Property Ratings at Malvern Manor Apartments
Couldn't make it 6 months here before breaking the lease. Constant issues with cockroaches and silverfish crawling out of the walls. Excessive amount of maintenance requests submitted just to get advertised amenities working months after move-in. Way overpriced for what you get and a constant headache.
Dishonest management group and ridiculously outdated and rundown apartments.
Love the location, office staff is friendly, and maintenance requests are completed promptly. However, noise between apartments is an issue. Wood floors are beautiful but squeaky and every movement by upstairs neighbor can be heard all day and in wee hours of night and morning. I suspect that management did not enforce lease requirement for carpet, and all 3 complaints to management about noise led to no action and no change. In hindsight, wish I had looked at other properties in the area.
Best location around and looks great from the outside which is normally well maintained apart from numerous irresponsible residents with dogs being anti-social and not cleaning up with the bags provided. On the inside most of these are units have state of the art equipment from the 1960's and 1970's. Ground floor units cannot get above 68 degrees in winter even when the "heat" is on all day. Likewise upstairs units cannot get below 72 degrees in summer. It is just inadequate. Likewise all appliances are the absolute cheapest and nastiest available. Maintenance staff are constantly busy but are friendly and extremely helpful. Public areas are modern, unlike the apartments, and staff are very helpful. Overall utility costs as a result of old equipment and communal billing of water and sewer charges are excessive and even garbage renewal is totally inadequate. It all depends on priorities!

This is a great first apartment. The amenities of the complex are awesome. Great gym and pool. The appliances in the apartment need to be updated and the floors are loud, but the size is perfect for 2 people.
