Property Ratings at Modera Woodbridge
Clean units and nice amenities. The unit was well-maintained and cleaned well when we moved in. The layout of the building is convenient and within walking distance.
I do not recommend living here. Over the past eight months, the fire alarm system has gone off at least 11 or 12 times, often during the night or early morning. Despite attempts to address this, including daytime testing, the problem remains unresolved. Communication from management has been minimal, with updates provided only about 25% of the time. Other tenants frequently allow their dogs to urinate and defecate in the hallways, as well as not picking up after their pets outdoors. Package theft is also a recurring issue. To be clear, the on-site leasing office staff have been helpful and professional. However, their ability to take action is limited, as many of these problems stem from decisions (or inaction) at the broader management company level. Unfortunately, the company has not taken meaningful steps to improve these conditions. Overall, living here has been extremely frustrating and disappointing.

The staff here is responsive and friendly and the neighborhood is great. The fact that the HVAC is internal and doesn’t suck in air directly from outside is pretty great. However, the windows in this building are horrendous, especially for a building made in 2022, and in the winter there is constant condensation around the windows. In the warmer months the humidity in the room spikes. Even worse, the fire alarms that occur about once a month are insanely and unnecessarily loud. Children have sensitive ears and blasting them with that kind of noise is just awful. Having said that, this place is more livable than most luxury rentals for the price.

This apartment is really well maintained and great place to live. The station is very near to commute to New York. All amenities are available inside the building

We love the apartment. Great location near the train and lots to do around town. There’s been a few maintenance issues over the year that we’ve been here that I’ve never experienced in other apartments but it hasn’t changed my opinion.

So nice and well maintained….cleaned environment. While making lease it was so smooth process. Love being there. The area is just so near to path so making it more convenience. The greenery and so many park in that area is just amazing.

Everything is good except for the noisiness sometimes from outside the building when some performance and band are playing beside. It’ll also be better if I could opt out from the trash collection system

Luxury property with great amenities. Love coming home to my apartment; it's open, airey, modern and comfortable. Plenty of space to relax and enjoy outside of your apartment. We absolutely love Modera. Amazing staff and beautiful amenities. Didn’t give 5 stars only because parking here has become a nightmare. Constant Unauthorized vehicles, there’s no assigned spots, no handicap spots next to elevators and not to mention the constant broken gates.

I like that the apartment is always clean and smelling great. I like all the amenities here like the gym and office space. And can't leave behind the free wifi facility

It has been nice staying at modera. Amenities are well maintained, Maintenance is done on time. If you raise any issues they are resolved in 48 hours. So far very good experience

Gym equipment that was noted to be broken and sent to management months ago are still broken. Otherwise, the building is clean and quiet. No issues finding parking in the garage.

I’ve been living at Modera Woodbridge for two years! I love it here! Very nice community to live in. The staff team are amazing. Cleaning staff does an amazing job at maintaining the building
Amanda is great! She answers emails promptly and does her best to find solutions. Maintenance is also prompt. The property itself is okay although I had a package stolen and because no security features are in place, there was no way to track that. I have lived in places near Woodbridge that don’t have the greatest reputation and that has never happened. The cleaning throughout has been getting worse. Carpets are stained, walls are dirty and from what I see, they just clean and vacuum what can be seen. Other than using one of the meeting rooms twice, I haven’t used the rest of the amenities. With what I have noticed so far about some of the residents, I foresee issues with sharing outdoor spaces as the weather gets warmer. I am really concerned about the future of this property and its a shame because for now, it is important to my well being as it is close to NJTransit.

Pleasant stay so far in a nice cozy set up. Well maintained, newly built building with most modern amenities. Great housekeeping who makes sure to clean the building, common area and gym clean always. 2mins walkable from train station and bus stop makes it super convenient.

I love living here and love the community. Only one complaint I have is the ridiculous parking situation. As a resident in order to park in the garage you pay a monthly fee. Yet the garage bars are always broken so anyone and everyone comes in to park for free. Very unfair and definitely not secure for the ones who pay for parking. I have complained numerous times about the parking situation here and I know I’m not the only resident whom has complained numerous times yet we do go unheard. We shouldn’t have to pay for parking if everyone can come in and out. There is numerous cars parking here with no tags. Please hear your residents and do something about the garage. It’s not safe and definitely not secure.

I have been a resident here at Modera for almost 2 years now and truly love it here! All the staff is amazing (Crystal did my tour and made the process smooth and easy). It's so-so. Noise levels are unexpected. Security needs to be heightened. Residents are irresponsible when it comes to their pets. The price I am paying for a 2bdrm 2bth is unmatched in most of NJ so I am getting a good value but I feel there is a ton of rift raft in this building

I love this building it is just steps away from the train station. And the commute to Penn Station is super easy! Always a direct train and the express train is only 39 minutes. Also the town has so many great food and drinks spots and the Wegmans is only a 5 minute drive away. :)

We were looking at couple of different luxury apartments. They were all great, however, Modera stole our heart. This is were it felt like home and fell in love with how cozy and home the community area feel and the staff is very nice as well.

Wish they can build a pool. Also, wish they can remove the parking garage fee. If we are paying so much already to live here then it makes no sense to pay this much for parking.

Apartment is nice to live in and community is great. One thing to deal with is when they do maintenance work especially when water is interrupted, It takes longer than estimated time to get water back on. Other than that, it’s a great place to live

They have descent amenities but charge for trash and parking which is too high price despite paying for apartment charges and they have package charges every month.

I truly love living at Modera. The amenities are what truly makes it worth it for me. The cleanliness off the building and it always smell good which is plus for me. The issue I have what is not really issue is the gate was no working properly and knowing I pay for parking and having to pay when it was literally a free for all.

Absolutely love it here. Just wish the parking situation would be better. Maybe assigned spots maybe a better entry method. I’m very upset I pay for parking and the bars are either broken all the time and you’re paying for everyone else to park. Or there is no spots because everyone parks everywhere anyways.

Modera Woodbridge started off good. Unfortunately, the space for the price simply isn’t worth it. On top of rent, there is a long list of fees that make it unreasonable. Gates to garage are frequently broken so anyone can get in, elevators are out of order a lot, and people allow their dogs to urinate all over the hallway carpets. The amenities are nice but are overcrowded as the building is so large and tenants have their guests all over the building. The units themselves are pretty sound proof luckily, until the fire alarms go off all hours of the night and day.

Hot water ranges between 6-20 minutes of use. As a resident of Modera, I regret to express my dissatisfaction with an essential aspect of the living experience: the inadequate hot water supply. Despite the allure of luxury amenities and upscale living conditions promised by this esteemed establishment, the inability to use the shower and appliances simultaneously due to the rapid depletion of hot water severely undermines the comfort and convenience touted by the management. Upon moving into this esteemed residence, I anticipated an unparalleled standard of living, complete with seamless functionality and modern conveniences. However, my enthusiasm quickly waned as I encountered the frustrating limitation of the hot water system. Attempting to engage in routine tasks such as showering while running the dishwasher or washing machine inevitably results in a swift depletion of hot water, leaving occupants inconvenienced and dissatisfied. This deficiency not only disrupts daily routines but also undermines the fundamental promise of luxury living. In a residence of this caliber, one rightfully expects an abundance of hot water to accommodate the simultaneous use of appliances and shower facilities without compromise. Regrettably, the reality falls short of these expectations, casting a shadow over the otherwise lavish ambiance of the apartment complex. Despite attempts to address the issue with management, the proposed solutions have been insufficient in remedying the persistent problem. Temporary fixes and assurances of future improvements offer little solace to residents grappling with the inconvenience and discomfort caused by the inadequate hot water supply. In conclusion, while Modera may boast impressive amenities and a prestigious reputation, the inability to utilize shower and appliances concurrently due to the rapid depletion of hot water detracts significantly from the overall living experience. Prospective tenants should approach their decision with caution, considering the fundamental importance of reliable hot water supply in their day-to-day lives.
