While living at Heritage Place Apartments I've experienced issues with pest and rodents. Other tenants have also advised rats have been an issue while staying here. Therefore, I would not recommend this residence.

So I've been living here for a few years now and I love it. However the issues I have with the complex is that they tend to have bug problems and in the summer it gets up to 80-90°f inside with what little a/c there is.

Close to everything you need and you can walk everywhere if needed. The staff is awesome and very responsive.

The apartment is just right for myself and 2 children. There was an issue with bugs when we first moved in, but I let management know and pest control got it taken care of, right away. After three weekly treatments, we stopped seeing any bugs. The apartments are well kept & quiet. Parking is always available. I've had an overall good experience here, so far.

I love living here. I feel safe and it’s in a great location. The office personnel are wonderful and kind. My only issue is that my apartment gets up to 80° in the summer and that really should not be that way. This is the only place I’ve ever rented and that had air conditioning that was not effective.

The only issues I had were that there were random drifters always waling by my apartment number 714. If there had been a fence on that side so people couldn't just cut through, it would have been more peaceful. Also we kept getting wafts of marijuana smells that seeped into our apartment. Truck drivers also took up 2 parking spots which was a pain for parking. I loved the maintenance staff and the managers. It was mainly the other residents that were the issue and the neighboring area. Mud was also a serious issue. Drifters would wipe their muddy shoes all over our patio and door. I definitely don't recommend that individual Unit of 714 unless you like the smell of smoke and mud everywhere with drifters walking around. The overall complex was great I just wish we had been in another unit.
The only thing I'm not fond of is the sheer amount of random people walking through my hallway due to the community not having a fence or border.

Thank you for your great rating and recommendation. We have added partial fencing and there may be additional in the future. Although pedestrians can cut through our property instead of walking around, we have been fortunate to be in a great location with minimal negative activity.
The maintenance guys come the same day you request something and some times within the hour. The people in the office care about your needs and do everything they can to make you happy.

Fortunately that facility is one of the few commercial business directly by our community. With all nursing homes, such as the one nearby, there will always be the semi-regular presence of first response units to tend to their emergency medical needs. It is uplifting to see how quickly and efficiently McKinney emergency services respond to those in need.

Heritage Place is fortunate to stay very highly occupied and our pricing is based somewhat on supply and demand and we still stay very competitive with the market. Our goal is to make sure that once you move in, that we provide the customer service and care you need to make your home a place you never want to leave. Other communities with low occupancy or poor customer service may have to offer lower pricing just to keep up with the amount of residents they are losing.
I would recommed this apartment community. Margie is wonderful and very professional with grwat understanding of our needs. Maintenance has also been wonderful. Once we put in a maintenance request, they respond quickly and have great skills fixing things.

McKinney is a very prosperous and growing city and although pricing tends to go up all over, we have generally still been able to offer better pricing than most of the McKinney and surrounding communities.

I am truly sorry to hear about the issues you mentioned. As unfortunate as it is that unforeseen incidents can occur anywhere, it is uncommon for these types of things to occur at Heritage Place. We are very close knit with our fantastic residents and the wonderful McKinney Police Department to help stay proactive in preventing onsite occurrences. I think the shirtless man has moved on to greener pastures.

Heritage Place is (for the most part) a quiet neighborhood with a unique variety of tenants. The staff is incredible with many issues I've had since living there. With that being said, the same issues needed to be addressed many times and although inconvenient, Heritage Place staff was very diligent to ensure my needs were met. A little overpriced for the quality of appliances and amenities but overall not a terrible area. McKinney PD is often called in the area and because of that they have police officers nearby at all times (or at least, very frequently). The property manager is doing renovations and updates to uphold the quality of the apartment complex, in turn will probably raise the rates but as the DFW Metroplex grows, so will the rates of apartments in the area. I lived in a dated apartment and paid a little more than I would have liked to but it was overall not a bad area.

As we move into 2018, I feel that the issues that you mentioned may be resolved through the renovation process. Our experienced maintenance staff is fantastic and generally completes service requests with same day service as you experienced. I hope you consider Heritage Place again in the future.
