New resident here. Modera SLU seems great, quality apartments, lovely area, staff is helpful, but I have two serious complaints; packages are left unattended to in the package drop off area which can give rise to theft and package loss. Isn’t there a way there is a package room where package are being kept securely for residents and then residents collect packages from this package room at specified times in a day? It’s unfair to have your package stolen or misplaced because of this less than optimal package storage system. It also leaves the package area very messy which doesn’t look nice. Also, residents have their trash bins outside their apartment at all times of the day which is unsightly esp as apartment rules stipulate they should keep them in front of their door from after 6pm or so. Sometimes the trash bins aren’t even closed so u can see the trash bags which doesn’t look great as one walks through the corridor. apartment shd reach out to residents to enforce rule better

I have had a wonderful experience here at Modera SLU. The shared spaces are always clean, the staff is absolutely wonderful, responsive, and made my move in so smooth even when going through the MFTE process. I-99 is noisy on the lower floors but the sound insulation is pretty decent. The west side of the building gets a lot of sunlight and it’s wonderful. The area is VERY busy around rush hour but what do you expect living right next to Mercer Street tho street parking is totally doable. One small annoyance of mine is that they don’t seem to have (or I just can’t seem to find) automatic door buttons so if your hands are full or you require assistance opening a door then it’s a hassle. Overall great experience!

Leasing office is very helpful but after they close it's difficult to get help. Valet trash is nice but has its cons and sometimes the hallways begin to smell. Great amenities including a gym that has more equipment than most apartments, a movie theater, shared dining room, and sky roof.

I love my neighbourhood Mostly love where I live- especially all the leather and wood finishes. The staff is friendly and does their best to serve us well. The parking spaces are a bit small and cannot comfortably fit an suv or truck - heads up Over all, it’s a safe area minus the occasional parking garage door breaking which brings in outside folks who sometimes break into our storage. Unfair but common happenings. I would like visible security at night like we used to and like most other buildings have. Great views and comfortable amenities

I liked my apartment a lot. The location is amazing because I don't like to stay home on weekends. There are so many amazing restaurants nearby from this apartment and the grocery store are also in 8 to 10 mins walk away. The staff people are very helpful and polite. Love it!!

My husband, myself and our son just moved in a few weeks ago. I fell in love the moment I saw the pictures online but fell even more in love the moment I walked into our unit. Our views are incredible and our son everyday says “I love the Space Needle I’m so happy I can see it now out every window!” He’s loved the Space Needle ever since we moved to Seattle in 2020. Anyways, from the appliances to the amenities to the views on the roof to the staff it’s just absolutely amazing here. Some may say I’m being biased because to be fully transparent my husband does work here but that has nothing to do with my love for our unit or the complex. I’ve lived in a 43 story high rise and that wasn’t even as nice as this is, plus the people here are “normal” and friendly all of the time. I’m so thankful to be in the SLU and have our family be able to grow up in this wonderful city in this beautiful apartment complex.

I walked into the community after I went through a lot of communities in Cap Hill and Belltown area. Mostly I did not like the apartment or the rent was exorbitant. When I told Alex what I was looking for he took me to exactly what matched my needs and nothing more. The people at office and the layout of the house encouraged me to put down a deposit straight away. The amenities and the delivery procedures are outstanding at the community too!

Modera SLU is really convenient for me. I was looking for a cosy 1-2 bedroom apartment in SLU close to my office. It just happened that I walked past the building and saw the leasing sign. I walked and was immediately given a tour of the apartment. The leasing officer was really courteous and answered all our questions. My wife and I were also looking for an apartment with a gas range as opposed to electric. In spite of seeing 4-5 other apartments, we finalised on Modera as it met all our needs. The rent is agreeable and we even got a discount for the first month. The apartment building is next to freeway exit so sometimes, there is some traffic noise but that I think would be true for any building in the heart of the city. We love spending time on the roof which has good views of the lake and the space needle. Overall we really like the place and have made it our home.

Great apartment to live in Seattle!

I've lived at Modera SLU for about a year and a half now. My experience has been great so far and I love living here! First of all, the apartment and the units are in great condition. Appliances are new (it's so helpful to have AC and washer/drying in the unit), the modern interiors are high quality, and the wood floors are beautiful. The shared spaces/amenities are fantastic. I've used the downstairs kitchen a couple times to host small parties, the rooftop has amazing views and is perfect for entertaining, and even though I have a 24 Hour gym membership, I still choose to use the apartment gym several times a week. The location is perfect since it's central to everything. The leasing office is quick to respond, and Brittney in particular has been very helpful in resolving all of my questions and concerns. They also plan a lot of events for residents which really helps to foster a sense of community. I have to give a shoutout to the maintenance guys too - Alex and Uli are awesome and always friendly and helpful. There are only a few cons for me, none of which are particularly significant. Noise from the hallways isn't blocked out that well, so you'll sometimes hear people talking as they walk by your door. The walls, however, are insulated amazingly - my previous neighbor had a baby daughter and he apologized for her screaming all the time, but I honestly never heard a peep through the wall. The construction nearby and in the surrounding streets isn't pretty, but it's never caused any real issues for me. The sound is almost completely blocked out when the windows are closed. Overall, I'd definitely recommend Modera to anyone looking for a safe, beautiful, and well-maintained/well-managed apartment in Seattle.

Shady business practices

Of course front office will have a good move-in experience, that's how they make money. Just wait until you have to move out (see the other review for similar situation). They will charge you "professional cleaning fees" and "wall touch-up fees" no matter how clean and spotless the the walls are. This is against city by-laws but they won't back down unless you take them to small claims unfortunately. I know 3 other residents that got charged almost their whole deposits on moving out. Other issues - building is surrounded by Aurora highway Mercer/Dexter (busiest intersection in SLU), constant construction. You WILL hear the construction loudly and clearly before 7am every weekday. Floor is laminate but building quality is low so you can hear every step your neighbors make (for apartments, carpets probably better for noise). They do garbage pickup every night, which means there are piles of recycling and smelly bins of garbage in the hallway everyday when you come home. Best place I’ve lived in!

I have been in Seattle for about 3 years now from Las Vegas. I have been through many apartments here and I must say, this place is by far the best location for living right near downtown. Even though there is construction going on in the area it is literally a sound proof apartment. Amazing amenities and the best view of the space needle on the roof top deck. Mind you, that view of the space needle will never go away. The tenants are amazing and the leasing agents are absolutely wonderful! Thank you modera! -Craig Kasem

Adequate

All rooms have hardwood thin walls. Any talking from hallways is audible inside, and there are several residents that bring guests past midnight and are drunk yelling. Any walking from upstairs can be heard, so you'll have to luck out on your neighbors. There's nothing management can do other than frequent e-mail reminders to all residents to be quiet. There is recycling valet with garbage valet coming, which might be good for some, but seeing and smelling garbage/recycling everyday in the hallway feels dirty. The service that picks up the garbage/recycling does so between 10-12pm, and is really audible due to the thin walls.

Great place to live!

I've lived here since May 2017 and it is still a brand new build with lots of great amenities, such as the rooftop deck and spacious gym. Great location with walking distance to QFC, Seattle Center, and many restaurants and bars in the SLU area. Best of all, friendly staff and top-notch maintenance response time - also comes with perks of valet garbage pick up services. Highly recommend!

Great for Amazon employees

I have lived at Modera for 3 months and love it. It's super close to the multiple Amazon campuses in South Lake Union so it's an ideal home for Amazonians. You can easily walk to several grocery stores, restaurants, bars, and parks. The amenities are awesome and the roof top deck simply can't be beat!

Beautiful building in a great location

I've lived here since February and so far everything's been great. Lots of amenities, cute roof top, large gym, friendly staff. Prompt responses to maintenance and any questions. Easy to walk or bus to Downtown, Queen Anne, Cap Hill and Fremont. Close to grocery stores, bars and restaurants. Air conditioning is coming in clutch with the nice weather :)

Sleek Interiors and Fantastic Location

A very nice place to live so far! The staff is friendly, and they have fantastic amenities: Air Conditioning, Roof Top Lounge, Entertainment Suite, and a beautiful gym. It's in a very convenient location with a close proximity to tons of restaurants, bars, and grocery stores. Modera South Lake Union is the epitome of city living

Overall very nice apartments

Very modern apartment and utilities, I have a stunning view of the space needle and MOP from my apartment and the community is very friendly. Great location to walk downtown too. It really does feel like home here.

Just walk in

Modera definitely is an amazing apartment, but you have to be patient. They are a hard to reach, if you aren't already "in" the door. I was living on the other side of the country and called around to all the different apartments in south lake union and Modera never got back to me, after 3 calls and messages. I was incredibly frustrated, as I was coming to visit and check out the places I had appointments with, and really wanted to see Modera. Well, during our visit, we saw that our hotel was literally a couple buildings away from Modera, and I thought "no way, if they can't return a call, they aren't getting our money" but... my boyfriend reminded me of my "diamond in the rough" saying and we decided to just go and walk in. YES, a hundred times. We were greeted by Paul and yes, he was busy, but stopped what he was doing and took the time to show us a floor plan- and I don't mean in a grudgingly way like so many people tend to do these days- he walked us through the 3 different floor plans and my boyfriend and I instantly looked at each other and smiled because Modera had exactly what we wanted. Talk about an apartment that is just getting up on their feet. Paul let us know they were new and just opened in December, and it all clicked in my brain. They don't have everything perfect when it comes to outside communication, but hey! No one has it all at 100% in the beginning- or ever to be honest. We're imperfect human beings. My boyfriend and I could not be happier about Modera. It is literally an 8 min. walk to Amazon Dawson, 5min walk for groceries at QFC, and the floor plans are too good to pass up. If you have not physically checked out other apartments, which by the way, do not have the floor plan luxuries that Modera has, especially for the price, let me just tell you- You can get a one bedroom, 2 FULL bath, AND the most spacious Office/den area, that will make you feel so silly over some unanswered phone calls. At least I did. I almost "settled" for less than what I wanted. Don't let their little loose ends (that will only be for a moment) stop you from getting what you WANT and NEED. Trust me. I almost did this. Thank God, we walked through those doors and thank God for Paul. He is the most genuine, calm, and collected man you'll have the pleasure to meet. As for the rest of what Modera has to offer (like their awesome gym, and awesome parking garage) you'll just have to come check it out for yourself.
