Front office does not promptly respond to the issues that residents have pertaining to the apartment and bills associated with the apartment. For the high price of rent I would not recommend this facility to rent.

Good place to reside because it is quiet and clean.

They changed management and this place became less pleasant to live at. There’s little to no engagement with the community & management’s ability to prioritize issues is poor. If that’s your goal, management, you’re doing a great job. I won’t endorse people paying these prices to live in mold infested apartments with poor management.

the renovation was nicely updated when we moved in. very comfortable floor and apartment layout. spacious parking. supermarkets are not far away. very responsive and attentive staff. quick problem solving. convenient process of concluding a contract

The community is great! Smaller than most but that’s a good thing. I’ve met some really friendly neighbors and there’s never a parking issue. My dog loves the area and the dog park is so close to my unit.

The best new management team! Ashley is hands down the best property manager since I’ve lived here. One of the most caring and helpful people that I have met and has always resolved issues I have had quickly. Fred is also an awesome head of maintenance and a great guy. He is always friendly and has always been very diligent in getting any issues resolved as fast as possible.

Orion has made many wonderful upgrades to the community that are really nice.

So far I have no issues with the new owners or management company. I have lived here going on 7 years and have loved it so far. Mainly due to the neighbors I have become close to. Maybe just have a suggestion box for tenants to make suggestions in besides just complaints.

I am always happy when Maintenance has to take care of me.They are very efficient and helpful.

Management is friendly but the rental rates aren't.

After living here for one year (moved in because of affordable rent), the new management company wanted to raise rent significantly and require renter's insurance (another added on expense). They built themselves a fancy new office at the expense of their tenants, yet no one is ever there working. The phone was completely disconnected for months and now that it is back, they rarely answer. Snow removal in the winter is abysmal, and the recycling area is constantly overfilled.

Do not rent here. The new management company is useless. They do not answer emails in a timely fashion whatsoever. They are not in the office when they say they should be, and when you call, they say the property manager will handle this (he is not onsite and never responds quickly). The buildings often smell of weed and cigarettes, and they will increase your rent significantly after the first year.

The new management is very approachable and friendly. They worked with me to change apartments and were patient and helpful with all my questions.

Overall I am very happy to have professional people running this complex. I would recommend living here to anyone who asked.

wish I could give this place 0 stars! DO NOT MOVE HERE it’ll cause you more headaches than peace. First off, you’ll end up using all of your paid time off from your job just to be at your home so they can do multiple bug exterminations that don’t work because they don’t follow the required follow ups to get rid of the bugs or unit inspections for 2 days from 9am-5pm because they can’t tell you an estimate time or day that someone will be at your house. Second, they have been working on the new office building for almost a year now… 1 itty bitty office building taking this long? Something doesn’t seem right. I wouldn’t depend on those new amenities being available to residents anyways because nobody is ever in the office building. Their office hours say they’re open, but two lazy people who don’t like to show up for work are in charge. Third, no grills… at least make that rule mandatory once you provide the entire complex with community grills. Until then do what everyone else does and grill on weekends when office managers are gone. Fourth, I understand the frustration with dog poop everywhere on the premises. (Last property manager had the maintenance man pick up all of what wasn’t picked up) It’s okay to fine dog owners who aren’t being responsible, but to put a mandatory rule that your dog must only use the bathroom at the dog park is ridiculous. If your dog is caught relieving themselves on the big open field towards the front of the complex you’re looking at a $200+ fine. A dog park is suppose to be a place your dog can run around, play catch and enjoy themselves similar to a child at a park NOT for them to use the bathroom quick because 2 other people are waiting in line at the gate so their dog can use the bathroom. Fifth, if you choose to live here you’re now dealing with the most unprofessional property management around. They manage another property in the south suburbs that they also ran down.. like give it up property management is not your speciality. Sixth, they are money hungry… every single notice issued via email always includes 3 words … “FINES WILL APPLY” I wonder how rich us residents would be if fines applied to them for all the times they’re not in the office like it says they are. Seventh, simply do not rent here.

Management will force you to give permission to enter when not home on a random date if you want your old breaking down apartment fixed. They do NOT care about you OR your animals that could get out. I moved in and there have been 10+ things that were broken when i got here, and I'm still finding new things broken that i didnt break. They will also send you to voicemail when you are calling concerned about if they cancelled a work order or not. Dont bother asking about it, they will lie and say they were not in the building when you called, even if your neighbor saw them send you to voicemail. I only called because they did not call me back as promised. Lied to TWICE in ONE day. As for the YEARLY inspections, they will only notify you 5 days ahead, and then try to go in the room they promised not to. My animals would have gotten out if i were not there. I would give this place 0 stars if i could, management is awful, the apartments are OLD, they will spend ALL their profit on renovating a new office instead of caring about you at ALL.

The management is terrible and also keep your deposit for no reason. This has happened to 3 of my former neighbors where they do this on purpose, just small enough to where you won't sue because court costs are more for filing. It is a disgusting place to live and roaches are everywhere.

This is the worst place to live . The managers are never here so if you need to do laundry or ask about anything don’t bother. Also if it snows and you have to work don’t plan on it for a couple days cause they don’t take care of the property. This place is horrible , overpriced , DO NOT MOVE HERE .

Property manager is never in office and doesn’t even hold the required license/certificate to be a “property manager” what a joke!

Since the new company has taken over this place has gone downhill fast. Never in the office to answer phone or let people fill the laundry cards and with no cash option for laundry just means that the tenants as screwed. Go elsewhere.

The management company is the worst. They will not communicate with you. The buildings are incredibly old and the fire dept is here all the time. I am moving because of the headaches they cause to me and my neighbors. There is a mass exodus happening within a few months.

Takes forever for them to fix anything and when they do it is not fixed right. And don't ever be late on your rent. They charge $50 late fee plus $10 a day. What a way to kick a person when they are down. LATE FEES on top of late fees. They claim to be pet friendly but you can't have certain breeds plus they charge every month for your pets. Pets are family, they don't make you pay extra for your kids every month, why charge extra for pets and then tell us what breeds we can have and can't. This place use to be nice but it has went down hill.

I’ve been here a couple months now and everything has been a breeze. The people in my building are friendly. Apartment is clean and roomy. The move in process was easy and Jennifer has been extremely helpful. Maintenance crew is polite and my one minor issue was addressed immediately. I don’t hear other apartment noise from my apartment. Very pet friendly with a pet park the dogs seem to enjoy. Dogs are always leashed and seemingly well behaved. Definitely recommend this complex.

I have lived at Burton Grove Apartments for over 3 years now. I have never had any problems and management has always been very cooperative if I had something to get done. The Property Manager is one of the big reasons why I wanted to live there, she is very helpful and friendly and kind and sweet to everyone. I love the fact that the Owner is a hands on owner . That means a lot to me. I am also older so it is important to me to feel safe where I live. I most certainly do at Burton Grove. I would recommend moving there to anyone who asked me. In fact I have.

Ever since the new management has taken over there has been vandalism. 3 cars keyed in 1 month and management has done NOTHING! Mold in the bathroom and management does nothing. Holes in every door from the previous resident, was told they would be replaced... never happened. Same thing with the scratched and damaged woodwork. NOT WORTH the money.

Cockroaches in alot of buildings and they dont do anything about it ! We have so much proof and multiple different pictures of them not only inside our place but in the hallways and we showed them but they dont do anything. Nice people work there but careless about the people who live here. Dont recomend living here at all.

If I could give zero stars I would this place is absolutely terrible. I would never recommend this place to anyone. The leasing office is awful they never help and there are a lot of problems that need fixing. The apartments are infested with cockroaches and broken down. They are old and in very bad shape. When you bring up a problem it takes constant reminders for anything to be done. DO NOT LIVE HERE.

I live here with my daughter I am taking care of my granddaughter while my daughter works at the apartment complex that we live in his new maintenance man we did have one I don't know what happened to him but he couldn't really fix much they hired somebody else and he showed up one time and never came back to fix everything that's been broken we've only lived here for two months and it's just horrible my daughter works full-time I can't work since I'm watching the baby I'm trying to find a weekend half but at my age it's not going to be easy watching my granddaughter five days a week and working weekends and this would help so much I am 57 years old I'm going to be 58 next month my ex-husband won the lottery how lucky won't help us oh well if I win this I would be the luckiest person in the world it would help so much right now we don't even have enough to eat every penny goes towards rent I will say my prayers thank you
