Property Ratings at Moda Newhouse
I moved into this apartment after a separation so being the first place I looked at and easily accessible to move into it, I took it. Pretty pricey for just 1 bed and 1 bath. Gets pretty stuffy in there, poor circulation. They placed a camera randomly on just one floor and when inquired about it, they didn’t give a reason, then one day it was taken down. 1 elevator for use between 4 floors, elevator is sketchy as hell and honestly terrifying sometimes. Location is convenient, lots of homeless people that rummage through the trash, management does nothing about it. Repairs are ok, they come within a week of a request. The two ladies that sit in the office never say hi to residents and often have a disgusted mean face. Unapproachable. My lease ends soon and I’m sure I’ll be hit with a bunch of hidden fees and cleaning services. According to past reviews, I won’t take a long time to deep clean if I’ll just get charged regardless.
We recently moved out after living at Moda Newhouse for a year and had a very negative experience. It's somewhat cheaper than other "luxury" apartments nearby, but in retrospect I would not choose to live here again. 1. Our bike was stolen from the bike rack in the garage. The apartment manager showed us security footage which revealed two people who had broken through two secured doors in order to get to the garage. We understood that not much could be done about the bike, but we expressed concern that people could break in so easily and asked what would be done. Our concerns were dismissed. It's clear that management could care less about their tenants' wellbeing and safety. We also posted a sign alerting other residents of the theft and received a curt message telling us to take it down. 2. We also happened to run into police officers outside the building when another break-in occurred, but this information was never disseminated to residents. We feel that it is responsible practice to alert tenants when their building is broken into. 3. On move-out, we were charged a $110 cleaning fee which we were told is "standard" despite the fact that we had cleaned the apartment and left it in much better shape than when we arrived. I spent the whole first day after we moved in cleaning off dirty cabinets, floors, etc. 4. Windows don't open, so it gets very stuffy in the apartments. 5. Noisy with dogs. Walls are thin. 6. The hallways and stairwells smell like urine at baseline. Positives: - Location is great. Many grocery stores nearby and within walking distance of downtown, 9&9, liberty park, etc. - Parking is convenient (indoor garage vs outdoor) and reasonably priced. - Maintenance was quickly responsive to requests.
See the "Don't be surprised" review below. My experience was the same. I would add that the new management (started at the beginning or 2017) takes forever to get repairs done. The building is newer and the location is great, hence the two stars. I moved here from out of state but now that I know the area better, I would look elsewhere. The management is going to hit you with lots of hidden costs. Don't bother spending much time cleaning your apt if you do choose to live here and eventually move out. They pay a cleaning crew to come service apartment and will take it out of your deposit no matter what.
When I found the property I loved the location. I am able to utilize many of the close resources for shopping and quick access to most of downtown SLC. The management went above and beyond to help me get into a unit that fit my needs. I use and love the workout facility and command area with TV, Pool table and kitchen area. The apartment feels great with great space and well designed. I have a Dog and the pet run and pet wash was perfect. It is located in a quiet area with a nursery behind the property. I know animals can be an issue in an apartment, but this one works out great. I highly recommend this property.
Pros: - Location Location Location - South Facing Apartment (in my case) - In unit Laundry / Dryer - The apartments are having good size and style Cons: - No amenities except small gym and clubhouse with pool table and tv - No swimming pool or hot tub - you CAN NOT OPEN YOUR WINDOWS - $109 for slow internet and basic cable from DirectTV / SKY Satellite - nobody can provide you a description of what you are paying for, you don't get a real IP address so if your neighbor gets banned from any website / service you are going to be banned too. - $25 for Valet Trash that comes after 8pm exactly while you might be cooking but your trashcan have to be outside and if you forget to tie the trash bag they will not take your trash. the Valet trash is available Sunday - Thursday - $50 for inside parking or $15 i think for outside - You have to pay a solid amount of money for the Common Area Utilities - Lots of pets in the building so everywhere smells bad... The building is less than 2 years old but it feels like it's 10 because of the smell and the dirty common areas / hallways / elevator. The base price of the apartment is $1500 but with all the things that you cannot opt out like media package, common area utilities and parking the total rent is close to $1700. Maintenance is slow since you need to wait for couple days to get something fixed - the guy is every day in different property but when he is available he is helpful. Weird office hours - good luck talking with somebody ... on the website it says 9am-5:30pm but after 5pm office is closed... Days are Monday, Tuesday and Friday .... Nobody explained to us that the common area utilities are not included in the rent so that came as a surprise - you have to read very well the contract to figure that out. Tips: if you want your pet to live here for free just don't tell anyone from the management - they are not here most of the time so you are totally fine. if you ask if the previous tenant had a pet and you get NOT TO MY KNOWLEDGE as an answer this means you are getting apartment with tons of fur in the carpet. Ask for cable activation form - you cable might not be active but you will pay for it! I spoke with many people in the building and everybody is looking forward to move out! The base cost of the apartment looks cheap but after all enforced services you might end up paying a lot more than you expect.
