Situated in Northwest Raleigh next to William B. Umstead State Park, Crabtree Valley takes its name from the popular mall located on its central east side. Glenwood Avenue, which passes through the heart of the neighborhood, contains several other shopping destinations, as well as several restaurants. But in Crabtree Valley, it's all about the mall -- with more than 200 stores and dozens of restaurants to choose from, this popular store has been a Raleigh staple since 1972.
Crabtree Valley is about five miles northwest of Downtown Raleigh and three miles north of NC State University. It is convenient to PNC Arena, Raleigh-Durham International Airport, and the North Carolina Museum of Art. With a backyard like Umstead State Park, hiking, fishing, boating, and camping are always available. Covering 5,579 acres, this large park has 13 miles of multi-use trails, ideal for horseback riding and bicycling, and over 20 miles of hiking trails.

I have never met a friendlier group of people than the ones who reside here. I've only been living here for a year and everyone I've met has been open and accommodating. They've also been helpful when needed.
It's fun at Overture Crabtree. We have activities every day that you can participate in or you can cool in your apartment. The residents are very friendly and I have made some good friends over the past 4 years.

Overature Crabtree is ideally located near shopping, restaurants, medical facilities, and recreational areas. The apartments are available in a varity of sizes and floor plans. They are bright and modern with ceramic tile baths and marble counter tops, and in unit full size washers and dryers. Pricing is reasonable for the accommodations and amenities. Certainly worth investigating.

Overall I loved the time spent as a resident. The only concern I have would be the lack of sound barrier between apartments. My newest neighbor below me always made comments about the times I went to the bathroom during the night or how she would be awakened by my morning routines. Other than that I always felt safe, maintenance was always prompt and the communication from the staff was great.

Basically I have had a good experience here. Our package delivery service could be improved. Especially food delivery. For the physically challenged, the packages are too heavy for us to carry to our apartments. It would be nice to have a number to call for help if needed.

The apartments are very nice. The one I am in is laid out well. The noise level is much worse than I anticipated. When I enter my apartment I take off my shoes to be sure I am as quiet as I can be out of respect for the person who lives under me. I do this because of the noise I hear from the apartment above me. And it continues throughout the night.

I've enjoyed my stay here except for the placement of the traffic/ambulance/fire engine noise outside. So far, I have not met any resident that wasn't welcoming and friendly. I am particularly glad that I was able to keep my dog. We moved from a house in a quiet neighborhood. So I understand the difference between there and here. Also I've never lived in an apartment before so that is also new to me. Overall, I believe my nieces made a good choice when they picked Overture Crabtree and I would recommend living here to my friends.

It really has been a pleasure of overall living and serving the community here at Overture. Even thru Covid I could see that the staff worked hard to make things as best as they could for the residents. There was about a year or so during my tenancy that I lost confidence in the staff's ability to properly communicate and serve the residents in a respectful and caring manner. Other than that time period, the office staff have been great. My only complaint regarding staffing is that they still have not obtained the level of excellence in maintenence that they once had when I first moved in during 2020. But it is a work in progress. If there was anything that I would change it would be the following establishing a PA system of some sort to make critical announcements, reducing the price of the guest suite, making the apartments more sound proof and for the office to be more aware of the elderly residence that need assistance with anything especially community updates and calendars.

I enjoy the 55plus “active” concept at the Overture Crabtree community. The staff and the residential relationships make the difference in living here and living in an apartment without the amenities offered here …opportunities for residents to mingle and to get to know each other; conveniently placed inside elevators; ample covered garage parking; mail hubs for secure package pick-up; secure pool area, and opportunities to exercise and walk in safety are a few.

Community calendar a good idea but it is too incomplete and printed in ridiculously small font in portrait orientation. Should be bold larger font in landscape orientation.

We print out larger, landscape versions on legal-size paper, and we’re always happy to share extras. Sometimes the emailed version doesn’t play nice with printers, so we’ve also got the calendar rotating on our digital bulletin boards to keep things easy to catch. We’re always looking for ways to make things better, so thanks again for sharing your thoughts!

Mostly my experience here has been very good. I have a lot of friends, there are many activities that I participate in, and the staff has been very helpful. Some of the planned special events with catered food have been a mixed bag. Often there isn't enough food for the people at the end of the line but they are working on it. The location of this community is excellent and close to different stores and restaurants.

The very best thing about living at Overture is the community of friends I've made here. There have been some property issues over the past few years, but things are definitely getting better with new management. The location is super convenient and I really enjoy some of the events.

Would not want to live anywhere else. So many new friends recognize my nickname of sparkle. Everyone enjoys seeing me embroider or paint. I come down often from my apartment or home and join in festivities. The office personnel take an active interest in my well-being and that is a wonderful thing.

Overture Crabtree is a community that offers people 55 and over an exciting new lifestyle! Besides one and two bedroom apartments, there is a gym, movie theatre, hair salon, a big beautiful pool area and many other things for everyone’s enjoyment! Best of all is that you have friends all around you!

Having resided at Overture Crabtree for over 3 years, my satisfaction has vastly improved. Tiffany has been our assistant manager for close to 3 years providing continuity, which is important for active seniors! She is well supported by Liz and Andrea. Our new vending machine provides a wide variety of snacks as well as protein drinks and healthy options. I appreciate our coffee area having a nice variety of seasonal teas. Having the fitness center is a wonderful opportunity to work out, day or night. I enjoy being able to get Tubi and you-tube at our on-site theatre, and our vending machine has movie sized snacks! Package deliveries are occasionally a problem and staff appears more receptive to delivering large over-sized packages to our doors. Our Event Calendar has also improved and I look forward to a painting event. I anticipate staff will continue to be receptive to resident’s needs and wishes.

Overture Crabtree has the potential to be a very pleasant place for seniors whose finances are somewhat limited. It is not elegant, but it is comfortable. There is a feeling of safety and security.
