Tucked away between Wyndmoor and Wissahickon Valley Park, Chestnut Hill’s upscale community and proximity to local and private schools are appealing for families. Its history is pretty neat – the area was a popular summer destination during the American Revolutionary War era because of its higher elevation and cooler weather.
Along Germantown Avenue – the neighborhood’s business district – is where you’ll discover spas, accessory stores, artisan shops, and bakeries. It’s a charming little section of town, enhanced by cobblestone streets, Colonial-style storefronts, and lush gardens. Awesome Cherokee Apts. team; Dana's guidance and dedication made it a smooth transition for us and Rose was available to answer any questions. The maintenace team ensured our townhouse was ready followed by a very nice custodian.
Nice location, but that's about it. Nothing will be done to improve anything, but will get 10% increases each lease renewal. Corporate is out of touch and won't listen to you. Have had about 4 different maintenance people in last year so they never get responded to. Cars likely to be damaged by trees throughout property. Good place if wanting to spend way more than you get. Corporate couldn't care less about the individual due to having lots of properties.

Considered moving here. Loved location but property is old and renovations are substandard. Didn't see any apartment like one shown in advertisement. In unit washer and dryer with outdated sink hookup. Perhaps in need of new management.

The location is lovely, but it was not worth it to deal with the rude, dishonest, dismissive and unkind behavior of the management company and the property manager on site. For the joy of living near the woods, you will expect the constant intrusion of spiders and other bugs in your bedroom. The nicer kitchen inserted into an otherwise old apartment with broken closets, the cheapest possible laminated floors, paint peeling from the ceilings and windows from the 70's that come unexpectedly crashing down, could all be overlooked in exchange for the access to the Wissahickon trails. But the behavior of the owners and the property manager have made this the worst experience I've ever had renting an apartment. This totally unnecessary way to relate to tenants is a very common topic among the tenants. If you do decide to rent here, be prepared for made-up charges added to your rent, ridiculously high, arbitrary utility fees that can't be confirmed by any meter and, if you should ever be a day late on rent, an over the top nasty letter threatening immediate legal action from a woman who will probably give you a fake smile if she passes you on the sidewalk the same day. The maintenance staff could not be nicer, but be sure to speak with them directly; you'll never get an answer to any concern brought to the office. Despite the potential of the environment, I have never been so happy to reach the last day of a lease.
Was gonna rent from this place until I talked to other previous and current tenants. Don’t let the pictures they advertise deceive you! Way overpriced, horrible management, they raise the rent every year and yet refuse to fix up the apartments for the current tenants, and from what I understand, you pay for utilities even if your not there using them! (Is that even legal?!) No thanks! So many better options around to spend your hard earned money!
Negatives: The new management gouges tenants like mad on utilities. The apartment construction is so flimsy that you can forget any ideas you may have about privacy--there's no such thing as a private phone conversation or an intimate encounter in a Cherokee apartment. The rent increases, from lease to lease, are fickle and vary wildly. Positives: Very charming locale, situated in the woods (unless you don't like living with spiders, wasps, snakes, and other forms of wildlife). The maintenance staff are top notch.
I am in transition and was looking for a place to live in Chestnut Hill while I look for a house. This has been a wonderful choice. The people that tend to live in the complex are super nice thus it's been very easy to get to know neighbors. The maintenance crew, Dave and Greg, are wonderful. They really go out of their way to accommodate residents, and they are extremely conscious to watch out for older residents especially when the weather is bad. During the recent snow storm they were tireless in their efforts to make sure everyone was able to get to their vehicles. They are a huge asset to this community and they are kind and nice so a pleasure to be around. While it is true that the buildings have some quirky features due to the age and era of construction, the setting can't be beat. It's right at the entrance of Valley Green. Very happy here at Cherokee!
All of these reviews on here are at least a year old. From my understanding, management has changed since then and I really like my apartment complex, so I thought I'd chime in. It is a nice, quiet community that feels like its away from the noise city, but close enough to get to it easily. It is an older complex, but there have been renovations done to upgrade the inside. For instance, I have a newly renovated kitchen with dark wood cabinets and stainless steel appliances. I love cooking in there! There are various age ranges of people, from young college students to older retirees. Many people have dogs on the property, too. It's an older property, so it's not perfect. There are sometimes maintenance issues, or unforeseen problems that come with older buildings, but I have always felt like maintenance and the office staff do everything within their power to solve the problems as they happen. The office staff, Drew and Ayana (?spelling) have been very kind and helpful if I encounter any issues. I have really enjoyed my interactions with them. To the comment that maintenance is "gone": I have often seen the maintenance team around the property during the day and even into the evenings working on things. Any time I've had an issue, even if it's my fault, they have been quick to respond, even late at night. Snow removal was great this year. Granted, it didn't snow often, but when we had that awful snow storm last month they did a great job of clearing the walkways and roads. I saw them out there working from when it first started sticking to when it was bright and sunny out to make sure people like me who still had to get to work could get out of the neighborhood. I haven't noticed any "tacky signs" as stated in a previous review. There are sometimes notices on common area doors to let us know if there's anything going on that we should know about, but I have noticed that on every apartment complex I've ever lived in. Actually, in the fall (I think) they put updated apartment numbers on the buildings that I like a lot and I think make it easier to see from the road. I'm definitely happy with my choice and happy to be part of this community. Like I said, it's not perfect. It's not brand new construction. So, you have to be a little forgiving if you are looking for perfection. But if you love nice scenic environments, a warm office staff, and a real community feel, then you should give this place a look!
Property is now owned and operated by a New York company. Their fees for pets now exorbitant. Maintenance slow to respond. What was once a decent complex is rapidly going downhill. Save yourself a headache and look elsewhere. Rent is mailed to NY or paid online for a fee. Local office will not take rent.
New management from NY took over in Nov. and it has been downhill since. This used to be a good place to live but they raised the rent $200+/mo. First the policy was no pets…no one coming in could have pets…not I see they are advertising they take pets. I would be careful about that. I was told I couldn't have a veggie garden that I had for about 10 years. The new management doesn't speak to you when you pass him on the street. They just don't understand the Chestnut Hill area. They put tacky signs out and the signs are not compatible with Chestnut Hill. Maintenance is gone... call things in but never gets done. This place is just a "monthly check". We were told the new management was going to make improvements, but that hasn't happened. If you want to hear your neighbor brush their teeth and talk then this is the place. No soundproofing. It is cold in the winter and hot in the summer. Terrible windows…air leaks right thru. I don't call that an upgrade. Snow removal was terrible last winter. No improvements for a raise in rent.
I've lived here since 2005 and this will be my last!!!! An outfit from New York bought the complex (please this is not a village) early this year (2014) but they may as well be from another planet. We, the current renters, have no idea who they are. We received no letter of introduction, no information who to call in case emergency, repairs or any other information. Of course we had an address to send the rent check and for godssake don't be a day or two late or you'll be charged a 250.00 late fee (no, i am always on time, but look out for all the clauses and 'administrative' charges in your lease, if you are unlucky enough to rent here). Their customer service is dreadful. I received a bill from the new owners last month for almost 400.00 and not a word of what the bill was for and I have NO idea. I called twice for an explanation but they were too busy to talk to me. I returned the bill with a note asking for an explanation ....to date nothing. I wonder what the 'administrative charge' will be for all of this?!? Bottom line.....rent at your own risk. the apartments have large drafty windows and no insulation, so get ready for huge utility bills and of course the 'extra charges if you don't pay 'on time.' People are moving out in droves and in a couple months when my lease is up, i'll be joining them!!!!
was lucky enough to get in 6 months ago units are never available, We love the place and the super is great. Could do without the snow but I understand big company just took over and are going to be upgrading lots of stuff.
