Expensive in terms of rent for an average small place. Most resident with pets have no sense of personal space, especially pet vs human. Humans who do not like dogs have to face animals in the hall way, many pet owners dog walk or cat walk in the hall way.

I am a resident of Modera Row, and since moving in this past July, I have thoroughly enjoyed my stay. It’s a lovely place to live, with friendly and welcoming neighbors. The management and staff work hard to maintain cleanliness and create a pleasant environment. Although there have been a couple of instances where irresponsible pet owners left waste in the elevator at night, I’ve noticed it was promptly cleaned by morning. Parking charges for a car is insane, and the management has announced to increase the parking charges by 56.25%. For a parking facility that is not even easy to enter and exit,there are several concerns that I feel need to be addressed to justify any fee increases: Access and Congestion: Entry and exit from the parking facility are often delayed due to retail visitors blocking the gates, particularly first-time visitors unfamiliar with the system. This inconvenience impacts residents significantly. Cleanliness and Safety: The parking floors often have food strewn like eggs, including broken glass and other hazardous materials, which pose risks to vehicles and personal safety. Fair Usage for Residents: There’s a growing perception that management policies prioritize upcoming commercial and theatre visitors over the needs of the residents. The apartment unit are small for the amount of rent they charge.

Parking for our area is a premium considering the amount of public transportation offered compared to other submarkets and we hope you see the value in public transportation that our DC Metro Area provides. We understand that changes in fees can be frustrating and we want to assure you that we take your feedback seriously. Part of living in a mixed-use environment also comes with some downsides, such as people visiting the community/retail that may not know their way around at first. We are working with our on-site ParkX security team so that they are more vigilant and you can always reach them at 571.375.0841 during their operation hours of 3:00 PM to 11:00 PM daily to address parking violators. As for food/broken glass in the garage, we're working on addressing these issues with your neighbors to ensure all residents clean up after themselves when they make a mess. There is a shortage of instructions for new residents. We recently moved in, and for us, the process of moving in is like exploring a new country without a map. I wish you could provide better instructions or at least a webpage with an FAQ on all the basic questions that all new residents face. Unfortunately, a set of pages provided when we received our keys was not useful. Other than that, so far, everything is fine :)

Unbearable Construction Noise and Bad Management
Absolutely unbearable levels of construction noise here! Good luck ever working from home. Construction noise is not just weeks at a time here and there. It is constant! 6 days a week for many months to a year on end with no end in sight. Since living here there has always been disruptive construction noise. To subject residents to this is absolutely ridiculous. This is an extremely poor living environment. There has been so much turnover and churn at the staff positions. The front door was left broken and unlocked for months with very minimal updates given on the status of a major security issue. The package service they charge for is not secure at all. Packages have been stolen and there is an overflow that cannot be handled on site. There is one person that handles package delivery and there is no backup whenever he calls out of work. Elevators are frequently left locked and unavailable because no can bother to unlock them in a timely manner. Leaving elevators locked over night is a major issue.

Modera Founders Row is a beautiful, clean apartment complex. My boyfriend and I enjoy the location, the gym, the pool, and the other amenities offered here. The only things that keep me from rating it 5/5 is the cost (which is pretty high) and the noise.

Endless noise and corportatization
The building is nicely kept and the building staff are nice. The maintenance team is great. The gym is decent. However, if you like any amount of peace and quiet do not come here. There has been and seems to be construction that will be ongoing for months. It sounds like a jackhammer is going to come through your roof, not quiet distant construction noise. Modera has been rapidly commercializing this suburban area at the expense of its residents. They are building a theater here now and once the construction is done on this there will likely be increased commercial traffic late at night generating noise from the theater. They have numerous outdoor events that blast through your apartment as well. If you have young children, work nights, work from home at all the daily constant noise will be relentless. If you value any semblance of peace and quiet then this probably isn't the place for you. The company has also been increasingly nickel and diming its residents. There used to be coffee, now they charge for that. There used to be guest parking, now they charge for that too (no good public transportation here so guests have no choice). They charge for package receipt.

Feels like home!
There’s a personal touch here at Founders Row that makes you feel like a vested member of a community. A warm, friendly environment. Being greeted by name might seem like a small thing, but it really helps an apartment feel like a home, in the way you might greet a neighbor over the fence in a more traditional backyard.

The best apartment complex we have ever lived in
Modera Founders Row is THE place. The staff, specifically Will Hall is amazing. Our apartment is great and has a lot of storage options. The gym is great and the community overall is very clean. We love the resident events and it's always fun to connect with the neighbors. Whenever there is an issue, they make sure to fix it immediately (sometimes even within the same hour). It's also a great dog friendly community and we love the pet spa.

Modera Founders Row is a wholesome place to live in. You get a nice layout and the latest appliances in your apartment. The luxurious decorations and ambiance as you walk through the community. Every little detail has been thought of, and it shows. A sense of community was created by the management staff and all the events planned. In the summertime, they brought bands and had food trucks. At Christmas, they hosted the Falls Church City Tree Lighting. I feel at home when I am here.

Our experience here at Modera Founders Row has been wonderful. The management team is responsive and are always a pleasure to work with. We love the pet policy and the amenities, particularly the community coffee machine. The location in the center of the Falls Church business district affords many walkable opportunities. Our apartment layout is practical, spacious and comfortable. We are excited to have all the new shops and the movie theatre open soon on the ground level.

Founders Row is amazing! The staff and residents are incredibly nice, the community is beautiful and very well maintained. Our move-in process was seamless and any maintenance issues we've had have been solved super quickly and professionally!

Modera Founders Row is the first place I've lived that actually lives up to the "community" standards it touts. Everyone, from the staff to the residents, has been extremely welcoming and helpful in every regard. The apartment features and amenities are top-notch, and the location is fantastic - walking distance to multiple grocery stores, a variety of restaurants, major roads, and quaint town experiences like the farmers market. I've been here about a month and look forward to great times to come!

Best Staff Ever
I moved here in March and the staff here is very good and friendly.David and Will are great people.I happen to share the grill with Resident Manager and had a great time.Maintenance people are so good at their jobs efficient and knowledgeable.Thanks team also it great to have charging stations below market price.They had no control on the building part where we could have used better insulation to stop noise .

Fun place to live!
Have lived at MFR now for almost 6 mos and love the community. The amenities are top notch and kept very clean. The staff is so friendly; they always stop and say hello. It’s been quite an adjustment to apartment life but I couldn’t think of a better place to do it :) We love the neighborhood-very pup friendly and lots to do in walking distance.

I love living here
I enjoy my new place. I am a little worried about the noise. but so far so good. Maintenance are efficient when called. The staff are friendly and helpful in the management.

Cute, well located, well priced apartments!
Our experience moving into the Modera Founders Row was seamless. The leasing office was very helpful and communicative and made it so easy for us to move in! The move in process itself was also smooth and as easy as moving can be. So far we’re loving our stay here and have already started to explore the cute city of Falls Church.

Awesome Community!
I just moved into VERSO and it's great! The apartment has upgraded appliances and fixtures, huge walk-in closet, and large bathroom with stand-up shower. I love sitting on my balcony enjoying a cocktail and people watch! There is a fully equipped gym, club room and secure garage parking! The location is perfect. Close to Tysons Corners, I66 & I495. All the great grocery stores are close by, Whole Foods, Trader Joe's, Harris Teeter, and of course Giant! So happy with my decision to move here.
