Property Ratings at Lawrence Station
This apartment complex still gave me nightmares. My car was broken into twice within a month and the leasing office is useless. They don’t have anyone onsite and good luck getting in contact with them. I have 5+ packages stolen and a big water leak in my bedroom. Because they have no one onsite, there’s no one that I can reach and the leak was going uncontrollable. They have to shut the water for the whole complex to fix it and there are serious damage to the ceiling. The most pathetic part is that they charged you for the damage when you are moving out. I mean seriously?! Their accountant is so incompetent that they should seriously consider get a new job. They totally messed up the final statement and never even bother to fix it or apologize after we paid them twice. This whole matter dragged on for a WHOLE year AFTER we moved out. I don’t even know what to say. Whoever is reading them, do yourself a favor and look elsewhere.
This building sucks for maintenance and security!! Every week there is package lost or package robbery, even from front of your door!! Last week they steeled our shoes in just one hour that we left them at the door!! There are homeless people who have the master key to everywhere and they sleep on the hallway!! They just charge you very expensive rent and do nothing for building!! Every month at least for one week the garage gate is not working and at least one day we have no hat water and guess what always in cold days of winter. Last time we didn't have hot waters for three days during thanksgiving holiday!!!! and they promised us that they repair it and this will not happen again but it happened again obviously because they don't want to pay to repair something fundamentally they just temporary mask the issue. I have several friends living around the neighborhood and none of them has similar issues and they pay less than us for rent. If you do care for your money and your basic needs of your life don't come to this apartment, it is not worth it at all!!!
It is so noisy!!! You can't image it how noisy it is at night especially when your apartment is facing the highway. When you take the tour before you moving, the leasing office said that it would not be too noisy in the evening, that's not true. Don't believe them!!! They just want the apartment to be rented out as soon as possible.
Apartment sells for itself but very serious safety and stealing concerns here. Despite repeatedly reporting these to the leasing property, very little (nothing) has been done to resolve them. In speaking to other residents, they experienced the same issues. Here are the list of issues I have personally had and some other data points. - my car was broken into in November of last year, and everything inside was stolen. Few other residents have reported break ins as well. - packages go missing from the USPS locker; the property has opened a case with USPS almost two months ago but no resolution here. I’ve had a package go missing last week - packages are also stolen from doorsteps. The property managers claim to have cameras installed; but I’ve had no resolution to the packages stolen to date (including one today). - Neighbors motorcycle was almost stolen. He noticed his steering column lock cut and signs of forced/damaged/failed attempt at trying to start it. - finally, the rent increases are ludicrous. I’ve had my rent increased 10% each year for the past two years due to ‘keep it in par with market rates’. I once posed as a potential new resident and was quoted a price for the exact same floor plan on the same floor at $350 less. ?? no luck getting my rent re-negotiated though.
Beautiful brand new apartments with so many amenities! We stay in a 1 bed, 1 bath 750ish sq. foot apartment on the bottom floor next to the gym and pool. It is always quiet which is great for us! Our apartment has beautiful hard word floors, granite counters, stainless steel appliances, washer and dryer, large closet and bathroom. We have a balcony with a large storage closet. The two pools, hot tub, two story gym and two stainless steal grills are amazing! The staff have been great to work with and are always super friendly! Literally the only downfall we have had is that parking can be pretty tight, not a lot of space for cars so it can be tricky to find a place to park our huge dodge truck.
Appliances, cabinets, and the finishings are very high quality. Lots of power outlets and lighting settings, specially in the kitchen, which has an island with its own light fixture. I live on the top floor, facing east, so I get morning sunlight and mountain views. Balcony is a good size, and includes a storage space.
Pros:This place is great access to the freeway and Levis stadium. The Parking is ceiling are thin and you can hear everything from above. The management follows up on emails and complaints quickly. The cleaning staff works on the grounds constantly. Cons: The grocery store is at least a 10 minutes drive away. The neighbors are noisy, and love to complain to management. The police department refuses to paint the fire hydrants in front of the building, so daily they come buy and write tickets to cars. The stadium has made events a nightmare to leave the building on for 3 hours prior and 2 hours after.
This is a relatively new apartment complex, so not much maintenance issues. The manager here is a super nice lady, that genuinely cares about the residents. The neighbors seem to be nice, and overall the environment is quite. The rent is expensive, but that's a common trend around the bay area. There is no Electric Vehicle charging stations here, and no assigned parking spots. There is a fire station across the street so we frequently hear the sirens of the trucks but we got used to it. Aside from a gas station there is not much within walking distance, but we are close to Lawrence Expy, and Highway 237. I hope that helps, and best of luck to everyone.
