Overall, great place to live. We have lived here almost a year and have very few complaints. Sometimes it's hard to work from.home because of the fire alarm testing, but overall it's pretty quiet. Restaurants and shops galore!

I was a bit skeptikal about moving in but once I moved in I soon realized its a great place to live. Right next to Strawberry Park, Dead center of the mosaic District.

The location is super central, the amenities look impressive, and while the apartment space is average when compared to cost, it still seems like a solid option.

overall experience has been great for the last couple of years, however rent prices are increasing and it is very hard to keep up. Also, the area is getting louder (especially being street facing) so it is not ideal at night when trying to get rest.

I love living here, but the place could use a few upgrades. The gym needs a peloton bike. Building 2921 doesn’t even have a bike. The carpet in the hallways is dingy and needs to be replaced. The furniture in the main lobby also needs an updated as the chairs are very uncomfortable and out of style. These little upgrades would make a huge difference. They increase our rent every year but not upgrades have been made.

Great place with great staff and amenities. Only thing I have to complain about is sometimes my upstairs neighbor walks really loud. After talking with management about it, it has gotten better!

Yesterday, I entered my apartment, and was overwhelmed by the strong smell of marijuana, as if someone had smoked inside. I was feeling unwell and had to open the windows despite the freezing 20-degree weather. I want to emphasize the importance of not smoking anything in the apartment. Thank you. Overall, the community is nice. Living in Mosaic Dostrict is a dream. Everything you can think of is just minutes away. Me, my husband and our dog all love it here. The two things I don't care for about the apartment and the floors and the paint in the walls. Both get scuffed really easily.

We are new to the building but so far so good! Philip took us on our tour and he was such a joy to work with! We aren’t the best at getting things done on time (ie signing paperwork) but Philip was incredibly patient with us, sending us friendly reminders to great things done. Philip is a huge asset to this apt! Go Philip!! Our walk-in closet’s shelf rod structures were broken in some places. While they are working with us to get it fixed, this could’ve been handled before we moved in. Maintenance does seem to be speedy efficient though, so not a big deal at all! I will also add that the cleaning crew does an amazing job, the apt is very clean! I have noticed that the 2nd floor amenities have some sort of air freshener/fragranced cleaning products, etc. As someone who is allergic to synthetic fragrances, I do wish that scent wasn’t there/they could switch to something essential oil based. It does make it harder for me to breathe and I’m sure I’m not the only one!

Maintenance team is great and helpful. Concierge is great and helpful. Management team isn’t the best. It’s really frustrating when you send emails and they don’t get answered. Super standoff ish and just not helpful. I wish I had time to stop by the office and ask my questions, but I am in school full time and have 2 jobs. I send emails and they simply never get a response. Pretty sad because I’ve always loved Mosaic and always wanted to live here, but I am counting down the days until I can move out.
So far so good :) I’ve been here 3 months and have loved it. The location has turned out to truly be phenomenal for me and the apartment is great!

Overall, we've had a very pleasant experience living at Modera Mosaic II. The neighborhood is a dream with tons of great restaurants and shopping. People are very friendly. The stone counter tops and soft-close drawers/cabinets are awesome. I only have 2 complaints I suppose: fire alarms being tested rather frequently (when you work from home this can be quite bothersome) and package pickup (not being able to pick up your packages between 1pm-4pm or at all on Sunday is rather annoying). Staff are always friendly and helpful. I would highly recommend living here.

We enjoy the area. Apartment is safe and well maintained. Coffee is my favorite amenity. Unfortunately, it's often broken or out of supplies. We need a second one.
Living at Modera has been pretty good, it’s a great area and the rent prices are decent for the DMV. However, the parking garage is not laid out well and does not allow enough space for cars to maneuver around corners safely. Additionally they only have 11 guest parking passes for the entire community and you still have to pay $10/day for them despite the fact that most of the parking spots in the garage go unused by residents anyway.

Will not renew lease. Amenities have not been updated in years and the building is just dirty. Also, how hard is it to have a garage gate that actually works and keep retail customers from using the residential elevator? Those are two complaints that residents have had since this building opened and they have not been resolved.

Ok, I’m a future resident & just took a tour! All the guys were super busy tending to residents so the property manager gave me the tour. The area around the building is fantastic, lots to do and places to eat/drink. The property itself I loved, modern and well maintained. This building is trash. I just moved here from Vita in Tysons Corner because I enjoy this area a little better. But what a mistake that was. They advertise this as a luxury property.... what a joke. The walls are made of paper so you can hear everything your neighbor does, (in every direction). the parking garage is a mess and always has a ton of trash and junk everywhere.... It has been less than 2 months since I moved in and the painfully loud fire alarm has gone off twice for no reason.... Should've read the reviews before coming here. Don't move here.... the only thing, and i mean THE ONLY thing it has going for it is Mosaic and amenities.

Modera Mosaic is a great property to live at, fitness center 24/7 all equipment works, a dog park, rooftop. The leasing team Phillip, Angelica, and Dennis are great!!! Management staff Tonya and Stephon respond quickly to resident concerns. Don't think about it lease here great location with plenty of restaurants right on 1st level, a grocery store within walking distance and a farmers market every Sunday.

LOVE the area and my large balcony! The amenities are nice and the apartments are a great size for the price in this area. It can be a little loud in the evenings, but that's to be expected when you live right above so many great restaurants. Maintenance has always responded quickly to my requests.

I am a current tenant and would move out today if I could afford to break my lease. For the price you pay to live here, the only true convenience you get is location to a terrific neighborhood, great restaurants and stores. But that is it. Units are small and construction is shoddy. Walls are thin so you really get to know your neighbors. Common areas are often dirty and littered. Trash in the garage areas is often overflowing. Packages are left out unattended in the 2921 lobby. The parking garage is never secure - the gate is always up and "being repaired" depending on who you talk to. Actually getting in or out of the tenant parking level at 2921 garage takes incredible skill to get through the gate without hitting the gate or the wall. Be careful! As for visitor parking, good luck with that. This is another example of a topic where everyone you ask gives you a different answer and that is an overall, ongoing theme -- no one in the management office or at the concierge desk has an answer for any given question or concern -- it's always someone else's fault, or they don't know, or they give you the wrong information. There is only one small pool to serve three buildings of tenants, so get there early to grab a seat. Outside space and dog walk area in 2921 building is terrific. Maintenance requests are typically addressed on the same day. The pricey rent you pay at Modera is not worth the hassle and frustration.. But you cannot beat the location -- fantastic. I would not rent at Modera again and would not recommend Modera to my worst enemy.

Agree with other reviews. Fire alarm goes off frequently. My whole floor smells like pot and upon speaking to other tenants, it’s similar on other floors. I’m not sure if they will do anything to decrease the amount of people smoking pot indoors. And I wonder if the two things are related. It sucks for those of us who have government jobs, because showing up smelling like pot would be poor form.

Modera is nothing but issues, out of order amenities, disrespect, lost & held mail, non-secure parking, and half assed solutions. For what each resident pays to live here-I am appalled. I have lived in Modera for only 2 months have nothing but regret about it. Mosaic is a lovely community with plenty of places to eat/walk to but that is the only nice thing you will find about living here. 1. Maintenance is so sloppy that they will leave screws all over your floor for you to walk on after you they leave. 2. The "secure" parking that you pay $100 a month for will never, not once be secure. The gates are always "out of order" so just know that anyone is welcome to park in your safe little garage and come right up to your floor. 3. I have had my packages lost, left on the ground in the lobby for anyone to take, and as of last week, I've had my mail held (illegal). I went to retrieve 2 packages of mine and found out that the door getting into the mail room just wasn't working so I was told that maintenance would come by in a couple hours when they felt like it. I had to make an extra trip back home to get these packages before going out of town, which as a service member I find very disrespectful given that I am short on time as is, like many others are. I spoke with the property manager on my way back and she assured me that everything was fixed but as it turns out, she had not bothered to walk across the street to confirm that. I returned home to find out I could still not get my mail. I called the office and was told someone would be on it and get back to me in 20 minutes. No call back, 2 hours of waiting, still no access to my mail. I then had to leave town because at this point I was almost 4 hours behind schedule. I am disgusted at the blatant disregard for people's basic needs as residents and would not wish this type of service on anyone.

The staff are nasty and lie about everything! They make used car salesmen look like Mother Teresa! Get everything in writing because their word means NOTHING!! The parking garage is the worst! Every time you drive you pray not to have a head on collision with someone! The windows let in water constantly! The storage space in the units is ridiculously small! The fire alarm goes off all the time because of all the businesses that share the same address! And it’s incredibly loud!! If you have work that needs to be done, you could be waiting weeks for it to happen! The coffee machine only works when you visit the 1st time. It then is almost always out of supplies! It’s not surprising they always have tons of availability. I can’t wait for my lease to end!!!! Most miserable place I’ve ever lived at!!

Do not move here. Modera cannot be trusted. They will tell you what you want to hear to get you to sign, but then a few months later you find them to be liars. Be sure to get EVERYTHING they say in writing (and preferably signed). I have to give them 1 star because dealing with the leasing office staff outweighs all the pros. Here are the main items to know before deciding to live here: 1. Leasing staff - terrible. Like a NEGATIVE 100 out of 5 stars 2. Parking - terrible. You have to drive up 6 levels of a parking garage each time you leave or come to the apartment. And Modera charges you like $100 per parking pass. 1/5 stars 3. Noise - walls are thin as ice. 1/5 stars 4. Maintenance - the maintenance team is great! 5/5 stars 5. Location is good. 5/5 stars 6. Apartments themselves are nice. Appliances are nice and you have plenty of cabinet space. 4/5 stars I encourage you to value the reputation of management and the leasing office of whatever apartment complex you choose. Modera can be tempting at first because it looks nice, but the leasing office and management don’t care about anyone except “future” residents. Once you sign, they don’t care. If you have issues, they will pretend to care, but if you feel the problem hasn’t been solved and enough time has passed, you can tell when they don’t care anymore, and it’s obvious they just want you to leave them alone. You’ve been warned.
