Property Ratings at Orchids of Carrollton
Property Management We’ve been residents at Orchids of Carrollton for almost five years and had no issues until the new management took over. Since then, their practices have become increasingly unreasonable and tenant-unfriendly. A prime example is the towing policies—they are strictly enforced with no consideration for extenuating circumstances, such as severe weather, which has led to unnecessary stress and financial burden. Communication has also declined under the new management, with little effort to address tenant concerns or provide clear guidance during emergencies. This drastic shift in management style has diminished the sense of community and made living here far less enjoyable. If you’re considering this property, be cautious and aware of the current management’s policies. Long-term tenants like us have noticed a significant decline in the quality of service and resident care.
I have lived in these apartments for over 15 years and I have to say this has to be the best management and maintenance I have ever experienced. I have lived in Carrollton for over 40 years and Imelda in management has made this place feel like home. Whenever I have put in a maintenance request it has been done in 24-48 hours.
The complex is now on their 3rd head maintenance tech because the they quit due to the office manager rudeness. Pool - Closed quite often, due to maintenance issues. Spring/Summer - Wasps are a constant yearly nuisance Winter/Fall - Squirrels in the walls Washer/Dryer - located outside on the patio storage area. Laundry/Mailroom - Entry door has been broken over 2 -1/2 years. Windows/Walls - Widows are single pane. Neighbors conversations/sounds, bugs, and smells all come through.
The staff of this property is very unprofessional. The Property lacks maintenance! And on top of that their fees are high. It takes forever for the maintenance people to arrive and help with anything. If you must rent an apartment here, make sure you get your own utility company right away. Do not let them add you to their default utility company else you might be paying higher. I will not recommend here to anyone. Good luck!
The property manager and staff has been very good to me. If I have a question are any issues with apartment, they're on it. I would recommend any single or small family person whose looking for a nice community in the Carrollton area to come check out the Orchids of Carrollton before looking at another property.
Orchids of Carrollton is a peaceful place to live. I'm Gratefful to Mgmt. for accepting me to this community and that I have a decent place to live. Mgmt. (Imelda) and Assistant are very caring of residents and give great customer service. Maintenance is great as well. The Location is very convenient with access to shopping, freeways, parks and restaurants near by.
The property manager is extremely rude. They put a notice in my door for $98. I called to see why they stated it was for not signing the lease I said I never received anything to resign. She verified she was sending it to the incorrect email address and that it would be waived. Yet I still get a notice on my door and the property manager hung up in my face.
Management is great, the apartments are nice, and the landscaping/property is beautiful.
If youre looking for a beautiful place to stay with friendly people, children friendly, adequately priced then choose this property! Weve been here a month now and Ive already met 2 very nice neighbors and my 5 year old son has already made friends here as well! Management listens to your request and responds immediately. Best apartments Ive ever lived in!!!!
This community is very clean and quite.The staff is friendly and our maintenance man,Freddy is very good at fixing everything.He always is quick to spot the problem and gets it done quickly and efficiently.
It is an affordable place to live, but needs much upgrade with appliances and bathrooms, closet glass sliding doors.
I have one of the best Managers right now. About 8 years ago I had a great Manager, I didn't think she could be topped. Wrong, my new manager is Great!

This property is clean and staff is friendly. I was happy with the pet policy. So hard finding a pet friendly community. Any maintenance work has been done efficiently. I also like the location.

I like this community. The leasing staff is friendly. The grounds are kept up, not like some apartments that claim to keep up with their landscaping. Safety is very important to me and this community is located in a safe area. There's always sufficient parking for residents which is a huge win. No apartment is perfect so there's a few minor esthetic issues like paint wear and tear, but that's always subjective. Overall if you're looking for a community that's not gauged in price, peaceful, and friendly then I would recommend giving this place a try first.

This is a great property in a great area. Easy access to the turnpike. The office staff namely , Stacey, was very attentive to my needs. I am looking forward to my new home and would definitely recommend this place to others.

When leasing 2 things .. inform clients of the train.. had valuable pictures ruined due to vibration. As well as when detects are noted in the walkthrough. Fix before occupancy. Not looking at them 9 months later. I should not come to you. You should come to me..
I love this apartment community because it is quiet and has a very homey feel. The pool and common areas are always sparkling and now that the laundry room has been renovated the property is so pleasing to residents. No matter where you live on property you are close to a trash drop off. The location is amazing in such a central place to major free ways. The management is exceptional and make it a great experience instead of a chore to visit the leasing office.

My apartment is good but they definitely have a couple of easy problems that can be fixed. Such as, better service with maintenance and better security a little. But that's about all besides that I love it here. Things I look for in homes are looks and great neighbors.
