Property Ratings at Modera Founders Row
While most of my experience has been good, recently I have had incredibly loud upstairs neighbors. I notified the leasing office of this to which they responded they talked to the neighbors, who said they were not loud and were only home after 7 pm. The noises generally start around 7 pm and can sometimes persist until 1230, preventing sleep and being disruptive in general.
Poorly planned architecture, interior design. For a modern community this is extremely ineffective design by the architects. Pathetic narrow car parking entrance and exits, with paying residents always have to deal with retail customers trying to find a place to park right in front of residential parking gate or slowing down at entrance and exits as they are new they try to find their way. Inside units the living room could have been designed better, electrical switches are not consistently installed. The quality is so cheap there are cracks in multiple places. The only good parts about this community is it’s relatively new, and the management front office team is very professional.
Move in was easy thanks to sales/front desk staff. Immediate concerns were addressed quickly. Nice shared work area was key week 1 since Verizon struggled (still working on it) to connect internet service.

Great property! Love the amenities! Great walking score. Everything is very timely and the perks of the gym and coffee machine on site is a plus. Not to mention the movie theatre $9 tickets for residents.
While moving is stressful, the staff at Modera Founders Row have been incredibly friendly and helpful. I’m already feeling at home and they respond to my requests so quickly. I’m so happy to call this place home.

It has been a great experience touring and scheduling move-in with the leasing team at Modera Founders Row. The building location is convenient and all the amenities are great and in well condition.
All just fine, new and clean. Some points for complains as electrical appliances was not working properly and some fixations was not properly finished, but all fixed at first order next day. Perfect!!!
Friendly and knowledgeable. We were able to have all our questions addressed and felt very welcome! We were very impressed by the amenities, cleanliness, and community feel.

I have been at MFR for a few years now. And it continues to be an excellent place to live! Proximity to the restaurants, the grocery stores, and the running trail are unmatched. All the staff are always so nice and kind, and always willing to help. Definitely love this place in my home.
All the facilities are convenient, and most of all, the friendly managers make living here very comfortable. However, the downside is that the soundproofing isn’t very good, so noise can be heard from the neighboring and downstairs units.
Great neighborhood and friendly staff who help you with any questions. We have lived here for more than 2 years and we love it here. Great options for food as well.
Good community with exceptional management team, who are truly professional and respond to our requests quickly! Small units but this is what you get to be in the Falls Church city.

I've been a resident for several years. Best thing going in my opinion. Great staff, activities, and amenities. Great location, lots of retail, and walking distance to the Metro train.
We had a great time living in Modera at founders row. The gym is always nice and empty, it never smells. The delivery service has been exceptionally wonderful. We are extending another year!

Everyone is great here at Modera Founders Row. The staff are wonderful, amenities are clean and well kept, and location is perfect. There are new businesses coming in, I can hop onto the running trail in 30 seconds. It's great.

The staff and the facilities are all excellent. The location is really awesome as there are ample number of shops, groceries, and restaurants nearby. I just signed an annual lease here after having lived here for a month and enjoyed it very much.

Expensive in terms of rent for an average small place. Most resident with pets have no sense of personal space, especially pet vs human. Humans who do not like dogs have to face animals in the hall way, many pet owners dog walk or cat walk in the hall way.

Th neighborhood is very welcoming and there are many walkable attractions which is lovely. We have had some issues with noises neighbors. Additionally Happy to Deliver has felt delayed recently. Overall a good experience.

I am a resident of Modera Row, and since moving in this past July, I have thoroughly enjoyed my stay. It’s a lovely place to live, with friendly and welcoming neighbors. The management and staff work hard to maintain cleanliness and create a pleasant environment. Although there have been a couple of instances where irresponsible pet owners left waste in the elevator at night, I’ve noticed it was promptly cleaned by morning. Parking charges for a car is insane, and the management has announced to increase the parking charges by 56.25%. For a parking facility that is not even easy to enter and exit,there are several concerns that I feel need to be addressed to justify any fee increases: Access and Congestion: Entry and exit from the parking facility are often delayed due to retail visitors blocking the gates, particularly first-time visitors unfamiliar with the system. This inconvenience impacts residents significantly. Cleanliness and Safety: The parking floors often have food strewn like eggs, including broken glass and other hazardous materials, which pose risks to vehicles and personal safety. Fair Usage for Residents: There’s a growing perception that management policies prioritize upcoming commercial and theatre visitors over the needs of the residents. The apartment unit are small for the amount of rent they charge.

Parking for our area is a premium considering the amount of public transportation offered compared to other submarkets and we hope you see the value in public transportation that our DC Metro Area provides. We understand that changes in fees can be frustrating and we want to assure you that we take your feedback seriously. Part of living in a mixed-use environment also comes with some downsides, such as people visiting the community/retail that may not know their way around at first. We are working with our on-site ParkX security team so that they are more vigilant and you can always reach them at 571.375.0841 during their operation hours of 3:00 PM to 11:00 PM daily to address parking violators. As for food/broken glass in the garage, we're working on addressing these issues with your neighbors to ensure all residents clean up after themselves when they make a mess. There is a shortage of instructions for new residents. We recently moved in, and for us, the process of moving in is like exploring a new country without a map. I wish you could provide better instructions or at least a webpage with an FAQ on all the basic questions that all new residents face. Unfortunately, a set of pages provided when we received our keys was not useful. Other than that, so far, everything is fine :)

Absolutely unbearable levels of construction noise here! Good luck ever working from home. Construction noise is not just weeks at a time here and there. It is constant! 6 days a week for many months to a year on end with no end in sight. Since living here there has always been disruptive construction noise. To subject residents to this is absolutely ridiculous. This is an extremely poor living environment. There has been so much turnover and churn at the staff positions. The front door was left broken and unlocked for months with very minimal updates given on the status of a major security issue. The package service they charge for is not secure at all. Packages have been stolen and there is an overflow that cannot be handled on site. There is one person that handles package delivery and there is no backup whenever he calls out of work. Elevators are frequently left locked and unavailable because no can bother to unlock them in a timely manner. Leaving elevators locked over night is a major issue.

Modera Founders Row is a beautiful, clean apartment complex. My boyfriend and I enjoy the location, the gym, the pool, and the other amenities offered here. The only things that keep me from rating it 5/5 is the cost (which is pretty high) and the noise.
