Property Ratings at MAA Optimist Park
Fire alarm went off SO OFTEN. Always at 4:00 AM. And they claimed this was being set off by the residents, but why would it always happen at the same time if that were the case?! Coincidentally, their scheduled fire drills were always at 4:00 PM. I think they just accidentally set them at the wrong time like individuals sometimes do with their phone alarms mixing up AM and PM. Which is understandable if it happened once, but it happened CONSTANTLY.
* Fire alarms go off all the time with little to no explanation. * You are required to pay $20/month for Fetch Package Service. They are so unprofessional. Ive had my packages thrown at my door so hard that I jumped * I went without hot water for 2 weeks. no credit or compensation. "luxury" is a joke at this place. Very visually appealing but you'll regret moving in within weeks.
Today the fire alarm has gone off twice. The first at four in the morning, and the second at 8:30pm. This is the second time this has happened (a 4am wake-up call via fire alarm), but more than the sixth time the alarm has gone off seemingly unprompted or caused by a single offender impacting the whole complex. The first time the alarm went off during the night we were told that the fire system malfunctioned due to excessive rainfall, but we haven’t been told why it keeps happening, making me think the initial issue was never truly resolved. I am confused why this system can’t handle the elements while other complexes in the area do not have issues. It should be noted that each fire alarm incident includes the first alarm, lasting for as long as it takes for the fire department to arrive, and then at least three “aftershocks” until it is truly off. I love the apartment here. It’s spacious, very new, and includes many cute features to the floor plan. Personally, I have not experienced any unfriendly staff or unclean common areas as some other reviews indicate. I also love the location of the complex- it’s close to Cordelia Park, the light rail, Optimist Hall, Uptown, and plenty of other attractions. Besides the fire alarm issue, I only have three issues with this place. First, the construction noise. When we moved in, we knew there was a new complex next door being constructed, but we had no idea the amount of times the street would be blocked by equipment and crews or the amount of constant honking coming from vehicles entering and leaving their site. (It’s literally every time the someone enters or leaves, must be protocol.) Secondly, this complex was recently purchased by MAA. MAA is looking to upgrade existing amenities (which is great) but also requires maintenance to enter our unit to install equipment more often than we expected to have people entering. Lastly, this complex uses the delivery service, Fetch. Fetch is cumbersome and is not recognized as a real location at many major retailers (namely, Target). If the complex did not have such major issues with their fire alarm, it would receive four stars from me, but I’m just tired.
DO NOT STAY HERE. I’ve lived in apartment complexes all across NYC and it’s shocking to say that this is the worst one I’ve stayed in. I cannot wait to move out. The fire alarms alone have me contemplating breaking my lease. You will not get good sleep here. The fire alarms go off multiple times a month in the middle of the night and wakes you completely and abruptly out of your sleep because it goes off somewhere between 12am and 4am. They will not bother fixing the fire alarms, they will not install cameras to see who could be smoking in the elevator, no, they just let them continuously go off. Also the water pressure is very low
Ever since MAA took over the place is falling apart, vomit in the hallways, poop in the stairs, and contant fire alarms. So over priced compared to surrounding apartments. Please look else where we count the days down to leaving.
I would give it ZERO stars but I can’t, so I have to give it one star. I was here when this place was Alta Filament and upon my arrival the staff was super friendly and handled every situation with urgency and at least acted like they cared about their tenants. When I found out it was being bought out by MAA I was pissed. I intentionally never chose to live in an MAA community for this reason. Since then it’s so dirty here and I know that the cleaning services that are provided work very hard to keep this building clean but the tenants are grown adults and can’t seem to clean after themselves. Also, not to mention the FIRE ALARM RANDOMLY GOING OFF AT 4AM EVERY TIME IT RAINS!!! And my unit is one of the units that continuously flashes after the alarm system shuts off. This time the alarm started at 12 am, it is now 9:30am and no one can seem to get it off. The office opened at 9 and the manager, knowing this is all going on is yet to be here to respond to any concerns. My question is, why are you all expecting so much rent and fees but not giving the maintenance that the building needs to keep your tenants safe and protected. Seems like a common trend with MAA apartments. I’ll give an update on what time they actually get my unit emergency lights to turn off this time.
I hated living here, it’s very loud with the bar near by, it’s dirty most days especially the elevators and hallways. The staff is very rude and not accommodating, they treat you great when you’re touring and then horrible after. The fire alarm keeps going off, it went off at the 4 am the other day and did not stop until 5:30 am. The gym is too small and the coffee machine is never working. It’s not worth the money, the area isn’t as nice. Would recommend looking into uptown or southend instead.
I’m Since moving here in August, the fire alarm has been triggered at least twice a month in recent months. Considering the rent we pay, this frequency is unacceptable. Despite the beautiful surroundings and nice apartment, the disruptive nature of the alarm is not worth it. Having lived in various places, I have never encountered such a persistent issue with fire alarms. If you are considering relocating here, I urge you to take these reviews seriously and explore other options. The alarm sounding at 4AM was the final straw, especially with my work-from-home situation and a newborn on the way.
Love living here is amazing and peaceful so much fun with all the events and amazing people!

I LOVE living here, it's close to everything in uptown, noda and plaza. I have a top floor with a view of the city too. It's super nice on the inside and the staff is extremely friendly.
