Property Ratings at Lido
I used to love my building (601 E 18th St), but the management company is a true nightmare and building security is nonexistent. Thieves have been stealing from our lobby for months. There are video cameras in the lobby but they apparently don't work because management has ignored our pleas for help. The side door is constantly left open so anyone can walk in. The tenants have formed a group chat where we take shifts sitting in the lobby to receive packages. Building maintenance is gross: I've seen dead cockroaches and stains in the lobby. As for my apartment... Our windows have been broken since October(!) and management has done nothing 9 months later. There was a large fire in the unit below mine and Kaled Management didn't fix the fire damage (like holes in the walls) until literal months later.
Kaled Management is the worst building management company we've dealt with in New York. 601 E 18th St. is neglected from a security and a maintenance standpoint and the building manager (who is also the Vice President of Kaled Management), Jordan, routinely ignores emails or sends rude responses to concerns over very serious issues. Anyone can get into the building due to non-existent security efforts. Packages frequently get stolen due to major issues with door locks, and the "security cameras" don't work, with inaccessible footage managed by SecureWatch24, who won't even turn footage over after receiving police subpoenas. Necessary maintenance issues go unsolved. Windows don't lock properly. The elevator frequently shuts down and sometimes traps people for hours. A fire in our downstairs neighbor's apartment lead to severe damage in our unit when firefighters needed to break all of our walls open to ensure smoke didn't get caught. We spent THREE ENTIRE MONTHS with giant holes all along our living room walls spreading smoke odor throughout our apartment because Jordan refused to send someone in sooner to literally just patch it up with drywall. It's a real shame, because the apartment itself is a wonderful space, and our neighbors are great. Kaled Management is a huge problem though, and I would recommend any New Yorker to outright avoid any property they control.
