Property Ratings at Mosaic Dallas
I have been charged between $174 and $443 a month for electricity when I am gone and all of my electronics are offfor 75% of the day. 3 of the 4 elevators are broken most days of the week. The jacuzzi has been broken since I moved in 8 months ago. The gates to the "secure" garage have been broken and wide open for months. The resident office has been used as the leasing office for 4 months while they made renovations. Now that the renovations are done, they closed the resident office. Service requests take a month to fulfill. The hallways constantly smell like weed. Look somewhere else.

If I could give ZERO stars I would! I currently live here in the Mosaic since August 2022 and I can officially say it's the worse experience I have ever had. I'm a pet friendly person, however I don't like stepping outside of my apartment to the smell of urine and poop EVERY SINGLE DAY, with urine and poop in the halls and on the elevators (unsanitary and health risk)! Since moving here, we have ongoing issue's of phone lines down, broken elevators (CONSTANTLY), just yesterday the water was shut off ALL DAY and that's not the first time this has happened and on top of that was asked to turn the AC off in the HEAT, I have an elderly Mother that lives with me with health issue's!! Christmas 2022, was a disaster for me and my family because the heat was off. We had to move all of our gifts and personal items to a hotel and had to stay there for a week because the building was FREEZING. Yes the apartments reimbursed me for the hotel stay, however it was still an inconvenience to go through this around the Holidays. To top it all off, we can no longer have groceries or food delivered to our door, we have the inconvenience of having to go downstairs to meet the delivery person (what if I was sick?)... FETCH, what a joke and another inconvenience. I'm starting to hear of cars getting stolen and broken into, how is that possible if the garage is secured?? I pay a lot of money in rent to live here at the Mosaic and its not worth it at all. I have emailed my complaint to the Manager, no help there and I have also called Corporate to speak with the Regional Manager (Travis) with no return phone call to date. My next step is to call an Attorney to see what my options are at this point; I would like to get out of this lease without having to pay the outrageous fees that was quoted to me by the Leasing Manager. Since the new management company took over, I'm seeing a huge decline in service... If you would like to avoid these issue's, do your research before moving here...

Seriously, move along and find another property. Numerous interruptions to a/c, elevators, water, electricity, and false fire alarms at all hours of the night. Stay away.
Olympus property management own the Mosaic Dallas downtown. This loft is poorly managed and way too expensive for the many maintenance issues, inconvenience and nuances. Such as, the elevator are always down and there are issues with water and electricity / HVAC. This doesn’t met my standards of luxury living for all the issues I have experienced in less of the year I’ve lived here. I could have spend half of my monthly rent amount in live in a regular apartment community.
If you expect to use the pool that they tout so much, don't get your hopes up. Thoughtless and inconsiderate planning frustrates residents who's kids are looking forward to swimming, but can't because instead of scheduling renovations in March, April or May, prior to Memorial Day, management schedules them for June. Ill advised.
So far i enjoy my new apt at mosiac in dallas. The pooldeck gives a place to cool off and mingle, the docial room has pool tables and video games and the complex is conveniently located downtown.
These are not your cookie cutter square, boxy apartments. More like, odd shaped modern, urban loft spaces in the heart of the city. Polished concret floors, full wall of windows with a city view and very high, steel exposed ceilings. Nice applicances and in-apartment laundry hookups (a HUGH bunus!). I wanted something out of the ordinary in the middle of downtown Dallas and this is the place. Maitenance is timely so far and the concierge and staff have always neen there when needed. Only minor issues so far like some nutty neighbors left over from the old management, who will be out soon I assume. And a bit of noise now and then from the apartment above. New management has re-done the lobby and public spaces to a cool, urban upscale chic. They are still in the progress of re-doing the building so some things are still in need of upgrading. Parking is extra but in the building, and if you work downtown, you only need your car on the weekends. A tank of gas lasts me 6 to 8 weeks! The downtown is totally under construction and should be a great place in a couple of years. Still no grocery store close, but one is coming so I am told I dont mean to sound like an advertisement for the building, but it is exactly what I was looking for. As long as the rent stays reachable, this is the spot!
I know you're all thinking why would you rate this fair and still live there for 5 years. Since I've been there I've seen 3 different owners and management companies. Some were better than others which is what gave me hope and sign a new lease. My main concern is the lack of security on the property. From speaking with my neighbors, there has got to be at least one car or apartment break in every other week. People can easily tail resident cars into the parking garage that is supposed to be reserved for only residents. Also, I've noticed the front desk passes off the FOB access key to our elevators to anyone that says they're making a delivery. I've woken up to people trying to key into my apartment and even witnessed my neighbors door getting kicked in and his apartment robbed (3 years ago). I've heard some crazy horror stories about some of the residents that have lived there. Too many to type up in this review. It seems like they're leasing or have leased apartments to almost anyone. Our hallways smell of marijuana constantly and although the pool area is beautiful, the crowd that migrates there aren't the type of people you'd want to bring your kids around and most don't even live in the building. Some of the views from the apartments are breathtaking and you can't beat the location and rent. Olympus Property Management came in and did a lot of renovations to make our apartment building common areas look good. Again, the location is great and getting around downtown is very easy, but I wouldn't recommend calling the Mosaic home.
Great place to stay, going through upgrades at the moment so some things are moving a tad bit slow, but everything else is great love my apartment the layout, my neighbors, the community; great, the only issue that I do have is the parking that we have here for visitors as well as resident is a bit horrible...
As the title suggests, I've lived at Mosaic for 14 months. In that time, Gables, the former owner when I moved in, sold the building to Olympus properties. Several nagging issues that plagued the building have been quickly addressed by the new ownership (improved elevator reliability, improved security, lobby and other amenity repairs/upgrades). The property overall is clean, parking (and the guest pass system) works well, and is actually pretty quiet. For the size of my apartment and floor/view, my rate seems very favorable to me, and the utility costs, even in the summer, are pretty reasonable. I have only had two maintenance issues, both of which were remedied quickly, by replacing the appliances that weren't working. The staff is pleasant, and are generally easy to get in contact with if there is an issue. Ive enjoyed living here, and provided you're wanting to live downtown and are okay with a couple of adjustments from living in a more standard, suburban type apartment, you may enjoy it too.
All you have to say is that you live in a high-rise and they will listen. Next tell them you live at the Mosaic and they are going to want to visit. But why wouldn't they, infinity pool with a great view of downtown Dallas. Walking distance to one of the best arts districts in the country. And not to mention your concrete floors, granite counters, and who can forget the view.
I have lived at the Mosaic for two years now. As with any apartment community, there is the good and the bad. The Good: There has been a fairly recent change in ownership which led to a new management company. The new company has definitely put more effort into making the community an enjoyable one. There have been many updates in the reception area, main lobby, individual floor lobbies, gym, and valet area. The new décor may not be to my taste; however, it is good to know that they have cared about the appearance of the building. They are also very quick to get to maintenance requests. The pool area is one of the most desirable of the downtown apartment communities as we have an infinity pool with large movie screens and really good downtown views; however, it can get annoyingly crowded at times. The apartment interiors are modern with concrete floors and large walls of windows. My particular unit has a fairly large sun room with windows that open and I have two different views. I have a kitchen island with all stainless steel appliances. The apartments also have granite countertops in the kitchen and bathroom. One thing that has set this apartment apart from others in which I have lived is that I have a full walk-in laundry room and a walk-in pantry. My apartment is very spacious and loft-like; however, I have a separate bedroom area. The Bad: Noise levels can get high - the walls are not exactly thick and due to the concrete floors, you can hear almost every step or anything that is dropped above you. I can even hear when someone drops nails or screw type objects The bedrooms have ugly brown carpet that is in no way modern or nice - it doesn't go with the rest of the apartment. The types of residents tend to go in waves from your professional type to your young and obnoxious type. There is an on-site gym which is fairly nice; however, there are often times people training others that don't live here and they take over the entire gym. I purchased a separate gym membership because of this. It is at time hard to go to the pool because of the large obnoxious crowd that tends to gravitate out there. Many residents let their dogs go to the bathroom in the elevators and do not clean up the mess. The stairwells are very dark and there is always beer bottles and other things in them that are not slightly. If you have a pet, the building isn't exactly pet friendly as we have no green space for the pets.
