Less than 24 hours after moving in, the storage unit that they leased me was burglarized and vandalized. The culprit left their shirt in my unit, meaning they walked out wearing my shirt. I called the leasing office and they said “was there something you wanted me to do?” The response has been completely lame. I have had the keys to my apartment for nearly a month but could only move in yesterday due to the elevators being broken for about 3 weeks. I was forced to take the stairs every time I came to take measurements, which is unsafe as a woman living alone. I do not feel safe here. I feel so violated not only by the burglary but by the response. There is dog poop in the stairwells as well.

My overall experience at Mockingbird Flats is not a pleasant one. Since the time I moved in here I’ve been facing issues dealing pest, cleanliness (the condition of apt given) etc. Even the corridors are not cleant well. This property is supposed to be 12 years old (not too old) but the maintenance is not that great. Would not recommend for happy living!

1. My car has been broken into 7+ times 2. Halls smell like crap. 3. Homeless people sleep in the stairwells. 4. Elevators broken for a long time. 5. Mgmt is nice but still don't do anything. 6. Doors throughout the property are broken.

This has been the worst apartment complex I have been at. I cannot wait for my lease to expire so I can move out. Avoid living here at all costs. The elevators are always down, my car got broken into, it smells, and there's trash everywhere.

This is great place to stay very close for SMU students. Apartments are nice and big - lot of cabinet space. Washer dryer included in the unit.

Shared facilities are constantly having problems. The elevator near my unit has been broken since the week after Thanksgiving and is showing no signs of being fixed soon. Management is unresponsive, unhelpful and dismissive. They rarely, if ever, pick up the phone and have not responded to any of my emails in 6 weeks. Wish we didn't have six whole months left in our lease.

I've lived at this property for two years. Building is in a good location, that's all this property has going for it. Waterton took over as the property management company last year and has made it their mission to turn this place into a slum. Elevators are constantly out of service for long periods of time. Maintenance requests take weeks to resolve. Security gates and doors for the parking garage and stairwells are left open. Residents are forced to pay for a "concierge" trash service that requires garbage to be left in the hallways. Residents can no longer have packages delivered to the property, have to go through a third party service and send packages to a different address to schedule later delivery. All that on top of a mugging and shooting on the property earlier this year. Plenty of apartments in Dallas, no need to live here.
STAY AWAY! I filled out an application for because I thought I was getting a good deal through an independent apartment locator. However, after touring I knew that this was not the place I wanted to live. I was told that my $150 would be refunable and I was okay with that. I was VERY specific when I gave my mailing address, however, they proceeded to not put my apartment number so I never received the check. Weeks went by and I would call and call to get a status update. They would tell me “oh we will receive the check back and then you can come pick it up”. Well, I never received the check, instead, they told me it was cashed. By who was this checked cashed? Not me! They did absolutely nothing about it, just told me “maybe you should file a police report”. They are a sleazy business and I recommend that anyone looking here looks elsewhere. These reviews don’t lie just stay far far away!
Miserable experience moving in during the Waterton takeover. Nobody knew what was going on. Apartment was not clean on move in. Kept having to go down to sign papers. Hallways smelt like road kill . Found out ( finally) in December that it was garbage in the The shoot that was clogged. Elevators are always broken. Parking garage is not secure. Someone was mugged there last night. Takes forever to get something fixed. You have to ask for your air filters to be changed. Nobody will call you back. Even corporate can not return a call. They are consistently inconsistent!!! Horrible management!!!
A one star rating b/c since late July 2018, there has been package issues,hallway trash, Elevator issues of not working. But worst of all, pet littered by animals and owners not picking up afterwards. The common areas like the hallways and courtyard stink some days
The front office staff are very poor with return resident calls and maintenance requests. It took a week of someone to fix a clogged sink in my apt. Also the front staff are incredibly rude. I understand they may be understaffed but that is not my problem as a resident, and it is unprofessional to take that frustration out on residents. One female front office worker with braids is always incredibly rude and condescending over the phone and in person.
Great location however while I lived here the AC was out three times. One of which the room got up to 90 degrees and was barely liveable for a period of 3 days. There was also dog poop on hallway floors at one point and broken down elevators for the majority of the three months I lived there (which is not ideal as I lived on the top floor). The amenities are decent and the rooms are nice in pictures but have pretty small living areas. If I could do it again I would probably find somewhere else to live as the constant issues led to constant headaches.

Great location! Prime spot, great restaurants, close to Kroger, and 10 minutes from shopping. You really can't beat that, on top of a great office staff.
It's affordable and in walking distance. Cons are that it's a little noisy and it's hard to recommend to my younger college friends since it's a 21 and up community that close to a college that doesn't typically have enough on-campus housing for everyone who needs it

I loved my personal apartment set up. There are challenges that needs to be addressed but I was over all pleased with my living space itself.
This is an excellent location to live within the Dallas Metro. However this particular unit's elevators are broken at least twice each month. The equipment on the roof of the building puts off a nasty humming noise that is distracting throughout the night.
Would- nice area, great staff, maintenance is quick, Would not- my personal apartment smells so I have a bad taste in my mouth about it, pool is tiny, layout of the buildings is confusing for visitors, paying extra for trash and package concierge is a ripoff.
Nice apartment. The amenities are well maintained and agents are very helpful. However, the monthly rent is above average in this area and the swimming pool is too small.
I would recommend this apartment to others because of the location and the security of the amenities. However, low points of recommendation would include the limited space, pricing of the limited space, and additional charges for everythingggg.
Overall, I think the apartment complex is conveniently located in a great area with access to a major highway and walks away from nightly activities. Has all the typical amenities that most apartments have.
The pool is really small. Not big enough or enough chairs for the amount of people that live there. The new "answering system" is really difficult. I usually never get called back. I would rather be pushed straight through to the office and talk to someone who can help me right away. The visitor parking is a NIGHTMARE. It's ridiculous that guests have no where to park without being towed....or without a car getting broken into parking all the way at the Mockingbird Station train parking..
Being a graduate student at SMU, this apartment location is highly convenient. However, the required valet trash service is too high of a charge and too infrequently used that it takes away from living in this complex.

The resident and guest parking needs more availability. Garages sometimes become completely full and I am required to park in street parking. There should be designated guest parking as well so guests don't have to compete with the retail customer parking spots.

I feel like the management is a bit unorganized and hardly ever gets back to me in a timely manner. However, they are friendly and easy to talk to when I am able to get a hold of them. Maintenance requests are always taken care of in a timely manner which I really appreciate.

Good place to live in a good location.
Now that the office staff is improving and they know what they're doing I would recommend more people to live here. I've had four friends move in.

Would Recommend Because: Great Location. Nice apartments. Great pool/grill area. Not Recommend Because: Complex Entry doors/locks not working regularly. Odd amenity hours. Grills regularly don't have gas or run out while cooking.

I have lived here for a few months, and I can't say enough positive things! The apartments are very nice with a good atmosphere. They have events that make it easy to meet new people. The staff is very friendly, especially Kristy! She has been extremely helpful from the beginning, and continues to assist me with any needs I have. Overall, awesome place to call home!

<DISCRIMATION TOWRDS VETERANS> I recently tried to rent an apartment at the BLVD. the base rent was going to be $1050 a month. I turned in over $5,000 of income and they did not approve me for financial reasons. I am a disabled vet, I go to school on the G.I Bill, also I am retired from the Army, and I work. They told me that they could not let me move in unless I paid $1,333 or $1,399 as a deposit. I have been a residence at another Lincoln apartment complex for 2 years. The apartment I live in now is $980 a month; all I was trying to do is transfer my lease from one place to another. Obviously this place discriminates against veterans and thinks vets should pay more to live than everyone else. As I tried to get my deposit back they told me it was too late; I immediately asked for the regional managers # and they told me they could not give it to me. I replied, “no problem I already have it just seeing what you were going to say” and then hung up. 2 mins later Lindsay called me back telling me I could come pick up my deposit. I drove 45 mins to arrive at the BLVD, I waited for over 20 mins finally I walked back in the manager’s office where I was told that my check was already cashed and that they would call me and tell me when it was going to be mailed to me. I am not sure but to me this place reeks of discrimination. These people are so ignorant in how they operate. Please stay away from this company. SUPORRT YOUR VETERANS.

I have been living here for 4 months. There have been a few problems but I like it here for the most part. The office staff are always friendly and helpful. There are about 400 apartments here so they sometimes get tied up but that isn't their fault. There are a lot of perks - a nice swimming pool and grills out in the pool area for the residents. The problems I've had are as follows- The chutes for garbage removal aren't emptied when they should be so there has been an unacceptable amount of garbage in the inside garbage chutes. There were flies, rotting garbage and trash on the floors - was really disgusting. I pay an additional charge for assigned parking and recently found myself blocked in by someone parking at an angle. I called the after hours security service to request their assistance regarding my vehicle. They never called back. The elevator that is next to my apartment is out of order most of the time. That means I have to walk to the other elevators - it is really a pain when I am bringing up groceries. I don't know if I will renew my lease when it it runs out.
