Property Ratings at MAA Hebron
Inspection should be done by the landlord before handing over an apartment to the new tenant/ family, especially couples with small kids. Lot of critical maintenance work is pending due to non-inspection by the owner / property managers. Leaking water, bed egg smell in the apartment and so on .... We shifted on Sept 2nd, during that time nobody was available to fix the issue. Clean apartment and neat surroundings are essential, this is your responsibility and our rights. Local offices as well their Regional office (Quarry Oaks Emergency) are delayed in response. Wrong choice for apartment at MAA Hebron :-(

This place has definitely changed. Parking lot stay trashy, dog poop all over the grass, the trash area always have bags of garbage on the ground. I will definitely not be renewing my lease there.

This place was a nightmare and continues to be after I moved out. We were supposed to pick our keys up the morning we were supposed to move in. I showed up to pick my key up and they said that we were declined due to background check. Never notified me that this came up. i knew something was wrong. They told me they do a background check by name and birthday and needless to say they pulled the background of someone else in California. Movers were on the way and the apartment hadnt been touched. im talking filthy. Wiped my hand over the counter and my hand was coated in black filth. The carpet was filthy and had to be replaced. They spent probably about two hours cleaning it. We had no other choice but to move in as we had already hired and paid the movers who were on their way with a loaded moving truck. The office staff was very unprofessional and I believe her name is Lanette even snapped at me for being angry at all that had taken place when we had done everything asked of us and assumed everything was good to go as we had not heard anything. They are very unresponsive to calls and emails. Now we moved out because they increased the rent by 100$. They have sent me charges for cleaning and damages as I am aware that this is normal and assume we would be billed for cleaning and holes in the wall where we hung stuff. they also have charged 60$ for damaged carpet. Well they installed the new carpet after we had moved all of our stuff in and one guy moved all our furniture around while he installed the new carpet. We didnt have a dog and we took good care of the carpet. i inspected it upon move out and there were no noticeable stains or damages to the carpet. I have now sent 6 emails in response to this issue asking for proof of damage as anyone can say something is damaged. I have not received one response to 6 emails asking for proof of damage or clarity on the issue. Again, very unprofessional staff. please do yourself a favor and stay far far away from this place. You would get more professional service at a motel 6. I wish they had negative stars to give so I could give them -5 stars. if I owned this establishment, i would be changing my staff asap.

Finally we had to move. Fed up with noise all night long, drug dealings at the pool and the lack of security. This past year (2016) the gates were broke until July, then only worked for a few weeks and broke again. They do not maintain them for months. They do not live up to their contractual committments to maintain the security of the complex or to provide for quality of life at this complex. Such a difference from other complexes we have lived in. We would provide issues to the management and nothing ever got resolved.

This is the letter I sent to the management company, MAA less than 48 hours after I completed the application, was approved, and paid the $200 "HOLD" fee. It tells of my complaint. To Whom It May Concern: Hello.. I recently applied and was approved for your property at Colonial Grand at Hebron in Carrollton, TX (Apt ****). I paid $200 to hold the apartment. LESS THAN 48 HOURS LATER, I visited another one of YOUR properties, Colonial Reserve at Frisco Bridges in Frisco, TX and LOVED the property. When I called to cancel my hold at Colonial Grand at Hebron, I was told I could not transfer or have any monies refunded. Its amazing how Shelly (Leasing Agent) forgot to mention that it was NON REFUNDABLE BEFORE I PAID. Unbelievable. THIS IS STILL ONE OF YOUR PROPERTIES! I honestly cannot believe you do this to potential tenants! People who still want to lease with you! I was prepared to complete the process on-site and this has really disappointed me. It makes me question what other unfair practices your company might have. It's bad enough that I have to endure another credit check to lease with THE SAME MANAGEMENT COMPANY. If anything can be done, I would certainly appreciate it and would love to lease at your community. I will be posting this exact message on all apartment review blogs/websites, including the outcome, FAVORABLE OR UNFAVORABLE. I sincerely hope you make this right. Thank you in advance!
The apartments are nice. The cost of living each yr increases with this apartment location. There are Maitnenance situations as well that don't get taken care of
