Must stay at Madera has been amazing! So much so that I decided to renew my lease. The staff are extremely friendly and kind and the neighborhood has a lot of amenities.
Love the community and how convenient everything is! Everybody is super helpful and respectful. From the moment I moved in, the staff made me feel welcome and answered all my questions with patience and kindness. The amenities are beautifully maintained, and it’s clear that a lot of care goes into keeping the property clean and safe. I really appreciate how quiet and peaceful the environment is, yet at the same time, it’s just minutes away from shopping, dining, and everything I need day to day. The neighbors I’ve met so far have all been friendly, which makes the community feel warm and inviting. The apartment itself is modern, comfortable, and thoughtfully designed. I especially love the natural light and open layout. Overall, I couldn’t be happier with my decision to move here. It truly feels like home, and I look forward to being part of this community for years to come.

I’ve only been living here for about a month, but so far, my experience has been mostly positive. The move-in process was smooth, and the leasing office was helpful with all the paperwork and questions I had. The apartment itself was clean and ready when I arrived, which I appreciated. I love the amount of natural light that comes into my unit during the day, and the layout feels open and welcoming. The neighborhood seems quiet and safe, and I’ve enjoyed walking around the area in the evenings. I haven’t used the parking lot yet since I don’t drive, but there always seems to be a decent number of open spaces when I walk by. Since I’m still new here, I haven’t had to contact maintenance yet, but I’m hoping the good things I’ve heard about their responsiveness are true. So far, it feels like a nice place to call home.
The staff here are incredible; they go above and beyond for what they do! The unit here that we selected is perfect and we have no issues with it at all.
The location is unbeatable, with tons of great restaurants, shops, and entertainment options just steps away. It really feels like a perfect blend of convenience and comfort. My apartment is modern, quiet, and thoughtfully designed, with high-end finishes and plenty of natural light. Maintenance requests are handled quickly, and there’s a genuine sense of care from the management team. I truly feel at home here and would recommend Modera Mosaic to anyone looking for an upscale, vibrant place to live.

I’ve been really enjoying my time at Modera Mosaic. It’s so nice to live in an apartment that doesn’t constantly require repair maintenance. Although quite expensive, you really do get what you pay for. A nice apartment, amenities, and great location. All of the staff here are super friendly and professional as well. If you can afford it, I would highly recommend renting here.

Overall, great place to live. We have lived here almost a year and have very few complaints. Sometimes it's hard to work from.home because of the fire alarm testing, but overall it's pretty quiet. Restaurants and shops galore!

I was a bit skeptikal about moving in but once I moved in I soon realized its a great place to live. Right next to Strawberry Park, Dead center of the mosaic District.

overall experience has been great for the last couple of years, however rent prices are increasing and it is very hard to keep up. Also, the area is getting louder (especially being street facing) so it is not ideal at night when trying to get rest.

I love living here, but the place could use a few upgrades. The gym needs a peloton bike. Building 2921 doesn’t even have a bike. The carpet in the hallways is dingy and needs to be replaced. The furniture in the main lobby also needs an updated as the chairs are very uncomfortable and out of style. These little upgrades would make a huge difference. They increase our rent every year but not upgrades have been made.

Great place with great staff and amenities. Only thing I have to complain about is sometimes my upstairs neighbor walks really loud. After talking with management about it, it has gotten better!

Yesterday, I entered my apartment, and was overwhelmed by the strong smell of marijuana, as if someone had smoked inside. I was feeling unwell and had to open the windows despite the freezing 20-degree weather. I want to emphasize the importance of not smoking anything in the apartment. Thank you. Overall, the community is nice. Living in Mosaic Dostrict is a dream. Everything you can think of is just minutes away. Me, my husband and our dog all love it here. The two things I don't care for about the apartment and the floors and the paint in the walls. Both get scuffed really easily.

We are new to the building but so far so good! Philip took us on our tour and he was such a joy to work with! We aren’t the best at getting things done on time (ie signing paperwork) but Philip was incredibly patient with us, sending us friendly reminders to great things done. Philip is a huge asset to this apt! Go Philip!! Our walk-in closet’s shelf rod structures were broken in some places. While they are working with us to get it fixed, this could’ve been handled before we moved in. Maintenance does seem to be speedy efficient though, so not a big deal at all! I will also add that the cleaning crew does an amazing job, the apt is very clean! I have noticed that the 2nd floor amenities have some sort of air freshener/fragranced cleaning products, etc. As someone who is allergic to synthetic fragrances, I do wish that scent wasn’t there/they could switch to something essential oil based. It does make it harder for me to breathe and I’m sure I’m not the only one!

Maintenance team is great and helpful. Concierge is great and helpful. Management team isn’t the best. It’s really frustrating when you send emails and they don’t get answered. Super standoff ish and just not helpful. I wish I had time to stop by the office and ask my questions, but I am in school full time and have 2 jobs. I send emails and they simply never get a response. Pretty sad because I’ve always loved Mosaic and always wanted to live here, but I am counting down the days until I can move out.
So far so good :) I’ve been here 3 months and have loved it. The location has turned out to truly be phenomenal for me and the apartment is great!

Overall, we've had a very pleasant experience living at Modera Mosaic II. The neighborhood is a dream with tons of great restaurants and shopping. People are very friendly. The stone counter tops and soft-close drawers/cabinets are awesome. I only have 2 complaints I suppose: fire alarms being tested rather frequently (when you work from home this can be quite bothersome) and package pickup (not being able to pick up your packages between 1pm-4pm or at all on Sunday is rather annoying). Staff are always friendly and helpful. I would highly recommend living here.

We enjoy the area. Apartment is safe and well maintained. Coffee is my favorite amenity. Unfortunately, it's often broken or out of supplies. We need a second one.
Living at Modera has been pretty good, it’s a great area and the rent prices are decent for the DMV. However, the parking garage is not laid out well and does not allow enough space for cars to maneuver around corners safely. Additionally they only have 11 guest parking passes for the entire community and you still have to pay $10/day for them despite the fact that most of the parking spots in the garage go unused by residents anyway.

The building is amazing to live in! So modern and everyone in the building is so nice. Maintenance is super helpful and quick. I would only say the package situation and the recycling can be improved

Will not renew lease. Amenities have not been updated in years and the building is just dirty. Also, how hard is it to have a garage gate that actually works and keep retail customers from using the residential elevator? Those are two complaints that residents have had since this building opened and they have not been resolved.

Ok, I’m a future resident & just took a tour! All the guys were super busy tending to residents so the property manager gave me the tour. The area around the building is fantastic, lots to do and places to eat/drink. The property itself I loved, modern and well maintained. This building is trash. I just moved here from Vita in Tysons Corner because I enjoy this area a little better. But what a mistake that was. They advertise this as a luxury property.... what a joke. The walls are made of paper so you can hear everything your neighbor does, (in every direction). the parking garage is a mess and always has a ton of trash and junk everywhere.... It has been less than 2 months since I moved in and the painfully loud fire alarm has gone off twice for no reason.... Should've read the reviews before coming here. Don't move here.... the only thing, and i mean THE ONLY thing it has going for it is Mosaic and amenities.
