The units are very nicely upgraded and very clean. We would never know if this unit was previously lived in because everything is in great condition with no looks of wear and tear. Lullwater Apartments offers a visually appealing and spacious living environment. The layout of our unit is beautiful, with generous room sizes and closet space. The community grounds are well maintained, and amenities like the gym and pool are enjoyable. The quiet atmosphere and natural surroundings, especially the daily visits from hummingbirds, add a peaceful touch to everyday life. However, our experience has also included significant challenges. Upon move-in, the unit was not properly cleaned or prepared, with broken appliances, nonfunctional lighting, and paint splatters throughout the floors. Maintenance concerns have often been met with temporary fixes rather than lasting solutions. A recent roach infestation has further impacted our comfort, and when we requested a third-party assessment of our unusually high electric bill, we were met with a threat of non-renewal. This response felt retaliatory and raised concerns about transparency and accountability. Communication between staff, management, and residents could be greatly improved. Timely updates, respectful responses, and consistent follow-through would help build trust. Hosting community events or resident gatherings could also foster a stronger sense of connection and belonging. Overall, while the physical environment has its strengths, the quality of service and responsiveness from management has not consistently reflected the value of the rent or the expectations of a supportive residential experience.

I have lived here many years and there has been no updates even though the apartment is falling apart It’s. The maintenance department does respond when I have a repair issue.

I would definitely recommend living at Lullwater! Everything is so close and convenient. Alyssa at the front office was so helpful when we first were looking for an apartment. My husband and I were PCSing and we needed to find something fast. Alyssa went above and beyond for us to make it happen!

Love moving to lullwater! Staff was friendly and made move in smooth. The big dog park is beautiful so BIG for my baby she loves actually being able to run around! The nature trail is beautiful but there is a lot of snakes

Great experience in getting this apartment. The management helped in the process and the apartment was ready on time. Management was flexible in exchanging apartments on short notice.

It's been great here so far. Would recommend to those in the military. Commute to Benning is 20-25 minutes and it is a very easy drive.

Lullwater has been a wonderful place to live! The location is so convenient to Columbus Park Crossing. My apartment has a porch that is perfect for relaxing and enjoying a quite cup of coffee! It is really is the best place to live!

Nice model homes but they are not kept up like the home you will be leased in. Cabinets are chipped, dings in the refrigerator, caulking cracking on the tub, dirty apartment, no door bell for the apartments that have two doors and you cant hear when someone is at the door. Maintenance told me that they did the best they could do on my apartment and leasing staff acts like you are bothering them by wanting to get your stuff fixed. Very disappointed in my move in.
We have lived all around the world being military. This is one of the best experiences with leases & how promises are kept by leaseing staff with maintenance & keeping clean the property. That is rare. We are so happy we leased here.

Its beautiful and very quiet. We enjoy the pond and walking trail and sitting on our patio in the evening. The parking is easy and close to the building neighbors and nice and its very clean around the property.

The move in process with Lullwater was so easy and efficient. The staff was extremely friendly and did not mind answering my millions of questions. The property is absolutely beautiful especially the pool and the walking trail. I love the fact that the property has a gate it makes me feel so safe. I am so happy with choice to move here.
