Property Ratings at Shadowood
Affordable, maintenance has been pretty good for me, friendly and helpful staff, good gym, good pool and rec area (volleyball court and tennis/basketball court). Location is good if you like accessibility to town and the rest of the area, and don’t want to get swamped by game day traffic. Bus stop is just outside so it easy to get around town if you’re not driving.

I recommend living at Shadowood. I am new to Chapel Hill, and spent a lot of time checking out different complexes. I’m very happy with my decision to live here. The management team has been great and is on site. They’re very friendly, helpful and welcoming. The complex is older, but well maintained. The grounds are beautiful, lots of trees and ornamentals. The area is clean and there is ample parking. The neighborhood feels lively - I often see people walking around and using the community amenities. Overall Shadowood feels like a safe, quiet neighborhood. During the day as well as at night. It’s tucked away but still conveniently located. Rent prices seem fair for the area as well.
The new management has become strict about rental payment and pool hours, and maintenance is slow/unresponsive. The pool is nice, and the apartments are close to the bus stop to go to UNC. The buildings are old and the walls are crumbly. Price is fine. They don't raise the rent significantly each year, which is why I stay.

Shadowood has been such an amazing experience for me. My apartment is one of the most spacious I've lived in, and all at an affordable price. We're in the two-bedroom loft option, and it's the perfect amount of space for a couple and two cats, especially since I work from home. It's right by UNC so my husband can take the bus to his grad school classes with no problem, and the location is surprisingly green considering how urban it is. The amenities are also worth noting, I've literally taken up tennis because of how nice the court is! The pool is spacious, and the gym has nearly everything I could want. I have every intention of staying here until either circumstance takes us somewhere else, or we purchase a home. I've really enjoyed this community, and would recommend it to anyone looking for somewhere peaceful to live.

The employees are great, it's just an old community and the Apts need a lot of work. The community definitely attracts low income/school students based on its location. Safety in this community is an issue. The dog park is pitch dark at night, lights throughout the community are burned out or removed, sidewalks are uneven, tree branches laying all over the property. Definitely, safety issues here. These comments don't reflect the staff at Shadowood, i know they are doing the best they can with what they have to work with. I am moving out next month, so my parting comment would be to hold the residence accountable for where they live, i.e.... trash, guess who live here although not on the lease, parking, bikes locked to polls outside apt (safety issue). Outside my apt there are 5 bikes that belong to other residence although i have to trip over them every day. There should be a designated area for bikes due to the fact they use them so infrequently by residence.

I’ve lived here for two years and have enjoyed the convenience to UNC’s campus, friendly office staff, and responsive maintenance team. They just put in a new dog park and my dog LOVES IT!! The agility furniture tires him out and it gives me peace of mind knowing he’s fenced in and safe.

I have lived here for almost 5 years it’s close to work and to UNC. great staff and the pool is very nice! My one bed is small but it’s nice for one person! The staff are great and know what they are doing in order to keep the neighborhood safe! There is a nice big park across the road too that you can too or drive! Its always quiet here. The maintance staff are always nice and quick to respond to any requests. The office staff are always nice as well. The rates are great and the location is awesome. Shadowood is close to pretty much everything. Ive been here for about 4 years and have had no issues. Its been awesome.

It's super quiet here, you've got all the necessary amenities you would need for self-sufficiency, and everyone is really nice. The main bus line runs right next to the complex for accessibility if you don't drive, and it's fairly easy to get to major areas.

I’ll just write a few bullet points to give you the run down of the problems we have had in the past 30 days -roommates locked car was broken into -hot water heater breaks -washing machine breaks -maintenance finds a clump of black hair in our shower drain (we do not have black hair) -not professional painters for sure, paint in carpet and on floors and cabinets -broken closet door -corroded bathroom sink -dirty bathroom on move in
I moved in Nov, I gave it some time before I wrote my review. The staff is always attentive and kind. They have fun community events. The grounds are well kept and stunning, I'm looking forward to seeing it during Spring/Summer. The apt price was great for the space. Any issues I've had in the apartment was handled almost immediately. Highly recommend.
Pros: safe, clean, some upgrades, easy public transit to campus, pool and gym Neutrals: competitive rate rent, fees on signing lease, water bill high Cons: maintenance difficult, not enough parking, no neighborhood feel, structure old Been here 10 mo. Quiet. Corner unit so every room but half bath has at least one window. Took 3 weeks and multiple reminders to get air fixed in summer in NC! Equip over 30 years old just died. Sporadic success in getting maintenance at all. Original light fixtures (30 years). Some rusted and one shorted out. No light at top of interior townhouse steps almost 2 weeks now. Water to bldg gone off 3 times in last 2 weeks. Exterior "improvements" started last spring still not completed. If your unit doesn't have anything go wrong its a 4/5. But if something goes wrong its a 2/5.
I put down a deposit to live here and signed the pre-lease which I was told by a member of staff guaranteed me a unit. Therefore, I removed my other housing holds at other locations. Months later and two months before my move in date, they contacted me saying that because of renovations, the unit I was guaranteed is no longer available. No other units fit my price range. Because of this, I now have to re-apply and put down more money at other places. The staff here are terrible, unhelpful, and liars. Never live here.
I lived at Shadowood for 2 years and loved every minute of it. From the moment I moved in the office staff was extremely helpful and the maintenance group replaced a washer and dryer and microwave in need of repair within 1 day of placing the work order. They have numerous weekly activities that are a great way to meet some of you neighbors. There is also a fantastic pool and gym. The pool and gym are rarely crowded, which is very nice! I lived in a one bedroom townhouse and the bedroom was huge! The largest I saw when I was apartment hunting. They are also starting to upgrade many of the units. If I did not have to move out of state for a job I would have remained at Shadowood!!! Highly recommend this place to live
