Property Ratings at Marquis at Sugar Land
I recently had the opportunity to transfer apartments within this complex after living here almost 3 years. I must say, the experience was outstanding. Zawar, Elsa and Damon are incredibly accommodating, ensuring that every aspect of the transfer was handled with utmost care and efficiency. They were responsive to my needs and made the entire process seamless, which greatly reduced any stress I might have had. They also helped coordinate my boyfriends transition to Texas super easy! It is nice to have a management team who are not driven by sales but actually have compassion when you may find yourself in an unplanned situation. The community here is wonderful and I am sad I had to leave my building of three years, but it was time to expand our space. Everyone, from the staff to the residents, are friendly and welcoming. This has made me feel right at home from day one when I moved from Maryland. The sense of security in this complex is also worth mentioning; I feel safe and comfortable at all times, which is very important to me. Given the positive experiences I've had with the rental office and maintenance (who are top notch and responsive), we plan to stay here until we purchase our own home. I highly recommend this apartment complex to anyone looking for a supportive, pleasant, and safe living environment. It's truly a great place to call home!

I love my apartment! I have been living at Marquis a little over 3 months. I was referred to this complex by a coworker and relocated from Culver, Ca. Prior to moving, my friend toured the complex with Joann while I was on facetime and she was so nice. When I leased, she guided me and stayed in touch with me about my apartment. When I moved in, Joann showed me the community and took me to my apartment. She was very patient with all the questions I had. The staff is super nice and caring and the complex is very clean. Maintenance is very friendly and I like that they wear uniforms and you can tell they work for the apartments. My neighbors are so sweet and work in the same facility as I do, that was so comforting.

I lived in Marquis at Sugarland for about 18 months, and moved right before Covid widespread started considering the layout of apartments with lot of open place and minimum intact with the neighboring apartment. I lived in 3rd floor. Pro - • Well Maintained and awesome support from the leasing staff need to call out Sandy Blankenship who is outstanding in all the ways, always available to answers questions with patience providing valuable details • Regular updates from Management on the things happening in and around community • Easy usable mobile application for making rental payment, managing lease and service requests • Service work orders are resolved mostly the same day or the next day • Preventive care taken during the Covid Pandemic, and was available to support as needed • Food trucks near community once in a week • Of late Management taking continuous improvements in the community to make it a better place to live Cons - • Play area for Kids should be there for such a wonderful community • Increase in price every time you renewal your lease and prices are non-negotiable and be mindful of limited buffer if we get non-punctual with regards to conditions listed in lease agreement. All in all the experience at The Marquis is exquisite!
If you’re looking for a new place in Sugarland, I highly recommend Marquis at Sugarland. I have lived at other CWS properties and this place definitely represents how professional they are. Vee is always very welcoming every time I walk in the office as well as her team. Maintenance is always on point and I can communicate with them as well without the need of reaching out to the office, which are also very helpful in case I need to go to them for any questions or concerns. Great quality and value!!!

The apartment community is amazing, I love my neighbors and our apartment is beautiful, but the best part is that the leasing staff are excellent, Nathalia helped us find the perfect apartment. Veronica was extremely helpful in the application process. All in all the experience at The Marquis is exquisite!
I have lived a couple of places, but ALWAYS had to put up with hearing neighbors... I love the customer service here and the fact that I I have a request.. Within 24hrs the request has been taken care of... It's sooo quiet, clean property, customer service. I live it here!!!!!
