The complex is noisy and people do not follow the trash rules. there's always some sort of mess or trash in the hallways and there's been tons of car break ins

The apartment complex is amazing ! Such great amenities and the layout and finishes are just so bright and homey. Also easy to decorate and design with the color finishes. The bathroom and closet is huge ! And the cabinet space is amazing !

When moving into an apartment especially those that have been open awhile, you don’t expect everything in your place to be new and in tip top shape. Things will need to be replaced or fixed eventually, however anytime i have needed assistance maintenance is quick to respond and get everything fixed up. I never have an issue with my neighbors or finding parking. So far my apartment living experience has been excellent!

I’ve been living here for a year now. The apartments are beautiful inside and maintenance people are great! The problem is the front office staff. They DO NOT answer the phones at all. I’ve called multiple times the past year and they never answer. There has been 2 times where I needed to pay rent via money order because their portal to pay rent was down and each time they were closed during regular business hours. I sent them a message on the portal to ask how I can pay rent if they aren’t open during regular hours and they don’t respond. The Wi-Fi is terrible! You don’t have an option to choose your Wi-Fi. The apartment comes with only one Wi-Fi and I work from home. There has been too many times where the Wi-Fi goes out and I can’t work. If you plan on living here be prepared for these problems.

Prose launched too fast, too cheap, and feels like an easy money net template apartment complex that makes you pay extra for living near the worst roads in the county.

6 months later

We moved here 6 months ago and my wife and I were extremely excited about the place. Brand new builds, great layout, outdoor grilling, the works. Unfortunately 6 months later we are regretting our decision. First of all there is absolutely NO insulation between floors. If your upstairs neighbor is cutting their toenails you will hear the nail hit the floor like a loud crash. The gates are always broken sometimes hanging off their hinges. The internet company has good speeds but is constantly going out. The office makes you pay rent in personal checks with no notice because they schedule maintenance on the online portal when rent is due. The hallways are absolutely disgusting, bugs everywhere, trash scattered. People constantly speed around in the driveways. Dog waste covers the grounds. There were two instances over the summer where glass was in the pool. The package system is a joke. When it’s not working your package is free for anybody to grab in the mail room. Looking forward to when our lease is up to get out of here!

Don’t move here

This place is absolutely disgusting. Hallways are infested with bugs and insects. Residents leave their trash out without the bins and nothing is done about it. The internet provider contracted here constantly has outages so be prepared to not have any internet for a few hours at lease 3 times a month. Don’t even bother calling the office because it’s a waste of time as they never answer the phones, leave a message and 50% of the time you’ll get a call back in about 3 business days. Dishwasher stopped working within weeks of moving in and it took a week and 2 days for it to be fixed, with zero communication from the office until I threatened to leave a bad review. Washing machine was leaking water within days of moving in, called emergency maintenance and no one came out but just told me to shut off the water. The weather strip on my door constantly falls off and they have come twice and after the 3rd time I just glued it myself. My water completely stopped running at 6pm, called emergency maintenance and no call back after 30 mins of waiting. Packages are left in the mailroom floor for anyone to grab. The gates are constantly broken and 1 gate is always open no matter what. Valet trash is a hit or miss, they either come at 8pm or 11:30pm and then leave pieces of trash all over the halls. Residents working on their cars in the parking lot. They charge $25 valet trash fee, a 9% service fee, actual trash for about $10, and $3 trash admin fee through conservice but will only tell you it’s $25 when you lease. Save yourself the time and money and don’t move here, you’ll thank yourself in the long run.

Prose magnolia lacks enough maintenance and porters to keep both the internal and external aesthetics of these apartments. The stairwells and breezeways are disgusting. The only building they remotely take care of is the one with the model units! No power washing, or upkeep of any other aspects of the buildings. They only upset the grounds that potential residents could see. The older apartment building I lived in for 7 yrs did monthly maintenance to breezeways and stairwells as garden style apartments REQUIRE more maintenance due to being exposed to the elements and the management team at Prose just do not care! Most of their time is spent at other Greystar properties and not enough at Prose.

Honest 6 Month Review

Pros: New appliances and construction, walk in closet, pool/gym, amazon lockers, free Wi-Fi within the business office and a printer. Gated community. Nick the leasing agent has been a pleasure to work with because he shows that he cares. I even caught him scrubbing the stairwell to my building because someone's kid spilled some type of candy or something which had embedded itself on the stairstep. Cons: Valet trash, people leave their trash out at all times of the day. Speeding through the apartment complex. Not having a choice of who to use for internet service. They use some company called National Wi-fi which in the last 3 months they have gone down 2-3 times each month. The disrespectful and EXCESSIVE smoking of illegal drugs inside of the apartments which then filters into other residents apartments then intern causes health issues for some of us. You complain and complain and is basically given the option to be transferred to another apt same floor/floorplan (knowing good and well all the floorplans you're currently in are leased) or choose another floorplan and pay higher rent or leave. Not to mention all on your own dime. The loud disturbances be it arguing, parties and or loud and excessive talking OUTSIDE of their apartments for hours on the phone in the breezeway...GO IN YOUR APARTMENT AND TALK LOUD! No one wants to hear all that. Can't even watch TV in peace. I don't know how many times Denton County Sheriff has been to my building alone. The stairwells are gross and filled with a gazillion spiders/ webs. All on the stairwell handles and stair steps. All up and down the stairwell walls and up and down the whole breezeways. Spiders eat the abundance of black crickets so all you see is their carcasses all over the place. I know there is new construction everywhere in this area and will cause more bugs to come and its summer, so you would think that a monthly or bi-weekly (spring/summer months) power washing should be done. they've powered washed once in the 6 months I've been here and I had to beg for that. Still begging for another wash. Some of the webs on the stair steps etc. have brown recluses. Someone, if not careful will get bit! I hate to even invite anyone over due to how gross it looks. People also leave their cigarette butts, empty soda and beer cans and boxes on the stairwell as well. children are not being monitored leaving food and stuff everywhere, it's just gross and unsightly. Not luxury at all!

The appartment is nice though not built to be considered luxury. Some of the individuals in the front office do not know what they are talking about and will change their story multiple times. I had emails which saved me.

These apartments are over priced with paper thin walls. You have no privacy whatsoever. You can hear your neighbors through your walls (full conversation) clearly. You can hear you neighbors even in the hall ways of the apartments. I heard my neighbors sneeze and cough just a few minutes ago walking to my apartment. It’s like these apartments are built with papier-mâché.
