I have enjoyed living at the Outpost for a couple years now and will be staying another year. The staff from the office to maintence as well as the managers have been nice and helpful when needed. Staff/Maintenance have been quick to respond to any issues I have had in the past. Would recommend if you want somewhere close to campus to call home.

My son moved in this year and has said good things about the complex and staff. When my wife and I visit during football season the shuttle to the stadium is a plus! Good amenities. Would recommend as a parent for your child that wants to live close to campus and a decent price. My son will be staying another year.

I have lived at the Outpost for a couple years now and have singed another lease for my last year at Baylor. The apartments are close to campus to walk but offer a shuttle to campus. The apartments themselves are nice and spacious. I have made some friends at some of the community events they have through out the year, They offer good amenities especially since some of the updates to them. The staff and management are nice whenever I need something as well as the maintenance people are quick to respond to any issues that may come up. I would recommend to students needing something close to campus and affordable.

Note this is NOT a student-only apartment complex. First of all, this apartment complex is not that safe. There are always people not from the apartment complex parked or loitering outside, especially toward the back of the back building (6). It also always reeks of weed. And car-breaking & theft is common at night. Secondly, have had multiple issues occur during my time here. For example, the building I stayed at was left without AC for HOURS during the summer, and it was impossible to get in contact with ANYONE (they never answered their phone, including the emergency phone). Items in my fridge and freezer had to be thrown out since it was that long before electricity came back, and we never heard anything from management regarding what had happened, what they did to act on the issue, or even to just apologize.?? Also, you don’t get a say on what building or apartment you’re placed in. This is common for nearby apartment complexes that have a high volume of student residents. But if you’re placed on the third floor and/or facing the pool you will get charged a fee. Again, you don’t have a say on where you are placed, and relocation fees are $300 even in transition periods (between move-in & move-out), so returning residents are being charged more to change apartments than new residents (application fee is just $100). Also, don't bother with calling the office. It is a joke how many tries and how long it takes to finally get someone to answer the phone.

I lived at the Outpost from 2022-2023. During my ten-month lease, I had countless problems that the staff never dealt with. My apartment was dirty and disgusting when I moved in, I had 5 leaks throughout the year that I had to deal with because maintenance wouldn't come by, the pool was closed from March through May (the end of my lease), the basketball hoop was broken for 4 months, and much more. On top of it all, I got charged a cleaning and painting fee that I know isn't even conducted on the apartment because mine was dirty when I moved in. If you live here, get ready for terrible service.

The apartment was okay, but be prepared to pay out the nose for "cleaning" when you leave the apartment. Total joke and extortionary. How many hundreds of dollars does it cost to remove one small command strip from the wall? Get ready to find out. Find a local landlord and rent there. Don't let your student live here. Not worth it.

The size and price of the apartment is fair. And the amenities like the pool and gym are okay. It all seems very worth the price. The problems arise in how it is ran. Every single resident was just charged this month for renters insurance through Assurant Insurance even though many people have their own separate renters insurance, but WE have to be the ones to call the insurance to have it taken off of our bills. We also have had maintenance issues that took them 4-5 trips to fix something simple. They have lost a couple of packages for me and my roomates which none of us had ever had a problem with anywhere else at any other apartment. This place really does have great potential but in how their systems are ran it creates chaos and miscommunication that causes these management issues. Hopefully it gets better over time, and from what I’ve heard; a lot of the staff, including management, are pretty new-so maybe it’s just a matter of time until they get a rhythm with their system. But for now it’s been a circus and I’ve heard from many different residents of their poor experiences with the management here. Definitely hasn’t been worth the cheap rent so far.

i have been emailing back and forth with the manager about getting into an apartment, she has been very helpful through out the process. i also went to tour about a week ago, and it is a beautiful place!! and has so many features. and the apartments are very up for date!! overall, i love it!!

If I could give this no stars I would. They switched managers multiple times while living here and each made false promises to me that ended up causing me so many extra fees and charges. Also if a manager leaves and they replace them, everything that was said/promised to you is now void. There pool was never open and always green, the power would shut off if I used the stove and dryer at the same time, I had neighbors who would get into fist fights constantly which they did nothing about, people would leave beer cans everywhere on the lawn and overall I did not feel safe. Can’t express enough how horrible my experience was living here! I even moved out a year early because of how bad it was but had to pay the entire year bc previous management promised to help me sublease the place and never did. Every time I would call and check they would say “oh you moved out?” As if they had no clue who I was... I wouldn’t recommend this place to anyone ever.

As a long standing resident, I love this place. The renovations bring a nuisance of apartment aesthetics. Maintenance does a wonderful job at making sure any problems are taken care of in a timely manner. The amenities are always nice and in a presentable manner. The residents keep the volume to a minimal level and respect the quiet hours.

Office staff is useless. moved into an unlivable apartment and they never did anything about it. Clearly not cleaned or inspected before changing of tenants. A lot of things they said they would do never happened. they act like they're willing to work with you but they definitely are not. Maintenance and landscaping might as well not exist. You'd think it would be cheaper to live here because of the cheap finishes and poorly done renovations, but it is not. You can find much nicer places for much less. I wouldn't live there again even if my life depended on it.

I love living at the Outpost! I've lived here for two years and have never had any issues. They finished renovations this past summer and they look amazing! The staff have always been helpful and I never had a bad experience with maintenance. Their prices have increased, but anyone should expect that for the new renovations they have and they are actually a great price for all that you get!!

When I moved in, my furnished apartment was missing pieces of furniture. I was told then that not all apartments come with all the furniture, and I'd have to bring my own furniture to replace the missing pieces. After complaining about it a lot, they finally brought me the furniture after several months. The renovations were also left unfinished (the flooring is unfinished, didn't have a toilet paper holder, baseboards were left ripped off the walls), my apartment was mostly uncleaned (my mattress wasn't cleaned at all - noticeably - and they told me to clean it myself), the dishwasher didn't work and was filled with disgusting water and mold, the blinds didn't work so people could see in, my front door lock didn't work, several doors didn't close, and they didn't paint or repair the walls. The sinks are shallow and the fixtures are gross - they look like they got them on discount 30 years ago. My kitchen sink doesn't even touch the countertop - water drips down under the sink if you spill any. Almost every maintenance request I've ever submitted (there's been a lot) has been canceled or marked completed without actually coming to complete it. It took them a week to fix my AC, then it took them a week to fix my heat (it stayed 60-63 degrees in my apartment for a week), it took them over a week to fix the alarm in my apartment to stop it from going off continuously day and night. Twice when they've come by without me home, they've left my door unlocked - once they put a note on my door telling me (and everyone else) that they left it unlocked because they couldn't find my key. When they replaced my gross dishwasher (after several weeks) they didn't bolt it in, so it fell forward and hit my leg. They came back to put it in correctly and blamed me - saying that I had used the wrong type of dish soap. (So - watch out, cascade packets can apparently unbolt dishwashers) I pay monthly for reserved parking, but they DO NOT ENFORCE reserved parking during "events" - so, during the entire first two months after move-in time, during Baylor homecoming weekend, during the first couple weeks of classes, during move-out times, etc., anyone can park in your reserved spot and you'll usually have to park pretty far away from your apartment. I've lived here 6 months and my power has gone out 3 times. The patio windows will also add to your heat/cooling bills. There are other apartments that are comparably priced that respect their residents.

Me and other residents constantly have to beg management to respond maintenance requests. I waited over a month while asking management over 10 times to fix my washing machine.

I would not recommend living here. I lived here for 2 years (2015-2017). Honestly it wasn't that bad the first year. The management was kinda slow and the people in the office were annoying but it wasn't too bad. they do yard work 3 days out of every week it seems. Be prepared to be woken up at 8 am every saturday. Also the apartments are a bit messy, my roommates door is so busted (we didn't do that). The day we moved in, we were missing light covers in the hallway and they said they would give them to us by the end of the week, and TWO YEARS LATER we still don't have them lol. kinda unprofessional. The gym is small but fine. They are ALWAYS out of cleaning stuff, so if you're afraid of germs you'll have to bring your own. Also some of the machines are regularly broken down or breaking, so that sucks. But then 2017 came along. Aka the apocalypse of the Outpost. New management came in, and so did the new arbitrary dumb rules. You can only pick up your package between a few certain hours. They will send out a text saying "you have a package come get it at your convenience" but when you go "at your convenience" they won't let you pick it up unless its their "package hours". I worked, meaning I couldn't get them during their hours. Meaning i had to ask my roommate to pick up all of my packages. Then the horrible renovations started. I cannot describe to you how bad (and ugly) it has been. They could not care less about who is currently still living here. They have made us live out of boxes, take everything out of all cabinets, clear off all counter tops, etc. The workers broke some of my stuff and I had to email the manager THREE TIMES to get a response. Then he wasn't even apologetic, very curt and short. They are expecting me and my roommate to take EVERYTHING OFF OF OUR FLOORS. I am moving out in 30 days, and I asked if they could wait for us to move out and they said no. So inconsiderate and so rude. They will tow your car from a place you are allowed to park without permission (which is illegal), they will come in whenever they want, they will force you to do things just cause "you're on the property". But things they should ACTUALLY FIX, like the TERRIBLY SLOW internet, or the trash everywhere in the stairwells, or the gym, they completely ignore. I am not one to leave nasty reviews for things, but I really wanted to warn people not to live here. Take your hard earned money (or your parents) elsewhere.

The new management of the Outpost is greedy, incompetent, and disorganized. They are putting residents through MONTHS of needless renovations, making them essentially move out of their apartments for days at a time with the expectation that their floors or countertops will be redone the following day, but then they are chronically behind schedule. The residents are not compensated AT ALL for this inconvenience, rather the rent is increasing next year. These renovations are meant to attract new residents by making the apartments look more modern. DO NOT FALL FOR IT. The apartments are shoddily put together, appliances break down EXTREMELY often and if the maintenance encounters a chronic problem they can't fix, they simply ignore it. Other reviewers said the maintenance gets to the important stuff pretty quick...they don't. My SMOKE ALARM has been broken for weeks and I have put in multiple work orders and no one has so much as come to look at it. Our dryer does not have a timer and will run constantly until turned off, which is a FORE HAZARD, and again countless maintenance requests have been ignored. Instead of painting outside walls and replacing carpet with fake wood, the Outpost should invest in new appliances, or maybe INSTALL A GATE so no more cars get broken into. I repeat: DO NOT LIVE HERE.

Would NOT suggest living here. Without too much detail, the Outpost has forced entry into multiple apartments to make "renovations" during the school year and big test weeks for me and my roommates. Prior to the floors being renovated, we received an email the NIGHT BEFORE telling us to have all our belongings packed up and moved out by 8 AM that next morning. This is extremely unreasonable and a huge inconvenience. After renovations in my apartment were finished, the workers did not bother cleaning up the messes they made, leaving saw dust covering our counter-tops, screws and other hardware on the floors just waiting to be stepped on. Right now, the hallway leading up to my apartment contains 2 moldy filters (about 1ftx1ft) that have been there for over a week and don't look like they will be cleaned up. I can't imagine the air surrounding is healthy to be breathing in. Furthermore, the staff was very rude and unwilling to compromise when I expressed my annoyance at their treatment of current residents. Additionally, The Outpost has had THREE changes in management during the same school year. It has been very annoying trying to get some of the problems with my lease/rent payments worked out with the management since there haven't been any constant employees working here.

I have lived at The Outpost for two years now. It's a very spacious apartment and great appliances. They put in a new dog park a few months ago. The maitnence can be slow sometimes but they get around to the important stuff pretty quick. Being non gated can be a drawback sometimes. Random people from Waco will show up at the pool, basketball court, volleyball court, etc. The On call Officer takes care of it a lot of the time. All in all its a pretty good apartment!
