Complex is nice except for the lack of guest parking and access to my balcony. Have not heard a think since I moved in regarding my balcony.

The past few months have been absolutely horrendous. The fire alarm for the whole building has gone off 6 times since Christmas Eve (afternoon of 12/24, twice on 12/29 midday & evening, just after midnight on 1/15, almost 1am on 2/5, and then another time after 1am on 2/5) causing the whole building to evacuate & the fire department come. There has been ZERO communication from management about anything going on. They've also began construction again on the balconies because they're unsafe to be on. Construction company posted them on their instagram & once Overton Row was made aware, the pictures were taken down. See attached. Only good thing going for this place right now is the location, and there's plenty of places within a quarter mile that haven't had to evacuate half a dozen times in 40 days.

Decent apartments to live in. Close to nearby restaurants and bars in plaza. It gets really humid in the summer so the apartments can get moldy.

Just don't move here. We have lived here for 3+ years and in the beginning it was ok. There were issues and false answers to questions, but now it has become issue upon issue and instead of false answers you get no answers. The newest issue is the fire alarms going off, 3 times in under 48 hours and more times than I can count in the last month and a half. It went off just after midnight Sunday night, I have to get up at 5am for work! The alarms are ear splitting in the hallway. It is literally painful to walk the halls to "evacuate". I feel bad for my cat as she is a rescue with issues and these alarms are causing huge issues for her. It has now been over a year since we have been locked out of our balcony, no new concessions for this. With as slow as they are doing repairs I imagine it will be years before this is completely fixed. They are now working on their 3rd set of balconies in 2 years. We were informed of the lock out 2 weeks after we signed our lease renewal. They offered us $250 off our rent for this inconvenience, 2 weeks after signing the renewal which raised our rent more than $250. I reached out to the office asking them to release us from our lease, or for more money off the rent as our unit now rents for even less than we currently pay. No response. After a month I reached out to Willow Bridge (the new owners) and they ignored most of my questions to say that they will not release us from our lease and will not give us more off our rent. Renters here let their dogs relive themselves in the hall and elevators. The grills are disgusting, I asked 2 years ago if they could be cleaned or have the heating elements replaced and they responded that the grills work fine. When we first moved in one of the doors you have to use your fob on to get in from the garage wouldn't latch, I put in a service request and the response was "we are waiting on a part to fix it", 3 years later they are apparently still waiting. This past summer people tried to lay at the pool and were covered in construction dust because it was also happening on weekends(starting at 8am). To top it off they seem to have stopped normal maintenance. We have not had our air filter replaced in months and it is disgusting. This use to be a bimonthly thing they would just do, now I assume I am going to have to request that this be done. If I could leave this place today I would. The location is good, but it is not worth all this.

So initially I loved my apartment. Then the construction started. So when I moved in my tour didn't go past any construction so I had no idea there was an issue. I didn't know that other residents didn't have balcony access till I started talking to them. No one in the leasing office even commented on it so I had no idea till I was locked into a lease. I had balcony access for just under a year. Then I renewed my lease. Right before the new lease was set to start they called me to let me know I would be losing access to the walk-up balcony and that all my windows would be covered in a thick paper while they completed construction. The compensation they offered is barely anything compared to the issues caused by construction. They offered the standard discount for losing the balcony and then a whooping 50 dollars for losing access to my walk-up. Nothing was received for losing all my windows and when I asked about a storage unit for my balcony furniture they offered a pathetic discount. My houseplants are all withering away from the windows being covered. The construction noise is unbearable and I had to specifically ask the construction workers not to use my electricity because they were using the outlet on the balcony that I no longer have access to. No comments on when it'll be done or why it's being done. Also, the fetch package service is a nightmare. Amazon doesn't refund any lost packages that get sent to fetch and the packages take an extra 12-24 hours after delivery to reach my door. Replies from the office are slow and sometimes require multiple follow-ups. My ac unit has gone out 5 times now due to a crappy air conditioner unit and poor design. One of the times it flooded my entryway and I had to call emergency maintenance. The only good thing so far has been the maintenance guy that comes to fix it every time. Guest parking is always packed because of people parking there to go to Thirsty Beaver. They recently added a gate that took away one of the spots and no reason was given for why that happened. If that fills up you have to pay 6 bucks for your Guest to park on the top of the garage. There are piles of dog poop along the back road that never get dealt with. My washing machine sucks and breaks if I try to wash a full-size comforter and I was told that it was "oversized" and that I need to take it to a laundry mat. Overall, if you're considering moving here, save yourself the trouble and just don't do it.

Great place to live! They host awesome resident events, and you're able to meet like-minded residents. Also, love the amenities that this place offers for pets.

Awesome service and super efficient management! The location is just perfect and every time you need something, someone is there for you. Very clean complex!

From its location and friendly staff, I love most everything about this community. My only issues are with the limited guest parking and my locked balcony.

I have enjoyed living at Overton Row. The leasing office and staff are responsive. At times, communication is spotty on building updates, but overall I have had a good experience.

I have been eyeballing these apartments since I first moved to Charlotte. The start to the end of me leasing an apartment was absolutely wonderful. The staff is extremely nice and a pleasure to work with. The building is beautiful, clean and smells amazing! My neighbors are sweet as well!

Great place to live. Location is awesome. The amenities are great. Very clean and the staff is excellent. Maintenance request results in one day.

Staff is always very helpful and considerate. Maintenance is top notch, requests are always answered very quickly. Apartments are very quiet, not too much noise travels between apartments.

The staff is amazing. This will be my second year as a resident and so far a good experience. The area is phenomenal and the amenities are great.

LOVE IT HERE. The pools are nice, gym is accessible. Neighbors are generally helpful and friendly. No complaints! Only issue is the elevator keeps breaking down

The community is very nice and well maintained. The staff is very helpful, responsive, and friendly. I was initially concerned about being right next to the train tracks however, the building does a great job dampening the sounds.

The complex is everything I was looking for. I knew about the balcony closure before moving in, and as someone who loves being indoors, a rent concession was great news for me! There are so many details in my apartment that I keep finding and loving. The neighborhood is perfect and I couldn’t be happier.

The perfect neighborhood! Great shops, restaurants, parks, and neighborhoods nearby. The building is nice. A little bit dark and smells a bit strange in the hallways but overall loving OR.

While we have only been here a short time, the leasing staff is top notch and the community is friendly and welcoming! We have no regrets over picking Overton Row as our new home!

Having a great time so far! We love how dog friendly the area is, as well as the pool and the gym those were two musts for moving into a new place.

Living here has been good, I wouldn’t say great as there could be improvement made to communication regarding various things that have taken place during my time. Other than that, you can’t beat the location.

The leasing and onboarding process were great and Sarah made everything so easy responding to my near countless emails. First couple of days have been excellent as well. Lots of friendly residents!

Clean, welcoming and inclusive. There are so many more word I could use but this has been the most welcoming apartment complex I’ve ever lived in. From the neighborhood to the neighbors to the leasing office - all amazing

I’ve lived here for 3yrs now! I love it here, & wouldn’t imagine living anywhere else. Very close to the city, vibrant neighborhood, they do community activities, & the management is good & responsive. Which is VERY hard to find!

Office staff and maintenance staff are great. They are very responsive. I just wish I could use my balcony. It was locked right when the nice weather came

Too many good things to note, but the front office staff and service workers are always on top of things! The moment I put in a request, I know they’ll be over the next day or day after without fail.

Very happy with my apartment and the service. Maintenance was quick to resolve or remedy any issues. Plaza is very walkable and I feel safe living here.

Fruit flies, ants, no access to balcony, insanely rude leasing, service representatives... so many things don't know where to begin. Getting a couple weeks notice that my balcony would be closed indefinitely is the whole reason why I chose the apartment I did is absurd and not knowing when I will regain access or have to deal with construction is unsettling at best. This is the stuff nightmares are made of when you rent an apartment.

I really like the apartment community. The building is great- I love my unit. Things are well taken care of, I have a lot of space, it’s quiet and safe. The building is large which has it pros and cons, long hallways and big parking garage. We are right beside train tracks. My only wish is that we had a good place for bike storage! Totally recommend this building, no place is perfect!

Fair rent for the area, noisy complex though as its directly on the street and beside train tracks. Amenities are okay and parking is never an issue

Love the unit and building is very well kept. Leasing staff and maintenance are so helpful and nice. Being in Plaza Midwood is an huge plus. Absolutely recommend!

I love living here but I’m afraid I’m going to have to move. They are locking my balcony for the foreseeable future to do facade work. The last time I saw this work being done on the building I had to look at scaffolding for almost a year with very little work being done for months at a time. I love my apartment because it’s bright and I can see outside while I’m working. If they were going to only take a few weeks I’d be ok with it but so far it’s not the case. I’ve lived here for 2 years and the spin room has been closed all of those 2 years for renovations. I’m not sure what’s happening with these things but it’s the only real issue. I understand the work is done for safety reasons and I would happily stay if I had a timeline for how long they will be working outside my apartment but I’m worried it’s going to be another year and that’s not acceptable.

I have lived at Overton Row for a little over a year and have loved every month here. I’ve never had any issues with maintenance requests or cleanliness issues of the common areas. I feel safe and comfortable living here. The only problem is there is a persistent drain fly issue in the warmer months that many residents deal with- I was told it has to do with and issue deep in the buildings piping system but you can request the exterminator to come as often as needed to treat so that makes it manageable.

This place has been great so far! No complaints except I wished the gym was 24 hours. The building is quiet with not many loud and nosy neighbors.

Coming up on two years at Overton Row and still enjoying the community! Really impressed how promptly the property management staff replies to all maintenance requests and it is done right the first time!

Overall the building is good and my unit is nice. The response from maintenance on any issue is also very good. Very friendly staff and always willing to help.

I have lived here for over 3 years and have had a great experience - no issues with noisiness or management. The staff and maintenance teams are amazing and super helpful - anytime I have any issues arise, maintenance is quick to come help and fix any problems.

I've lived in Overton Row for 2 years and have found it to be a very positive experience. The building overall is very well run and maintained, and the staff are personable, responsive and competent. And the evening gatherings organized by Mike and Julia, with support from the staff, are fun and foster a sense of community.

Good faculties, maintenance keeps up with repairs and service requests. The pool is nice in the summer. The gym has most everything you would need but part of it is closed.

So far I love it. The management team is phenomenal and friendly and make me feel right at home in this new city. Moving in was easy and the community events are so fun.

A good apartment to live in, it is fairly clean and renovated. Safe and quiet place for young professionals or students. Location is great and close to most things.

I have lived at Overton Row for a few months now and really enjoy it. The community is clean and the leasing agents are always very helpful. Check this place out if you are moving to Charlotte!

The office is amazing and so helpful. Everyone is always willing to help whenever needed. We love our home and the locatio! Would definitely recommend to anyone!

Loving the community so far! Helpful management, quick assistance with the basic questions, and an overall high-quality environment with plenty of amenities.

I've lived here for over 3 years and it's been great. The leasing team is helpful, the maintenance team are quick and friendly, and the amenities are good. Public areas & hallways are kept clean, and most issues with the building (elevator maintenance, etc.) are dealt with quickly. Guest access isn’t very convenient (you can buzz guests in from the visitor parking door, but they can’t get into the main building without a key fob). The package delivery service is hit or miss and can be inconvenient if you pay for expedited shipping or services like amazon prime. That’s an extra fee to get all your deliveries late, which is annoying when there are amazon lockers downstairs. Overall it’s a good place to live if you like being close to the city and don’t mind noise (the train runs right behind the building, which doesn’t bother me much but may be disturbing to others)
