Roaches Galore. Repeated power outages. No AC until May 15, and it’s currently 90 degrees in my baby’s room. Do not move here. I’ve had to throw out loads of food due to the power outages. I’m also pumping milk for my son, and I’ve had to throw out gallons of breast milk because the power had cut off. And Franklin Park does not care whatsoever.

Horrible. Always doing an awful job. You open a ticket and believe they will close it without doing nothing at all. I’m being waiting for a door to be changed and a mildew problem and they came and went back to the office to just close the ticket I submitted. That’s to look good for their superiors that they do their job. My bathroom stinks cause of the mildew. They will always say the same thing that we take hot baths. Lol and in summer time. I had called and they will tell you that they see the ticket you submitted but obviously it won’t.

Don’t live here unless that you no longer want to be able to rent again anywhere in the US. I paid everything that I owe them in time, and they still put debt collections in my credit report. I kept being denied any other appartment I applied to after that. When I diged into the issue, I realized it was due to them putting a debt collection of 858 on me. When I called accounting, they did not even apologized for their mistake, and just basically told me to waste my own time calling the credit report company and try to fix the issue myself by sending me my final account statement showing I don’t owe them money. Also, my experience while I was there was not that great. Make sure that they show you where you will actually live when you go tour. They showed me a nicely decorated appartment when I toured. However, the day that I signed and went to see the actual place, it was dirty and a complete downgrade of what I was shown before. I was young and it was my first ever own place and the guy at the leasing office fully takes advantage of that. I had to move in urgently so I did not have much choice than to take it.

It took them 5 MONTHS to get rid of one mouse and I just seen other one pop up tonight! I have to now pay out of pocket for services that should’ve already been provided but because they can’t do their job I have to take measures into my own hands. DO NOT MOVE HERE!!!

As a current tenant I will say between the mice, roaches, and the fact maintenance doesn’t fix a thing and paying crazy amounts in rent when they fix nothing is asinine. I have had a leaky ceiling since December it’s March the bucket they placed in the apartment is still here. Do not waste your money

There’s mice everywhere. Service requests gets ignored and they take forever to get completed. I literally dread coming home because I’m always finding more traces of mice. I will not be here much longer and it’s only been a few months.

Hello wanted to write a quick review about this apartment complex I came to tour. Very convenient to metro , grocery store and library. They have a lake and very nice park 3 minutes away. Not to mention fitness center on property free to residents. I highly recommend this complex.

First off, THE AMOUNT OF ROACHES is insane. No matter how much my family cleans they will never leave it's disgusting and it's driving my family insane. That being said we figure it's from the old 90s appliances. Small white fridge, old stove, old moldy cabinets, etc. My family has requested to upgrade our stuff because we've lived here for more than 3 years but they completely ignore us and it's frustrating. I love the area but the apartment itself is terrible.

This complex is full of roaches, mice, spiders, and other insects you've never seen. Management does patch jobs to say they addressed your issue. The apartments needs updating really bad. When you see the model apartment you get sold, but in reality your apartment doesn't look like what you were shown. I made a terrible mistake moving here. I wish I took the time to read the reviews

It’s a nice property! I moved into an updated unit I guess. Here for maybe a week and we hear scratching in the walls!! Seen a Roaches just shortly after moving in. I assume maybe I’ll let the maintenance team aware and we should ok. Noooo not at all. My request were treated to just shut me up. The pest control person SMH is by far the worst. The complex is poorly maintained but yet they raised the fee amount to remove the trash and it’s still horrible. the trash cans are over flowing most of the time. I moved in late January of 23 and it has been the worst experience ever. From mice, roaches to poor communication with the maintenance team. I wish I had never came here. I’m ready to leave early out of this lease. Ps Parking is terrible!!!

Don’t move here!!! We been here for a little over a month had 3 treatments and still are infested with bedbugs! Their only solution is to throw us in a smaller apartment not upgraded with dirty carpets. We’ve been dealing with this since day 1 and it’s only got worse!! Save ur time and money! Don’t even bother! We will be moving out as soon as lease is up! Til then it’s escrow for me!!

If I wasn't in a pinch and needed to move I would have never moved here. The leasing agent "Judy" started off nice but got nasty with me real quick. She even hung up the phone on me. During the process I asked her about my move in bonus and she told me that everything was okay and that it wouldn't be a problem. However, the day I moved in she quickly backpedaled on me and told me that she couldn't give it to me. I have a screenshot of the offer and I met the criteria but they still refused to give me my move in bonus. So don't expect these people to stick to their promises. This a "Bait and switch" offer and they'll come up with anything excuse to not honor it. Instead of dealing with the situation like a professional, she resorted to offering to cancel my paperwork knowing that I needed to move. Bottom line, these people won't honor their offers or move in specials. If you want to be lied to and hung up on come on and apply.

I have been working with them for months now on the mice in my apartment and they still choose to not take this seriously. They have been doing patching holes and spraying but it’s not working. I don’t understand why I am paying the amount of rent im paying and having mice for roommates.

I have been living in this apartment complex for almost a year. When I moved in, I immediately noticed a roach and mice problem. I have been submitted maintenance requests for almost a year and the problem still exists. The maintenance staff is responsive and tries to address the problem but what they are doing obviously isn’t working. When I contacted the Resident Coordinator, she told me to be patient and allow the treatment to work. I felt that to be not only insensitive but condescending. I keep my lights on, spray myself and did not cook for the first 6 months living here because of mouse droppings on the stove and roaches crawling everywhere. I think it’s mainly due to poor management of the facilities. Previous apartment complexes where I lived had a structured extermination program which included quarterly inspections of the apartments. The residents here are allowed to refuse treatment and to exceed occupancy levels for people and pets. These issues make it impossible to alleviate pest problems. Finally, we are currently having a problem with our heating system. This is during a frost advisory for our area. We had also had problems with heat/and or air conditioning during snow and rainstorms. My question is why these systems aren’t tested/maintained during off usage seasons to ensure that they are operational when required. When I inquire, I am not given a completion date for repairs nor estimated date for restoring services. Again, this seems to be a management problem. Why is it okay for residents to be without heat? If we all filed complaints, they would be in serious trouble with the state of Maryland. I feel that the decent residents will eventually move to better properties which this facility will be left with those who trash the property and don’t seem to have problems living with roaches and mice. Do not move here!

Had the worst years of my life. Only there because I had to and they knew that. Pictures of rodent and bug infestation. No matter how much I cleaned it never went away. Structural issues never getting fixed. No security no cameras no lighting. Being Robbed at gunpoint was the icing on the cake. Tried to transfer apartments because of stolen ID and fear of retaliation. Told its a 2 week process like everyone else. Had to park almost 5 buildings every night to get home because parking is horrendous. Not worth what they are charging. Maybe $500 and that's being generous.

We are ending the first year of our lease and though the apartments have been nice, there is an EXTREME mouse problem. I first heard about pest control issues from my banker who lived in the apartments for 5 years. When we first moved in, within a month we saw mice and roaches despite being very cleanly and washing dishes, sweeping, and wiping counters with bleach every day. We called maintenance and they sent exterminators out. We had to move everything out of the cupboards and all furniture away from the walls so they could treat the area. It work very briefly and the extwrminators found and sealed multiple holes in the wall. Two weeks later, the mice were back. In our year of living here, there has not been 2 solid weeks that have gone by where we did not see roaches or mice. The pest control unit has sent exterminators out multiple times but the problem seems like an infestation of the entire unit. Oh! And my husband has also caught about 10 mice himself over our year here using traps, but the problem continues.

If it's possible to rate this place any lower, I'd do so. The lack of care from management is appalling. I've called and emailed the apartment with the same issue over and over again. They have refused to do anything about it. It's been six months. Don't live here. It's not worth it. My messages on their website have been deleted over and over again because they don't want any negative reviews

I have contacted the leasing office multiple times about it being a mice problem in my apartment and they just say sorry and they sent out this guy to spray once and I still see mice. They said sorry but no accommodations,suggestions, or changes to my rent have been made. Don’t stay here.

We are not impressed with Franklin Park. Before we originally moved in, we asked about a bug problem and were told that the building was bug-free. The first thing one of our neighbors told us on the day we moved in was that the building was infested with cockroaches. We spent about 11 months battling them. They were everywhere. It was disgusting. We called pest control repeatedly but they weren't able to make a dent in the sheer numbers of bugs. Eventually we were transferred. Franklin Park did not compensate us for any of our moving costs. We signed another year lease back in October. A few days later someone called us and told us we couldn't have a year lease. We could only have a six-month lease as they wanted to move us in six months' time. We were promised that we would get another six-months lease after this one at exactly the same rate. When the six-months were up, we were told they were putting the rent up. Exactly what they said they wouldn't do. We called on February 7th to inquire. No-one knew what was going on. No-one ever called us back. In the meantime, my father-in-law had a series of strokes. As a result we need to move home. We need to go month-to-month for the last few months. Month-to-month costs an extra $300 per month. We asked Franklin Park if, as we have paid our rent on time and in full for nearly 3 years now, if they would consider giving us a slightly cheaper month-to-month rate for our remaining few months in the country. Not only did they insist that we pay the full $300, they also increased the base rate (again, the thing they promised they wouldn't do), so we now have to pay almost $400 more per month. And what do we get for nearly $2,000 per month? A small apartment with single-glazed windows, trash and dog poop everywhere outside (they never seem to come to pick any of that up), thin walls so you can hear everything your neighbors are doing, run by the worst management company I have ever had the misfortune of leasing from.

Franklin Park at Greenbelt is a perfect location for me for work and leisure. This is my second go-around here and I was hoping things would be great. Process to get the unit in September '21 was swift, good service, I was even able to nail a unit with a washer and dryer. Things went downhill not to long after moving in. The washer was/is an ongoing issue for months. Which was a big inconvenience because I had to use the laundromat or head to my friends/sister home. I requested washer/dryer and barely got to use it. Now it's "fixed" but truthfully there's still an issue with it. I was supposed to be credited for my inconvenience and that has yet to happen. There's also been uninvited guests in the unit. I noticed in the fall but they went away...so I thought. In the early winter, the roaches started coming in HOT. I raised the issue to the main office around January. In the meantime, I tried home remedies, then finally pest control stepped in and they have been to my apt roughly 3xs. Now realizing it may be a building issue and not my unit alone. This was probably an issue before I moved in and other residents may have been fine if these "guests" were in their apts. This has been an EXTREMELY uncomfortable experience. I requested a transfer and was told I needed more inquires of the issue at hand. Now that it's been months, there has been a little process to get this situation fixed but it has been hard, communication could have been better on offices end. It feels like I'm pulling teeth to get these critters out!

I’ve lived here since August of 2021 and this is, by far, the worst apartment experience I have ever had. The first week I noticed roaches in every room. After calling twice to request pest control, they reminded me I would have an additional $100 fee added to my rent for pest control for roaches that were there long before I was. I have trapped 2 mice as well. The sidewalks outside my apartment are cracked and broken and there is hardly any parking if you’re home after 5pm. There is a single small dumpster for 5 buildings that is overflowing with trash every day. Around the dumpster is broken glass, dirty diapers, and random furniture that sometimes overflows into the sidewalk. The walls are paper thin all around. I have an unoccupied guest room that I returned from vacation to find has extensive water damage and is cracking and molding from the apartment above mine. It is dangerous to walk from your car to your home at night and if you value your car, good luck not collecting any damage from the carelessness of the people that park in the parking lot. Do you like air conditioning? Well, I hope you have no need for it after September because the apartment shuts it off to “switch to heat.” Do you like your packages not being stolen by people in your building? This isn’t the place for you! I had a Christmas gift stolen from my doorstep and saw my downstairs neighbor wearing the sweater I ordered less than a week later. I have been hung up on by staff in the leasing office after requesting to speak to the property manager. I wish I could give this place 0 stars.

I've been living here for a little over a year. This place is dirty and unsafe. The garbage is ALWAYS over flowing with trash. There's roaches and mice. I haven't had too much of an issue with this because I'm on the third floor plus how I care for my unit but I have had more than 2-3 mice in my unit! Maintenance is not that good one guy came to fix my oven- didn't fix it but left his tool in there?!. There's been shootings. I've had to duck on the floor with my SMALL children. Let's continue on SMALL children and how little ones need a safe environment to play in. There's nails coming up from the floorboards. And there's a GAS being emitted in this building making our unit hard to breathe in! Let's go into air quality. At a time like this during a pandemic you'd think the complex would be more concern. The building shares vents so we're all sharing the same air. One neighbor had COVID 19 an AIRBORNE illness instead of AIRING OUT the unit. They cleaned it and moved someone in almost immediately. That person ended up leaving as quick as they moved in because they could NOT breathe. On top of this I've been constantly complaining about a neighbor that has made the WHOLE BUILDING SMELL LIKE DOG URINE. When I've complained they spoke to him but the neighbor keeps Moving his dirty pet and that is not enough as the urine smell is CONTAMINATING the air. It was ALREADY HARD TO BREATHE in here but the urine makes it 40x worse where it is everything I own! It IS disgusting. Plus the gas emitted from the stove/ oven. I do NOT use my own heat due to this and it's WINTER time. IT IS NOT WORTH THE MONEY. DO NOT MOVE HERE.

You have people smoking weed in the hallway of the apartment which permeates into your own apartment. They don't do anything about it. Kids can not play in the grass because you have dog poop all over the place. Let's not talk about the Roches and the mice.

I signed my lease in November 30, 2021 but didnt actually move in until December 3, 2021 and was surprised to find roaches in my unit. I immediately notified the leasing agent and was told the issue would be addressed. After numerous inquires I was finally able to get someone to treat my unit but when I asked about the other units in my row, I was informed that they had refused treatment. Now I am no expert but i'm thinking first of all how is it acceptable to refuse extermination treatment and second, i'm thinking no wonder I am still having a problem. It has been almost a month since I identified the problem and I still have roaches. There doesn't seem to be any since of urgency with the management of the facilities which tells me roaches are acceptable. I am in the process of looking for somewhere else to live because I can no longer live with roaches crawling on my stove, sink and walls. The maintenance here also is sub-par. I have put in requests that have been pending for almost a month and some of the requests were cancelled randomly without any explanation. If you are considering moving here DONT!

This place is disgusting. It's cheap, it's overridden with pests, roaches, and people are loud all the time. Everything is outdated, and I have had my car towed TWICE WITH NO WARNING. Maintenance never follows up with issues and the leasing office never answers their phones. This place needs to be shut down, torn apart, and turned into something else because THIS IS RIDICULOUS. i have never lived in a more disgusting area. Shame on this place and the property managers. They spend more money trying to do community activities then actually taking care of the COMMUNITY.

Update, October, 2021 After 4 months I feel obligated to report that the honeymoon is over. Although our experience with the leasing office was positive, I can't say the same for the Maintenance and Residential Services Offices. We have experienced extreme delays in maintenance requests, over 10 weeks to repair 3 holes in the wall of the kitchen that were there when we moved in and defective window screen is still not repaired afterc 3 weeks. At times maintenance requests are simply cancelled and there is no/minimal follow up on complaints. There are also heating and AC issues. A major concern is the prevelance of drugs on the campus of Franklin Park. I have reported to the Residential Services Office and Security but the problem is still there. The police have been to our building a number of times. There are also safety and security issues with lighting in stairwells and entryways. Requests for review have been ignored and Management has not returned calls left over a week ago. To our dismay the bad reviews we saw before moving in are becoming a reality. You should think twice about moving here.

In addition to not taking care of the common areas, the management doesn't seem to care about residents or their health either. They seem to go out of their way to not help people and to evict them or over charge them. If you need a place that's cheap and you can stick it out long enough to save money to buy a home, maybe consider this place. But if you want your kids or yourself to be safe, keep looking.

Unless you wanna be roommates with pests I lived here for a year and was more than excited when my lease was up within the first few months of living here I caught 20 mice TWENTY that's ridiculous & I kept my apartment very clean I contacted the office and they sent pest control which did absolutely nothing the pest control they have absolutely sucks they come in and spray something that doesn't even fix the problem usually mice would only come out at night the mice here are different they come out whenever as if they pay rent you can't even use the bathroom in peace because they're running out of the linen closet it really sucked because the apartment is nice and spacious but I hated living here too scared to even step foot in the kitchen sometimes the final straw was seeing a mouse in my child’s bed super unsanitary and absolutely disgusting I could go on for days about this trashy complex. Please do not move here!!

Only moved here for a month and my car was broken in last night. The apartment office does no help !!! I talked to some other residents nearby and was told by many of them that they had the same experience. Some of them even had their car been broken into twice and more than twice in less than a year. This is ridiculous!

I am new to the building just moved in on the 24th of March. Justin was my leasing consultant and he is amazing! He definitely deserves 5 stars. He provided us with so much useful information and stayed in contact with me throughout the entire moving process. He answered all questions honestly and in a timely manner. There was a bit of a pest problem however pest control came and put down a treatment. Again thank you Justin for your dedication and hard work. I really appreciate it!

Moving here was HUGE MISTAKE!! community unkempt! Trash in the hallways, liquor bottles in the bushes in front of the buildings units are full of rodents No matter How clean you keep you place. staff is EXTREMELY unprofessional. The residents are loud and disgusting (the other day while heading out I witnessed guy who live across throwing up over his third floor balcony and nevermind we are in a pandemic, nevermind he has a bathroom, Nevermind there's people who live downstairs! I instantly regretted moving in the first day and CANNOT wait to move out!!! Car gets broken into on a daily! They is Zero sense of security AT ALL!!!! STAY AWAY!!!!! Worst place to come live!!!! Absolutely Disgusting!!!!

Anytime it takes maintenance, 6 days and counting, to respond to fix a water leak in your apartment its unacceptable. Now I have to clean our countertops, utensil drawer, lower cabinets and floors daily because it floods and flows over twice daily. Got my whole apartment smelling like sewage water all the while maintenance is replacing window screens throughout the complex. SAD!
