Property Ratings at Overlook at Lakemont
The “affordable” rent is a trap. Hidden costs will hit you hard: > Utilities average $500–$550/month for a 2B2B (confirmed by multiple tenants), thanks to inefficient heating and overpriced water/sewer. >No free parking at all for new tenants and you will be forced to rent spots for ~$100/month What you get: >No elevator, dim lighting, low ceilings, outdated bathrooms, and zero soundproofing. >A property management team that’s dismissive at best, negligent at worst. As for amenities? >The gym is a graveyard of broken machines. >Game room and pool have been closed for over a year, with empty promises of reopening. I’m beyond relieved to be leaving. Don’t fall for the pricing—you’ll pay far more in stress and hidden fees.
Over the two years I lived here, my power constantly cut out or had the circuit break simply for having the toaster and microwave going at the same time, or my computer and microwave on at the same time. I experienced my power cutting out well over 150 times. Then they also raised rent $400, and I still experience the constant power cuts. Not worth the price tag, especially if you use a beefy computer.
Maintenance staff are very fast and did a great job even in weekends. Leasing staff checked on the completion of the service. Mia is really great, from leasing process to everything else.
Apartment seems nice at first but then will quickly deteriorate due to the low quality refurbishments. They are constantly upgrading the area which becomes bothersome. These upgrades are such poor quality and pointless. Consistent 300 dollar minimum rent increases every year. Terrible parking. Gym with mediocre equipment that never gets restocked with paper towels or sanitary wipes. Inadequate dumpsters so garbage is always overflowing resulting in a rat infestation in the area. Overall, for the high price tag you would expect high quality and good service but instead you will find the opposite here at Lakemont. Avoid this place.
I honestly do not have a lot of negatives to say about the complex itself. It's a lovely location, and the price is reasonable (Really cheaper given the amenities) overall, even for a tenant who left a bit crossed, I still had an overwhelmingly positive stay. My only advice to management would be to update the apartments, especially the electricals. I left precisely because of this. I could barely run a hairdryer let alone an AC and with recent heat waves, this was a health hazard to my family. To the new management, AMC properties, I think the extensive renovations and maintenance work were positive starts nonetheless, understand that these may cause harm to some folk, and be a bit more empathetic with concerns. Bitumen and paint for two weeks are horrid smells to bear and not even a lease clause will override the landlord's obligation to shield tenants. More stringent enforcement of non-smoke policies would also be great, especially around the kid's play areas. Overall, good place, with good facilities, and a complex worth staying in given the price.
The place is good to stay as the rent is cheap. However the community needs to be renovated to stay at par with other apartments as well as instill cleanliness

It is a peaceful and quiet community. I love that so many trees surround us. My wife and I have been here for almost a year now. It is a well maintained property. We always have our maintenance issues fixed in a prompt manner. We are impressed with the spped at which maintenance responds. The neighborhood is great to walk in. We never had a package stolen. The staff is very friendly and willing to help.

Overlook at Lakemont is an excellent choice for an apartment. You live in the city but your environment feels more like in a suburb. My drive to downtown is only about 15 minutes. The apartment is recently renovated, clean, pet friendly and the common areas are well maintained. The management staff are actively involved and the maintenance department is responsive. We've been renting here for almost 3 years and we are satisfied and enjoying our stay.

If you want quality and peace this isn't the place. The management lies and rips you off from the get go. Quoted one prices then charge more on both rent and parking even though I had it is writing and email the price then when it came time to sign they wouldn't honor it. Noisy with dogs howling and dropping bowling bowls at night, Haven't gotten a night of uninterpreted sleep yet. Dog poo is every where. Poorly maintained units with peeling floors, expose wood and unfinished painting and chipped counters. The place came ready for Halloween with spider and cobwebs. (shouldn't share that they probably charge extra for decorating)

When you first toured with us at Overlook, the team let you know that pricing does change daily, and to lock in the rate you are quoted; a deposit does need to be paid to hold the unit and application ran. Additionally, you were provided with a handout detailing all rentable and pricing with carports listed as $60 per month. Unfortunately, with apartment living, we are unable to promise complete quiet. The team did previously speak with you about your concerns and communicated how noise could travel due to the wood plank flooring. However, for any noise considered outside normal apartment noise, you were provided with the courtesy patrol number; and it was recommended that you call them in the evening when any noise issue occurs so they can address it at that time. In speaking with Courtesy Patrol, they confirmed they did not receive any calls from you for noise disturbances. We do apologize for any times residents have failed to pick up after their pets. The Overlook team has sent out several reminders to residents about the importance of cleaning up, and the maintenance team walks the grounds daily. We would like to connect with you at your earliest convenience and discuss your concerns and submit any necessary service requests for your home. You don't have to live in this apartment complex. You deserve better. I hated living there: cockroaches, broken appliances (e.g. dishwasher for 3 weeks), and continuous disturbance. Management is incapable of handling neighbors that smoke on the patio, do drugs on the playground under our daughters' bedroom, scream and shout non-stop. Music, loud enough to shake walls, will be your new lullaby, and management is not going to do a thing about that. You deserve better.

For my 2 years here at Overlook at Lakemont, I had a great experience, no complaints. But since I have moved into a bigger unit here Ive noticed that Im not valued as much as I thought. My new unit had a foul odor throughout the whole house including the outdated washer and dryer. I asked management if I could just use my previous washer & dryer from my last unit I lived in for 2 YEARS and they said no. I asked if Im able to rent and up to date washer and dryer and they still said no. So now Im left with a washer that has no place to put my fabric softener or bleach and it reeks of something I cant even explain. I also had a remote to my ceiling fan in my old unit now in my larger unit theres no remote. Stains on my mirror that maintenance ignored as well as my stove clock lights going out. I cant even read the time. The list goes in with my issues in my new larger unit. I had high hopes for overlook but I dont think I will be staying another year heres
The move in was easy and the property management team has been very helpful with making our move in experience great. The finishes in our home are beautiful, there are beautiful trails so close to the property, and its overall a great location. Alexis the property manager is quick with responding to emails and is extremely helpful, so is the maintenance team they are quick to respond and very friendly. Before moving in I read some reviews about the parking situation, but we haven't had an issue by our apartment complex. Overall great living space even our cat loves her new home. :)

Overlook at Lakemont has a very good location, close to i90 and has a grocery store in walking distance. Management cant resolve continues issues with loud music playing past midnight and smoking on premises by neighbors in our building for months. I would not recommend this complex because management is extremely unhelpful when there is any unexpected situation. It took 8 months to fix broken mail boxes which continued to be vandalized. When our dishwasher died - it took few fix to replace dishwasher. And it was not installed properly from the first time.

We know that with everyone at home now, noise can be an amplified issue. The Overlook team has reached out to neighbors to make sure noise volumes are at a minimum, and we are glad to hear from the team that the issue has not continued. For after-hours noise complaints, the courtesy patrol is available to be called as the office is not in, or you can also call the non-emergency police line as well. When the mailboxes were first broken the team immediately contacted the USPS, but unfortunately, they were not able to come out until two months after the fact, at which point it was discovered the mailboxes had to be replaced. We sincerely appreciate everyone's patience during that time, and while the team was accepting mail in the office for residents to pick up we are happy to confirm the mailbox replacement has since been completed in February. Anytime a maintenance item takes more than one try to resolve can be frustrating, and in looking at your work order history we see that there were three separate requests for the dishwasher that were closed out soon after they were placed. If you have any outstanding questions or would like to discuss any concerns in further detail, please do not hesitate to reach out to the office and they will be happy to connect. Well managed and maintained. Quiet family oriented community with lots of trails and parks nearby. Top notch appliances and finishes.
Good maintenance throughout the property and very prompt response incase of service requests.
Overlook has been a great find for me as far as apartment layout and surrounding area. The staff helped make my move in process seamless and as I find minor things wrong during my first couple of months, they have been quick to respond and take care of the issues. The complex is well maintained and I hear landscapers here regularly. Even the pool is kept clean despite the fact that we weren't able to use it due to COVID. There is always parking right outside my apartment and my apartment is quiet even though I have neighbors upstairs. I have been very happy with my decision to move here and hope to be here for several more years.
Moving during a pandemic is hard. The property manager and staff went above and beyond to make my move and transition as painless as possible. The apartment is beautiful. The community is very well maintained. I would recommend Overlook at Lakemont to anyone looking for a new apartment home.
We have been residents at Overlook at Lakemont for a couple of years and really enjoy this location. The complex is well maintained and managed, offers many amenities for all ages. This is a prime location close to shopping and I 90, with unique access to trails and nature.
Not worth the money to live here. Quality of the apartment is poor. The office staff is great!!
I've lived here for over a year now and have never had such helpful and quick responses from staff. Any issues I have have been addressed almost immediately. The apartment and community are also super nice, with beautiful wooded hiking trails surrounding it. I don't normally write reviews, but I have had such a positive experience here, and negative experiences elsewhere so it's worth sharing this information for anyone trying to find the right fit in a community.

Living at Overlook at Lakemont Has been a breeze. I have no complaints.
Overlook at Lakemont is a beautiful property with newly renovated and spacious units. Perfectly located in nature and close to all major shopping needs. Friendly staff and amenities make this place a great community to call home!
Overlook at Lakemont is amazing. Just signed my second lease without hesitation! The staff is top notch and so easy to work with!
Place looks nice, staff is friendly.
The renovations were what sold us. Of all the apartments that we shopped that day, the updated units at Overlook were the nicest.
Do your research. See this place many times during the day and at night. It is not all it seems to be in the mornings. It is ok but very messy when you look around during trash day.
Office staff is wonderful, very helpful! Quality for the price is terrible.

I dont think I have any good comments unfortunately- The place is very well located but the management ruins everything.
Apartment itself was nice and modern feeling. Living in the complex was stressful and expensive. Cannot stress enough that parking is a huge problem.
Beautiful area to live
The maintenance team doing great and professional job.
The property is park like and well kept. There are lots of trees that provide for bird watching. I have even seen wood peckers. The air quality is excellent and smells sweet like maple syrup. The sunrises and sunsets are beautiful! The management and maintenance crew are caring and responsive. Excellent school district.
Staff are friendly and helpful. Whenever a concern has come up the Staff and Property Manager, Alexis, have stepped in to provide a fair resolution, which is much appreciated! Grounds are maintained and clean too, which makes for a nice appearance! Thank you guys!

I'm going to be honest, at first this place did not impress me. They had an issue with the calendar and regretfully forgot about my move in date. BUT the Property Manager has done above and beyond everything she can do to help me feel at home. She has taken extra lengths to make sure that our unit is working great for us. Sometimes all it takes is some patience and communication (something I think these other reviews didn't do) The area is absolutely beautiful. You'll get in shape quickly just by walking everywhere if that is what you choose. It is a large complex but in the natural setting, it's great. The units themselves are super modern and the complex is constantly making improvements. The only thing that's tricky is parking but because we're in a park, the complex cannot make more space. You can purchase a space but I've usually been lucky finding space. I would highly recommend this complex. It's a great taste of the Pacific Northwest and close to all it has to offer. We love it here!

What can I say about this facility... our roof leaks and has not been fixed since moving in. Luckily it only happens when it rains really hard or snows a lot. Keep in mind it’s been 3 weeks since the leak. There never is a place to park. Recently implementing a tow and parking pass policy in the last few months hasn’t made it better. People still park in red fire lanes and do they get towed? Nope! The dog waste situation is the worst! Recently after their internal survey they state they will put more receptacle and bag dispensers around the facility. That sounds great, if that were only the problem since even right around the dog bag dispensers there are piles and piles of excrement. After stepping in poop one too many times I was upset spent an hour picking up waste with the green bags provided. Contacted the office staff and requested to speak to manager. After being “screened” by the other staff member I stated I was calling regarding the excess poop everywhere. Of course instead of transferring me per my request she wanted to get more detail. Um....how is that not enough detail to get me to whom I want to speak to! So I explained that I picked up the waste for them and if someone could get someone to pick up all the green bags I just made for them. I was informed that it wasn’t their responsibility but the tenants job to clean up. Hmmm.... it’s my job as a tenant to clean up trash on the grounds!?! Yeah I don’t thinks so. It would have been one thing if she apologized and empathized that yes they know it’s a problem. No this employee now has made it my fault and my responsibility making me even more upset. My advice in the end...LOOK FOR A DIFFERENT COMPLEX!
