floor plan, plenty of space and we love that we have our own laundry machines in our unit. We have renewed our lease and will likely do so again next year before we buy our first home. Till that time, we will stay at Painted Trails.
My Family has just moved into Painted Trails a few days ago, To Start, We moved to AZ from NY! The APTS are Beautiful! Great location to start learning and get familiar with our New area. This move has been a easy and wonderful experience, Very welcoming and Friendly.Huge Thanks to Angie in the leasing office for making me feel already at home upon our first contact when I called to see if they had availability. My Husband and I had so many questions with moving from NY. She put all at ease and was truly genuine Through the whole process. I highly recommend anyone in search to come to Painted!
We have lived at Painted Trails on 2 separate occasions. Yes, many of the previous complaints about property management and office staff are true, but they have made vast improvements over the past year! The current staff is so helpful and accommodating. They were quick to help us and support our family as we needed month to month living and storage accommodations while our new home was built. I am very happy with the service provided to myself and family by the current team at Painted Trails.

I highly recommend Painted Trails apartments if anyone is looking to move into the Gilbert area. Their staff has continued to be accommodating with anything and everything for the past two years. The facilities and community is well kept with apartments that are well designed to suit anyone's needs.
We have been living here a little over a year and so far have had a great experience. Thalia (The Manager) is the sweetest! Always making sure you are taken care of. It’s very clean and maintenance is amazing about resolving and issues that may arise. The apartment complex is set up against the green belt which is perfect for taking a run or walking your dog. It’s the perfect location too. Kind of tucked away from the busy San Tan mall but, close enough to all the shopping and dining!
This is the best apartment complex with the best staff!! Thalia and Angie made my move in super easy and were very accommodating! This complex has so many little touches that make everything feel like home.
The office staff here are so amazing. The complex is so quiet and has a really soothing atmosphere. Everyone on the grounds are so kind and caring. Any concerns brought up get taken care of right away.
I love it here and been here 5 years now -Location is easy access to everything, amenities are maintained and beautiful, community events, fast response by staff, part of Power Ranch so have 26 miles of walk/bike trails plus 2 lakes and a ton of parks.

I have only lived here for a month so far, but it has been a very positive experience. The last place I rented left much to be desired, and I feel that Painted Trails has performed remarkably well in all the ways my last apartment did not. Painted Trails staff is friendly and informative. The grounds crew do a good job and maintenance is unbelievably quick to respond. Would recommend to anyone.
My family is very pleased with Painted Trail Apartments, its staff, service, amenities, and everything that has to offer. Susan, Angie, and Thalia, not only helped us find an apartment to meet the needs of my pregnant wife, but they also helped us find an apartment that was accommodating to our family. After we have moved in, one afternoon my wife, 7 months pregnant at the time, was bringing some things from the minivan into the apartment. This lady from maintenance immediately came to help her. The next week the same lady from maintenance, showed up to my wife's door, little did she know that my wife was having a rough day, and she brought my wife a small basket on wheels so that my wife could carry things from the car into the apartment. We still use that basket on wheels--as we call it--device. We have enjoyed all the amenities such us the pool, business center, club house, gym, bike trails, and grills. We have also enjoyed all the activities that they provide for the tenants, Fall Harvest Party, a food truck, raffle, news letter and much more. Whenever my wife has put in a maintenance request, they have addressed it immediately. We highly recommend this apartment complex to anybody looking into renting with them.
My family and I have lived here for 3-4 years and we are pleased with the service and staff that we have encountered . Very clean and well kept for the most part.we have a wonderful view from our apartment we just love it.
