Building needs new management. It appears no one knows what they are doing and the residents are suffering because of that. Maintenance is horrible and staff are unresponsive. I have had a leaking balcony since I moved in around March. Everytime it rains, water seeps in. Last month, I was told that it does not happened. I have sent photos of the rain from that same week and still have no response. This building does a poor job and I would not recommend. I will not be renewing my lease.
I would like to say that with a better management this luxury apartment complex will worth more than the actual value
Over promise and under deliver. Large floor plans, expensive but not well-maintained. There's no need to complain; management doesn't care.
The Porter has been great! It’s in a prime location, offers great amenities, spacious apartments, and is more affordable than many others in the area for what you get.

As of last week I have been here 3 years and hope to remain here for the future as long as rates remain reasonable Some of the previous problems have been solved (the mailroom) And hopefully the pool rules will be enforced by mgt in the upcoming season

The amenities look appealing but they're always broken or have parts missing. Additionally the management staff is incredibly incompetent. Maintenance will receive work requests but will then mark them as complete without doing anything so its nearly impossible to get anything maintained. When we first moved in there were ants everywhere and neither maintenance nor pest control ever came to help us fix the issue. Fast forward a couple months and water is pouring from the fire sprinkler onto my floor, It took Maintenace 12 hours to show up. The worst example of incompetence I can point out is that for the last few months their has been a broken pump (might not even be safe) in the fire system that causes very loud noises and vibrations constantly that are annoying and keep us awake at night. It took me 2 weeks to finally get the chance to voice my concerns to building management and when I did all she could do was tell me she was new and that she had no knowledge of any of these issues but she also immediately refused to do anything about it. She was unwilling to take some money off rent or provide an answer on when this issue will be fixed. I personally will never live here again or pursue living in any building managed by Avenue5. If you have any interest in this building id highly recommend you consider literally any other option.

The leasing staff is the absolute worst. It’s stunning how rude they are, to the point that they seem hostile. I cannot believe the property management company (Avenue 5)allows them to treat everyone so poorly. They are not very knowledgeable and unable to answer even the most basic questions about the community. The apartment itself is okay. It’s a bit dated and cheap looking but it’ll work if you’re looking for something short term. The garage is poorly lit and does not feel safe at all. The hallways have a dim and dingy look to them. The root of the problem is that it is a poorly managed and poorly maintained community. I’m disappointed and wish that I had made a different decision and moved to the axel, Gunther or any of the other truly “luxury “ communities. I have never felt compelled to leave a review until I moved here.

This place is and not nice enough to warrant being so expensive. My apartment is cheap looking and outdated compared to the lobby and what they show you in tours and photos. The hallways and elevators are not clean and smell like dog pee. People smoke in the stairwells and they always smell like weed. So many of my packages have been lost or stolen even with the package lockers. There are always packages scattered everywhere around the unmonitored mailroom. Management doesn't do anything helpful if yours goes missing and just tells you to look again. If you live near the pool area there's zero sound insulation to block out people yelling and blasting music. There's no locks or security to stop people from doing this at 4am on a Wednesday.

This is not even close to being a "luxury apartment." I have lived here for about 10 months and have multiple complaints. First, the property manger is probably the worst manager ever. She takes days to weeks to respond to emails, will not acknowledge you if you try to talk to her in person (either on the phone or not available) when I have seen her sitting at her desk doing nothing. The leasing agents are just as bad and rude. The mailroom is a nightmare- packages get stolen all of the time or there are hundreds of packages just laying everywhere that you have to dig through. Everything inside of the units are very cheap looking and made. We did not do a thorough walkthrough with any of the staff before moving in, they just told us we were approved and when our move in date was. When we walked the unit there was so many issues and it took weeks for them to fix. The residents are not even a priority here. The only nice thing I will say is maintenance is amazing. Do NOT live here, there are way better options in the area/Baltimore city.

The Porter comes with some great amenities, but the management is so awful. I’ll clarify that they are always friendly, but it doesn’t matter much when issues are not responded to or resolved. No amount of “renovating” the main lobby (those are the renovations they advertise) or ~fun~ themed events will make up for the stolen packages, garage door ALWAYS being broken (3 car thefts in the last couple months), or other issues basically ignored because you can’t get in touch with anyone.

Overall, I would not recommend the Porter. I moved out after a year. *Problems* Beautiful but cheaply made apartments: The floor boards were water damaged in multiple areas and they slid around and wiggled. The balcony door leaked. Everything looks beautiful but definitely isn’t the best material. I could t get AC to actually cool the apartment itself despite lots of fans and closed blinds in summer. Dirty: The apartment was dirty when I moved in after it had been “cleaned”. I found black stuff in the dishwasher and the filter was incredibly dirty. The cabinets were stained on just about every shelf. The shower had soap scum and mildew and the toilet wasn’t cleaned. Impossible to get ahold of the front desk: I sent emails and call multiple numbers, left voicemails and I wouldn’t get any responses. I even went down to the office during office hours and the staff just hadn’t arrived for the day. Generally I don’t need them much, but they had overcharged me several times and I didn’t want to pay more than I owed. Package room is absolutely HORRIBLE: No one can find anything. Packages are lined up in a package room as well as in the mail room and outside in the hallway. Or even deposited at random points outside of the building. And they are not organized. You can spend hours looking for your package and not find it. Packages stolen: On top of that, frequently packages are stolen - especially if you ordered Figs scrubs. Parking Garage: Generally you can find a spot but the gate to the parking garage was broken about 50% of the time and therefore kept open. Which isn’t the safest. Dirty overall: Hallways were often dirty with human or animal vomit and other spills. Lots of stains from dripping trash. And on several occasions I found urine in the elevator. Thin floors/ceilings: Luckily I never heard people beside me, the walls seemed thick but I fault heard the people stomping or moving around above me. *Good things* Location: It is walkable to Canton square and the grocery store and target. There are a lot of nice places close by to eat and hang out. Neighbors: I met a lot of nice people on the building and had a lot of young friends in surrounding buildings and townhomes. Maintenance was wonderful: They fixed things quickly and they were kind and knowledgeable.

The Porter Brewers Hill is a disaster. The locks are always broken, there is dog urine in the elevators and hallways and the property management does nothing. DO NOT LIVE HERE UNDER ANY CIRCUMSTANCES.

Pros: - The apartment itself is beautiful with big windows. - The maintenance staff are wonderful and get things fixed promptly. - It’s easy to walk to restaurants, bars, and stores. Cons: - It’s nearly impossible to get ahold of the front desk staff. They often don’t pick up the phones or I get someone off site. I’ve stopped by during office hours and no one is in the office. I’ve sent emails that go without response. This wouldn’t seem like a big bother, but it gets annoying real fast. - At least one gate to the garage is broken at most times - and this doesn’t seem to be an issue for the surrounding apartment buildings? - The package room is literally a pile of dozens of packages. It’s hard to find your own packages and my friends and I have had packages taken from the room. To their defense, one of the front desk people has been working to try to organize the pile. But it is ridiculous. It shouldn’t take 30 minutes to find a package. - I don’t like paying for the Valet Trash service. It is $35 a month for them to move maybe 1-3 bags of trash down the hallway for me. But we cannot opt out.

This avenue 5 rental property is the WORST with communicating with its residents. I don't even know who the manager is or who I can go to in order to voice my concerns. Every time I email them I get no response. Even this maintenance request with the elevator being broken for 4 days caused a lot of inconvenience and no one had the decency to update us at least when to expect it to be fixed.

Good neighborhood, poor apartment complex. Hallways are filthy, maintenance is spotty. Security features are routinely broken (e.g. parking garage and entrance gates).

My boyfriend and I had an easy move in. We were nervous because of reviews we read online. However, every interaction we had at the porter had nothing to complain about. We absolutely love the apartment we live in and couldnt find a better deal for a better price elsewhere. The staff has been wonderful and helpful. Only downside is the size of the gym, I do wish it were a little bigger.

The Porter Brewers Hill has terrible management by Avenue 5. The perimeter locks and the garage entry gate are constantly broken or not working correctly. It has been months since building 2 has been secure. I have lived in The Porter for 13 months. The property has no regard for building security. I would strongly recommend not living here.

Once you signed a lease and they have your money, management could care less about you afterward. I have tired to email them and call them about a situation and its been 5 days so far without an email reply or phone call back.

Simply put... this property provides tranquility, convenience, and security. Between surrounding shopping, the amenities, Merritt across the street, and most importantly the friendly staff (ESPECIALLY MICHELLE!) it feels like home here.

Do your due diligence when searching for a luxury apartment in Baltimore. Sure, this place looks nice on the outside, but it’s overpriced. I wouldn’t even call it a luxury hotel. The walls are thin, so don’t come here if you’re looking for a quiet place to live. Getting mail is a headache— mailroom is disorganized. Parking is expensive. The list goes on...

I've been living at The Porter for over a year and a half now and I have to say, I've been impressed with the everything. The maintenance team performs top of the line work and in a very timely manner. The upkeep of the community has been great too. Most recently, I was delighted with the new paint job & carpet they've put in the hallways (sometimes it's the little things, you know?). Also, our apartment overlooks the pool and we utilize our balcony every day.. Even through the dead of winter I haven't seen one speck of dirt or leaves in the uncovered pool. As for the amenities, I feel like they're not utilized as much by our fellow residents. I'm not complaining because it's pretty much open access to the gym, pool table, movie theater, lounge & work spaces.. The location is perfect with almost immediate access to the grocery store, Target, GNC, and plenty of other shopping across the street. They're really developing this area so I'd certainly recommend you lease here while rents are still reasonable. I have to give a shout out to Ashley & Michaella in the leasing office. I feel like they're ALWAYS there and ready to help when needed. I transferred units back in September and they made the process seamless. I don't see myself moving for quite some time.

I had a great experience at the Porter. I spent over five and a half years in this luxury building in a great neighborhood. I enjoyed the convienences of Canton Crossing, Lighthouse, Rev Cycle and Ceriello downstairs and a short walk to the promenade and the square. Maintanence was not only wonderful but responsive and fast, and while they did go through some changes in management over my time there, when Tabitha joined the team, I saw a major uptick! The only reason I left was because I bought a home and I will say I do miss it! The pool was great during the summer ( open until 8pm during the week so you could catch a glimpse of summer after a long work day) and I met some great people in the courtyard grilling and drinking wine! A must visit!

My husband and I recently moved from North Carolina to Baltimore for his job. I visited six different apartment complexes all within the same price point. Hanover was hands down the most warm and inviting place I visited. Kerrie was so sweet and gracious with her time and truly listened to what was important to us from the standpoint of space/storage and amenities. All of the places I toured were busy on a Saturday morning but Kerrie was the only one who didn't make me feel rushed or like I was strictly a transaction. She was so kind and patient in her follow up communication with my husband and I, once again listening to the uncertainty with my husbands job. We have now lived in Hanover for a couple of weeks and absolutely LOVE IT! Love the people, love the staff and their quick response to any of our needs. I would and will continue to highly recommend Hanover properties to all I encounter! I truly couldn't thank Kerrie and her team enough for all of their help in making our move to Baltimore as seamless as possible!

I recently signed a lease to Hanover after receiving a job offer I couldn't pass up. Being unfamiliar with the area, I was unsure where to start looking. As I drove in circles around Baltimore, I passed Hanover and thought it looked interesting. I re-visited Baltimore 2 weeks later and signed the lease shortly after touring the facility. I had toured a similar luxury apartment complex nearby, that did not exceed my expectations. However, Hanover was phenomenal! The lobby was beautiful and classy. The staff, especially Kerrie, were so helpful and courteous, referring to whichever tenants walked through by name including their pet's name!! Every apartment is fully equipped with beautiful appliances and have their own charm. The list of amenities and specials going on are great as well!! The complex is also close to many restaurants and shops.I haven't moved in yet, but I am beyond excited to start this new chapter with Hanover!!

Hanover Brewers Hill has been home for nearly two years now and I can't say enough about it. The leasing staff is welcoming, professional, and extremely helpful. The facility itself is up to date with all the amenities you could ask for in and out of the apt. The location is also very convenient near up and coming Canton attractions as well as 95. Overall I have had a great experience living here!

We have lived here a little over a year and recently considered relocating because our rent was increased. After looking at other options in Baltimore city we were quickly reminded why we moved here in the first place. The complex itself is beautiful but with great access to 95, recent changes in management, and surrounding amenities (harris teeter, target, gym, yoga studio, carwash, restaurants, bars, etc) Hanover is hard to beat.

The building is very nice and feels very modern. The common amenities such as pool, grills, gym and screening rooms are rare to find in the city and a huge bonus, especially during the summer months. The Pool is especially fun to hang around. The apartments themselves are a little on the small side, but in tune with the rest of the building they are very modern as well. The appliances are okay but nothing special, somewhere a little above average. Overall The Hanover is a little pricey for what your getting, and the train tat runs along the east side of the building is sometimes loud at night, but overall a good experience.

The apartment is nice and closets are spacious, would suggest renting an apartment on a top floor to reduce noise. On a top floor the noise is at a minimum and you cannot hear neighbors. Although if you are in an apartment facing the courtyards, you will be able to hear people who are in the courtyard. The management at the leasing office was a little frustrating with move in and keys to the apartment. However, since then there have been no issues and everyone I've dealt with in the leasing office has been helpful and pleasant. The location of the apartment is great, grocery stores, Target, and many places to grab coffee and something to eat nearby. Overall, I would recommend living here.

The apartments are very nice. They have hardwood floors, large open shower, granite counter tops, descent amount of closet space. I am renting a larger one bedroom with a view over the courtyard. It gets a little noisy at nights and on the weekends but not to bad, people are usually done being rowdy by 1am. Here is my main complaints: the bathtub does not fill up with warm water let alone hot water, the grounds around the apartment are kept up nicely but the apartment isn't as strict as they should be about keeping dogs off the courtyard grounds. I have a dog but I walk her where I should and pick up after her. My last complaint would be the gates on the parking garage it is always broken at least once a month due to people ramming it or driving into the wrong direction... You would think after the 50th or 100th time they would set-up a guard there to keep people from ramming the gates. I am chosing not to stay here due to rent increases. I have also found a place closer to my husbands job that has exactly what we are looking for. I would recommend this to anyone who wants the luxury apartment (with luxury prices) without being in Fells Point or Inner Harbour area.... You are still close enough to a few bars and target is super closer.
