Property Ratings at MAA Fallsgrove
This apartment complex states they are luxury but have old and outdated apartments and buildings. There is a constant smell of marijuana, cigarette smoking on balconies, and overall not a very safe feeling location. They have a no breed restriction, which is fine, but so many aggressive breed dogs so you hear many dog fights outside with owners who cannot control their dogs. Cockroaches are an issue here as well as stated in other reviews. One morning I walked out and my neighbor's car was on bricks with their wheels stolen. I was in a tough situation requiring me to stay, but they raised my rent 43% forcing me to move out. This is likely due to a formal complaint I placed at the local police department against a police officer who lives at this location. Overall, make your stay very short here and be prepared to have them nickel and dime you on your way out using discriminatory practices.

The complex used to be great, but it went downhill when a new property manager took over. Crime in the neighborhood went up, the community/buildings/grounds started to see an increase in decay, garbage piles up in the shed areas, parking is limited and there seem to be more rodents outside and spiders and pests inside units. Many buildings have the front door lock broken, so anyone can walk in. It is a decaying community charging luxury rent.

Honestly, you won’t find a better leasing staff. Their top notch and always friendly. Maintenance is prompt, but sometimes a little irritating to deal with. I would definitely move back.

We just moved in last month and so far we love it. The staff had to switch us to a different unit when the original one wasn't going to be ready in time, but they made it seamless and worked around my movers to get us in on our desired date. The office staff are the best I have ever worked with, especially Fred, who has actually helped carry heavy packages up the stairs to my unit. Maintenance has had to come out a few times for minor repairs and everyone has been prompt, incredibly friendly and helpful. I have lived in many managed communities in this area and, so far, this is the best one, no contest. Rents are a bit higher then similar sized units in the neighborhood, but if you are lucky enough to check the site on the right day, you can find a rent special (that's what we did!). Overall, we are extremely happy here and have zero complaints. BONUS: There is a Krispy Kreme right across the street that is open from 6am - 10pm with a drive through. What else can you ask for? In the neighborhood also: Starbucks, Safeway, tons of banks and electronics stores, Panera, Chipotle, Mamma Lucia (Italian food), etc. There is also a 24 hours CVS down the street, a Home Depot, Nordstrom Rack and some great kids activities (Skyzone, Monster Golf, Baseball Zone). Shady Grove Hospital is also right across the street and has an excellent ER. The main highway (270) can be accessed 2 ways - Route 28 at exit 6 and Shady Grove Road at exit 8. Very convenient, depending on which way you are going.

The facilities are well maintained and location allows for convenient access to major highways and the metro station. Some amenities could be better maintained such as hoses for the vacuum at the car cleaning station.
I find that living here is a quiet and pleasant proposition, with facilities and amenities that increase the positives of desiring to continuing to reside here, in addition to the incredibly reasonable rent that I've been able to enjoy, due to my participation in the city housing program.
I enjoy the tranquility and sense of safety in the surrounding areas and my apartment is very spacious and cozy. It's a pleasure going on nature walks in the neighboring areas and the apartment location provides for easy access to Post Fallsgove Shopping Center, Trader Joe's, Shady Grove Hospital/Healthcare Emergency/Rehab; Universities at Shady Grove, National Cancer Institute, John's Hopkins University, Rio and Crown. There's absolutely easy access to public transportation, I-370, I-270 Expressways and the 200 inter-county connector. All my necessary conveniences are within a five miles radios! Complete peace of mind!
Very satisfying
Overall I like the environment, the common grounds and feel safe. my disappointment is that in the recent times service level has not been very good. I have been having problems with roaches and learned that I am not the only one but management approach is to spray individual apts that complaint instead of addressing the building as a whole - locate infestation point and treat the whole building. so far they have sprayed twice my place in a period of 4 months should I expect to have to get this every 2-3 months - I have allergic reaction to the treatment so if this continues I may have to move something I don't want to do

It is a well kept place to live. Convenient to shopping and restaurants,nice green environment with very friendly staff. I am very satisfied. There is no need to look for another place to live.
Great location, extremely helpful leasing office staff.
Maintenance is very attentive. Things are kept in good order. Only complaints are limited hours of game room, should be open after office closes and pool season should expand beyond Labor Day, still a month of swimming weather after then.
Overall the property and staff are great. The only issue has been dealing with the sharing of heat between the water and heating systems during cold weather. It is necessary to schedule shower times when the temperatures are below 20 degrees.
At times I can hear my neighbors late at night because the construction of the building is not that great. This causes me to be disturbed in my sleep. But I do find the leasing consultants to be very nice and helpful.
Living here has been great so far. Sometimes apartment owners don't pick up their dog poop. Also, wish the pool was open late into the night.
I have had a great experience living at Post Fallsgrove! I move a lot and they are one of the best communities I have lived in. My move in was seamless, every maintenance concern is resolved quickly, and they accept my frequent package deliveries always with a smile. I would gladly recommend them to anyone looking for a great place to live. Unfortunately I will not be renewing because my rent will be increasing 12.9%, which is out of my budget. But as long as the rent price is in your budget, I would definitely go with Post Fallsgrove:)
After living here for many years i have found the management and maintenance crew excellent and supportive of any concerns i had.
LOVE, LOVE, LOVE my walk in closet. I just about squealed at all the space I had in the apartment. Big windows letting in wonderful light. Lots of amenities like the pool, gym...the maintenance crew. Just a really nice layout of living space. You don't have to go far for eats, drinks and entertainment either, which is a major plus for a home body much like myself! I do hope that rent doesn't keep increasing though. I'd be reluctant to move on.
I've had very few problems while living here. What I love the most is the shopping center across the street- it has a food market, bank, multiple restaurants, Fedex, hair salons, nail places, etc. If you think of it, it has it! There's also direct access to I-270 and is very close to the ICC. Five minute drive to Rockville Town Center and the metro Red Line to DC. The area couldn't be more perfect. The apartment itself is nice- I've had no noise problems but the wifi is iffy at times. We currently only have comcast/xfinity, but they are roughing in FIOS this year so it opens up options.
