Do not move in into this place. It is terrible. They misrepresent the building. They don’t announce the hidden fees which you end up paying when moved in. Hidden fees are for gas and electric in the communal spaces. Electric bill for communal space exceeds my personal electric bill twice - and I work from home and have TV and electricity on during the whole day. This is insane! You end up paying for all the people who don’t want to watch TV at their homes and come to the lounge area. TV in the lounge area is on and working 24/7. Leasing office treats you terribly. They avoid any sort of issues and “play ball” once you come with On my way! Issue. Building manager is absolutely rude and her client management skills are non-existent. The team never knows what is your GL balance in terms of rent balances. The GL can have erroneous charges. Or the leasing team “forgets” to post any discounts like free month and you have to be diligent and check everything to the penny. Terrible terrible building.
This is a property that I would not recommend for anyone. The quality of living has significantly decreased within the last four years of me living here. While the cost of living there has increased significantly, along with utilities, the amenities available do not correlate with cost.
The staff and maintenance team have been super helpful and friendly! I love how secure the building and garage is.

Hi there, we regret your most recent visit with us was not up to the standards we strive for.
Within the span of one year, there have been two fires, a flooding that damaged the property of people living in the 4th floor down, and elevators that were non-functional for over 2 months. There was no acknowledgement or attempt by the property managers to win us over, just kept charging rent like there was nothing wrong. The car garage has been open for pretty much my entire lease, and still hasn't been fixed. Every night during the summer, people that weren't even residents would come and use the pool for pool parties. Some of my neighbors have very loud arguments in the middle of night, or play music all throughout the day. The only positive is that it is close to the metro, but beyond that, this place is not worth a penny.

While first of all the apartment are so amazing and spacious and modern everything u could imagine u have here gym pool enteraining areas awesome voews of the city and u are around many restaurants and night life. The baseball stadium is near by like i said what not to love oh and the staff are so helpful and kind. THE ONYX IS ONE OF A KIND APARTMENT COMMITTEE U WILL NOT BE DISAPPOINTED COME ON HOME U WILL LOVE IT AS MUCH AS I DO OR MAYBE MORE.
2-YEAR UPDATE We just moved out of Onyx after two years and the only reason we did is because we bought a house, otherwise we would have stayed. I've moved around a lot and lived around the world and the DMV. The Onyx is one of the best places I've ever lived anywhere. Residents were all friendly and courteous, never had an issue with any of my neighbors and you can't hear anything through the walls or floors which is definitely unique in apartment living. The quality of the building itself is great, the roof is nice and peaceful, and I love the updated grill area. I checked out a lot of other buildings in the area and I know that some of them have MTV cribs style amenities but they also had a frat house vibe and very thin walls. This place was also by far the best value for money I found in the neighborhood and our rent stayed the same year-over-year. Unusual in the DC area. The thing that really sets the Onyx apart from the competition is the level of service they provide. From the moment we started looking at apartments there until the day we handed in our keys, Arlene and her team provided excellent service and made us feel at home. Receptionists always know your name and apartment number, maintenance requests are handled quickly, any questions/concerns are resolved promptly. I highly recommend this building. Thanks for making what might be our last rental experience ever the best we've ever had!
I cannot day enough good things about the staff, management and property. They create a warm welcoming environment for residents and guest that you can’t find elsewhere in the hustle and bustle of DC. They go out of there way to make sure your needs are met. My family comes to visit and the concierge are always very friendly. Nothing but raving reviews from me and my first year in DC. Thank you Team Onyx!!!!! Strongly recommend!
Likes/Loves: I loved the quietness, the staff, the closeness to Navy Yard & Bolling AFB, the convenient parking garage attached and the Rooftop! Navy yard also boasts of a great variety of restaurants to walk to so that's also been really nice. Onyx is literally in the middle of everything you need Metro (Navy Yard stop is right out the back and front door), Two Grocery Stores, CVS, DMV (Department of Motor vehicle), Coffee/ Breakfast shops, Post Office and plenty nail shops, cleaners and hotels) you literally never have to leave the neighborhood. The common areas in the building are also well kept and not busy as one would assume. You also get to relax without staff monitoring you like some complex's. The tenants are awesome too! Everyone speaks and truly treats you as a neighbor and are respectful of one another. The building is pet friendly and that's just what I've encountered....friendly pets. Dislikes: It's a booming sports neighborhood so I hated the parking and traffic during NATS game season. Its hard to have guest over during game season because parking is a mess and extremely expensive. Also check rules for out of state tags for street parking. Staff: Literally the best group of professionals I've encountered while renting. Please believe all the raving reviews you read about Ms. Brown the property manager... she is truly unheard of and the best in this business and takes exceptionally great care of residents and the property! Georgia is also very nice, patient and accommodating. She assisted me with various things and remained patient and professional each time. There were so many rules and things to consider when moving but Ms. Brown made the process so seamless. When it was time for me to move Georgia and Ms. Brown helped me tremendously!! You wont find a better management staff than these two. Let me not forget about Theresa, Ciara, Charles and Tammy..... they are the best 24 hour concierge staff a company should have!!! So pleasant all the time they make you feel like family Haha. Last but not least the maintenance staff who are always so prompt and accommodating. They literally fixed any of my work orders within 24 to 48 hours. They are also very nice guys and are always respectful of the hours they come to fix things. I work from home a lot so they check to make sure its ok to come in without disturbing me. I appreciate this.
I have been at the Onyx about a month now and am really impressed with how helpful the staff has been in assisting me during that time period. Every single person here knows what they are doing (which is rare in my experience) and does it with a smile. My unit is great at keeping sound out from outside and the surrounding units. The rooftop is comfortable and the Metro is right around the corner, with many restaurants and other amenities within walking distance. You need to check out the Onyx if you're looking in Navy Yard.
My move to DC was quick, and I had to find an apartment without seeing it first. I read great things about the Onyx and the pictures looked great. I spoke with Arlene for about 5 minutes, and knew I was going to choose the Onyx. Arlene and the Onyx staff made my stressful move so easy, I can't thank them enough. She made herself available to answer all my questions, went out of her way to make me feel comfortable signing a lease sight unseen, accommodated what I needed for my move in, and really just went above and beyond what they needed to do. As for the apartment and complex, they're great. The common areas are always clean. I frequent the gym, pool, and espresso machine - huge fan. My apartment is the perfect size. I really love everything about the Onyx!
Onyx is my first apartment building in DC and it has been a wonderful experience to date. From the start, my roommate and I were welcomed by the property manager, Ms. Brown, who helped us find the apartment we wanted and made us feel welcomed immediately. The unit is spacious and clean. The maintenance team resolves issues the same day you notify them. And the rooftop pool is perfect for weekend relaxing. And to top it all off, the staff are friendly, attentive, and make a point to get to know you. Ciera, the weeknight concierge, is friendly, funny, and a joy to see after a long day of work. I love it here! I have been here for about a month and couldn't be happier with my choice of address. I looked at several other buildings and felt this one had the best combination of location, price and amenities. It checked off everything on my list. I was looking for a 2 BR, 2BA with balcony. I also wanted a pool, workout room, 24 hour security, storage and parking. The layout totally works for me, my fiancé and his two boys. The apartment is well appointed and quiet. The staff here are what really makes this a great place. The manager, Arlene, is fantastic and I love the staff at the front desk. The maintenance staff is great too. This isn't just a place to live. It's a home. Thanks Onyx staff!

Arlene is a one of a kind She was able to accomplish each of my special needs requests with warm accommodations and was happy to do so .. I find that to be most important to kno that management will follow up with you from email and phone response Arlene and staff thank you . I have live on other properties and have never had such an accommodating experience from concierge with Warm greetings and professional manner not hesitating in assisting me soon as I walked in for a tour no wait ! from Maintance offering to assistance in opening the door for me directing me to front desk making sure that I was taking care of how nice . The building is beautiful and calm well maintained and very clean . I enjoyed the tour I am elated . the Onyx is the best !
The entire Bozzuto staff here has a fantastic attitude. I moved in with my then-soon-to-be wife four years ago. The building feels like home. The staff sincerely care about the quality of the experience of living here. Literally the entire staff -- from Arlene Brown, the property manager to Sandy, the lead concierge, and the other concierges as well, and the wonderful maintenance and cleaning staffs -- are friendly, professional and responsive. They know residents by name. Maintenance requests are taken care of within 24 hours. The building is kept incredibly clean. Clean towels are always available in the gym. The concierge handles all packages and deliveries with aplomb. In short, it's a fantastic experience living here.

We have lived at Onyx for over 2 years now and love it. It is in a great, up and coming neighborhood, has great amenities and is in a perfect location. That said, the best thing here are the people. The entire team is fantastic, from Arlene, to Sandy, to Tammy and the Mikes and more. We couldn't be happier.
I recently moved into Onyx On First after realizing I'd made a big mistake moving into a different property upon first arriving in the DC Metro area to start a new job. I learned an expensive lesson about new DC housing construction.. they are building them cheap and fast. While the new building popping up all over town look amazing, they are wood-frame structures with virtually no sound insulation whatsoever. Paying $2000/mo only to be kept awake by elephants stampeding above my head and loud TVs and stereos from next door neighbors just wasn't working for me... but Onyx On First has saved me from what was a quickly escalating level of frustration. Onyx is a solidly constructed, concrete structure with double insulated walls throughout. This means the noise of the construction in the Navy Yard/Waterfront area is unheard inside your home and the TVs, stereos and walking/stomping of your neighbors are not heard either. Most times, I don't even know I have neighbors. The 24 hour concierge desk at the main entrance is also a great amenity as I can pick-up any packages delivered for me when it is convenient for me and not have to rush home from work to get there before business hours end. The proximity to the Navy Yard-Ballpark Metro station is another amazing perk to living at Onyx. The entrance is literally right out the back door, on the same block. The Waterfront is a great place for walks, dining and hanging out and Nats Park is a few blocks away. I'm looking forward to enjoying all that Onyx has to offer over the coming year (and hopefully many more!).
The Onyx on First is a great building with nice amenities--including one of the nicest rooftops in DC. Above all, though, the staff is outstanding--always friendly and welcoming, and always helpful.
