Moda Apartments

This property has drastically declined since moving here two years ago. Most recent event, somewhere between 8PM July 26 and 8AM July 27, 30+ vehicles were broken into in the gated “secure” parking garage, some directly in front of the cameras. The elevators are consistently being serviced and can be non-functional for months at a time. The leasing office could not be more unprofessional when handling escalated situations. They also flag and remove negative reviews to create a false image of reality living here. Lease at your own risk.

Elevators are constantly down and cars get broken into every week. Management could care less. There are many other apartments to choose from in the area that prioritize tenant safety and are nicer.

Crime, poor maintenance and underinvestment The ugly : lots of crime here including a break in an apartment broken into and an assault, car break ins , stolen packages , vandalism. Masked intruders seen roaming the garage at night. Broken and unsecured security doors , poor security. The bad : elevators always broken , ugly new floors, roaches and ants, management doesn’t respond to complaints and requests or sent to care . Parking difficult sometimes . The good: responsive maintenance , friendly maintenance staff , good location

If I could give this place 0 stars, or negative stars, I absolutely would. This complex is terrible and management does not care about their residents AT ALL. There are 3 elevators for the complex (2 side by sides and 1 standalone), and both of the side by side elevators were broken at least 75% of my lease term (~14 months). The remaining elevator also was broken most of the time I lived here, which left everyone without a working elevator. If I had lived on a lower floor then it might’ve been more manageable, but living on just the 5th floor made it a huge inconvenience. Management always had the same cut and paste response of “we’re trying, so sorry” and that was it. Even when supposedly it led back to one singular guy kicking in the elevator panels (which was one way that they would break), it took management 6 months to finally look at installing cameras to deter him. The aesthetics are ok at best, it’s an older building and it’s starting to show. Parking is a nightmare anytime there’s an event at the AAC, which is pretty often, because management lets everyone bring in their friends to park for the events. To top off my truly wonderful living experience, we consistently had cockroaches. Sometimes even falling from the CEILING FAN into the apartment. Pest control came out at least 20 times due to the 20+ instances we had in the apartment. They taped extra around pipes, sprayed, and put out traps, but aside from that their “hands were tied”. We also brought the issue to the attention of management and they tried to tell us that we were incorrect, belittled us for the issue, and said that it was “rainy season” so we basically needed to just suck it up. Last time we checked, “rainy season” isn’t year round. It was just a “coincidence” that this only has ever happened to us at Moda, even though we lived in 4 other apartment complexes previously (varying between Uptown and Victory Park/ Harwood), and had NEVER had an issue with pests. Thankfully we got out of here and are fully moved out, although management decided to try and charge us for the entirety of the last month instead of prorate it as they’re supposed to. Anyways, if you’re interested in living at Moda, don’t do it. The prices are cheap for a reason. It seems like a dream come true, but to quote taylor swift, it’s a nightmare dressed like a daydream.

The elevators never work and it's hard to get deliveries.

I?ve been living here for 3 weeks, and love living in Moda. The Leasing office are amazing. Very helpful and move very fast with my service orders. My only issue is the elevators doesn?t work but that?s normal for apartments complex. Lol. I need the exercise

Maintenance was super fast and they fixed all my issues.

Reasons why I would recommend Moda: Well organized, very responsive office staff and maintenance, clean, well maintained.

I moved in on the 17th and the moving process was really inefficient. There wasn’t much information given on where I can dispose of my trash. I moved into the smell of cigarettes in my apartment and broken screens. I raised concern on Saturday and it been three days and nothing has been done. My balcony door has a broken lock which is unsafe, and this hasn’t been fixed despite me reaching out. I haven’t been able to stay in my apartment because it is not safe to sleep with broken screens and locks. The washer won’t rinse out the water properly. Overall a poor experience and would look for other options. Staff isn’t helpful and tends to have an attitude when you ask questions.

This will be my fourth year at Moda and each person who works here has gone above and beyond for me. Including all people in the leasing office and each individual that is part of the staff and all the people in between. I cannot recommend them enough and this property! Thank you Laura, Rodrigo, and Chris and everyone else for ensuring your residents are always happy. It doesn’t go unnoticed and I have loved living here over the past 3 years!

Great price for quality of apt, neighborhood and many other conveniences

The staff is great, the units are good, the neighborhood is nice. Had few problems with neighbors that I felt were promptly addressed by the staff. Constant elevator problems and random fire alarms were an issue during my stay.

YES! I honestly had no real no complaints about this complex since the new property management company took over. The only downfall (aside from the elevator) is the newly installed carpet. It’s very arcade/retro bowling alley-ish. To me it clashes with the brand & class of this property...but it’s not unbearable lol. It’s been the source of some very interesting elevator conversations with other residents & guests. I’d recommend it to anyone. Honestly, I only moved because I wanted to experience a different side of downtown. Full disclosure, I am definitely regretting it. The staff isn’t nearly as accessible nor as friendly as they were at MODA. I try to live my life without regrets. But my new place is in a part of downtown that smells like pee and has 1 out of 4 elevators working. There’s more Irritations but but...no sense in me complaining to y’all about it haha! But I loved MODA, would recommend it to anyone and will more than likely be back once this lease is up.

Clean apartment, great rooftop and pool area! I LOVE the peloton subscription that I get with my lease.

The maintenance man actually approached me and asked if I needed a new filter. He said it was summer and I would b running my a/c a lot. So he recommended I change it. And he himself put in the work order. I have never had any maintenance man look after his tenants the way they do here at MODA. I truly appreciate him.

Great area! Staff was very informative and customer/resident focused. Made us feel very welcome and comfortable.

Everything is amazing, I visited a lot of place before that and I'm pretty sure that Moda has everything I need.

Joe is always super friendly and eager to help. We truly appreciate him as part of our community.

The location is great and people working there are also very helpful.

Nice couplex, great amentities, close to all the action, walking distance from plenty of restaurants

I think for the price and location alone it's a great place to live. The amenities make it even better.

Would like to get the elevator situation resolved permanently as well as the piece of the elevator arrow that's missing.

awful management, they could careless about their residents. If I could give 0 stars, I would! Everything breaks, there have been multiple car breakins that they DO NOT tell their residents about. Lord knows what else goes on that they sweep under the rug. It is unsafe and not worth the price!!!

In the past few months, there have been too many issues with the gates, the elevators, the fire alarms. I understand that every once in a while issues arise, as it with any property that requires maintenance but when a fire alarm goes off that often and specially in the middle of the night. It is not only inconvenient but it is a big disturbance.

Edit 3: June 29, 2018 I was told to contact the regional manager, which I have done multiple times, yet have not heard back. Since my last edit, we've had more issues with the apartment. The gates into/out of the garage have been broken for the last 4 days. The gate used to get out of the garage via foot (on Akard Street) is broken as well. Oh, and the elevators are broken! It's not all bad though- I think its been about a week since the last fire alarm went off, and we now have water and electricity again! Also, we were awarded the luxury of Taco Cabana & wine night one night!! We're adults, Lincoln. We don't want tacos and Franzia. We want a safe and functional apartment and expect to be made right when you fail to uphold your end of the lease. Edit 2: ~June 16, 2018 I booked a hotel room via HotelTonight (known for providing cheaper rooms last second) at a slightly further away (and cheaper) hotel in the neighborhood. This seems beyond fair to me. I fully expect corporate to reimburse me for having to take such drastic measures. I was told via email I will be updated on Monday, June 18, about being reimbursed. Edit: ~June 15, 2018 Our water has been off all morning (hot water since last night) and will remain that way for the unforeseeable future. In emails sent to residents, management has asked us to “send good vibes” to the maintenance workers and thinks we’re “awesome residents.” ~June 15, 2018 The fire alarms have gone off at least 12 times in the past 4-6 weeks and at all hours of the day. 3am, 2pm, 8am, 1am, etc. It’s going off as I write this review at 9am and was blaring last night at midnight too. Good luck sleeping 8 hours in a row here.

Once the pool area and rooftop areas will be updated, the hallways recarpeted and repainted and the cleanliness issue addressed, we would most likely recommend this community to our friends especially because of its great location and staff.

The building has a lot of potential, but the previous management allowed certain aspects of the building to become somewhat "run down".

This is a great complex in an excellent neighborhood. The recent issues here though make the complex less than desireable.

It's a great place to live. A fantastic location, and a quite community. The only downside is guest parking. You are limited to one guest's car, and you have to let them out with the fob when they leave since there is no sensor at the gate

The biggest downsides I experienced is the amount of people who smoke week in the complex and the road/construction noise along Harry Hines. Many times on the 3rd floor the hallway would smell of smoke (not cigarette smoke). The traffic noise, especially on game nights with the honking, can be pretty annoying.

The hallways occasionally smell like marijuana (seeping out of people's apartments), so I can't say that everyone I know would be okay living with that. Unless the carpets are torn out and replaced with something more stain resistant, I'd advise them to actually remove spots when the carpets are cleaned.

I love MODA. It is in the perfect location for me. I appreciate the social events because the community is, in general, so quiet. Parking is usually not an issue unless you come back late, but I've always been able to at least find a parking spot on some level. I've told many friends to tour this place in their search for apartments in the area. The only bad thing about MODA is that the hallway floors are filthy, the elevator floors are often dirty, and the pool water is actually really hot. I'd prefer a cooler temperature in the summer months...

The amount of traffic and noise was too much to handle, the daily congestion and construction work on Harry HInes and people parking in the garage during games, concerts, events, etc was highly frustrating.

Carpet's we're not done when I moved in, blinds were broken, refrigerator was dented in. It was a real surprise. This all has been remedied, but the move in experience was disappointing.

I loved the location and the leasing professional was amazing! But the apartment was so small and the price was so high (compared to the space), that I've decided to lease somewhere else. Thank you.

The only part that might make me not suggest it would be the cleanliness of the dog run - it seems to never be cleaned.

Traffic from games can be an annoyance. The construction can make things inconvenient as well. Lastly, from time to time we hear people in other apartments late at night from our apartment. Overall though, we are pretty satisfied.
