The area around is pretty boring but the building is top tier. As good as it gets in terms of convenience if you work in the Fidi area. Everyone is a tech bro

I like the big spacious rooms with high windows and the apartment has 4 rooftop lounges available which gives different views of SF - I like this part a lot.

Overall my experience has been good but after 4 years it’s frustrating to have reoccurring building and apartment access issues with the two keyless access applications. Lately customer service provided when asking to fix fob access has been unpleasant.
Complex is clean and easy to navigate. Noise isolation is fair except the weatherstrips on the front door and balcony doors could be improved.
I have lived here for almost 4 years and I love it. The staff is great, things work the way they should, and the building is very nice!!!!!!

Service is lacking - maintenance team is quick to deflect responsibilities. Building management service is not consistent. Location good but security is not that great. When amenities break it often takes many weeks to get fixed. Price is average.

New building and great amenities. Location is ideal with lots of outdoor activities. Restaurants stores bars. Also a insomnia cookies are located downtown stairs in the building

Good experience living here. Many packages go missing and it’s very frustrating, which I would say the main issue is. Overall good amenities and maintenance is good.

Pros: Relatively homeless-free neighborhood Updated amenities and decor: (1) nice lounge, (2) (no squat rack in gym) Smells nice Friendly staff - very helpful during showing and lease-signing and move-in process! Cons: Water pressure is terrible. Shower water is not hot enough. Spotty post-move-in service, email response is generally lackluster. Had to chase multiple times Sometimes unclear what maintenance has done when they close tickets; very few comments regarding closed maintenance orders. Apartment smells like weed (shared air with no filter across floor) No one (not even maintenance) on-site on weekends and after 6pm on weekdays Has mandatory (but extra) monthly charge for lockers - feels somewhat like sneak charge relative to rent. Does not feel super secure - elevator is free-for-all access

Moderate is a great community. It’s affordable and nice. The area is safe enough for a city environment. Modern and there are really nice views as well.

Previous team made an effort, even if it was facade, to acknowledge our issues as silly as those may be and propose actionable solutions. There was at least a slight higher effort of concern and care for the quality of living for the residents from them. Most of my interactions with the new team have all been less than impressive. There is no longer a welcoming atmosphere and feel like they don’t even want to be there. They said they are listening to your concern and follow up, yet without asking for your name or apt #. I worked in customer service before and that is common tactic when you don’t want to deal with someone. I have had to follow up several times on one thing for anything to actually be done. Not expecting 5 stars services, but this team clearly does not want help at any given time.
This community is fantastic. I couldn't believe the incentives and price point. transferring units was seemless when I decided to get something a little larger with a different view. I am not surprised there are no vacancies. The location is superb, I am 4 blocks from pier 39 with bay bridge views and Pacific Ocean views with 90 degrees of my unit. The whole move in experience was pristine. Management is professional and attentive which looks good for the building. Everything is basically brand new. There are lots of parking options if you only need a space sometimes. Meters are abundant, but there are stipulations to using them. There is residential permitted parking nearby as well. I couldn't be happier with my transition from Silicon Valley to San Francisco.

Modera Rincon Hill has been a fantastic and seem less community to interact with from start to finish. The application process was instant and when I was wanting to switch units to something a little larger the transfer process was a breeze. It does not surprise me that there are virtually no vacancies.

Best community in SF! Smaller community means less wear and tear on the building, less stuff breaking, less noise, friendlier neighbors, and more attention from staff. Maintenance staff is so reliable, quick, and professional. They are very good at communicating when they complete and enter the work order. I love the staff in the leasing office too. Very friendly and great to interact with.

we have had an incredible experience with this apartment so far! The management is very on top of everything, and has been wonderful at communicating with us and being available when we need help with something. It is difficult to find management that genuinely wants to improve the tenants experience, so we have really enjoyed everything so far.

I've been in Modera Rincon Hill for about a month!! So far, everything has been great. People in the leasing office and staffs? Amazing! Jolene, Jordan, and Janet are very helpful, always accessible, and professional. Leaving experience? So far, great! Beautiful interior design in my unit; well equipped; peaceful; great access to highway& public transportation; beautiful neighborhood; not a big fan of the parking design; Unique features: It's unique location and the great team of people managing Modera.
