My apartment flooded because of the resident above me more than a month ago, and Ladera still has not put my apartment back to pre-flooding condition. There is also more than a 30 day waiting period for any maintenance order submitted.

Overall not a bad place to live. I had issues with my upstairs neighbors always having parties and would be very loud during the day as well when I would be trying to sleep since I worked night shift. I love the pool and gym. Most of the residents are respectful and nice

Love my experience here this complex is always wonderful. My only complaint is the road to getting to the complex is more difficult with the upcoming traffic and road work.

The staff at the front desk has been sweet, mindful, and accommodating. An actual delight compared to the other apartment complexes I’ve lived in up until now. At move in, I noticed 1 or 2 things that needed attention and it was fixed immediately.

Honestly it's been a bad experience all round. I would strongly not recommend to anyone to live in these apartments. From people in adjacent apartments being excessively loud during quite hours to really long wait times on maintenance requests. Additionally getting them to honor what's written in our contracts is a massive pain. Honestly it feels like an extreamly dishonest company running this place. I would strongly recommend to anyone to never rent at this place. I certainly regret living here..
It is ok for the price I am paying for. The gate has been broken for over a few months now and I’m wondering when it’ll be fix. I am going to be relocating to Dallas and I thought I would be able to get a transfer but still has to pay $3600 to break ghe lease. It was not what I was told from the beginning of getting this place. Had I known then I would not have picked this place.
Great experience so far. I am coming up on a year living at Ladera and I have never had any security issues and staff is very helpful. Overall, great place to live.

Had a leak on our ceiling because of the above apartment and they’ve yet to come repair it. It’s been over 2 months since the issue occurred.

Ladera is one of a kind community. I'd say the best in south Austin by far. Not only are the units beautiful and spacious but the community is quiet and fantastic as well. With large grass areas to walk/run your pups, and two large dog parks. A dog spa, gym with a yoga studio, pool open year around with a jacuzzi and a mini putting ground of all things. The office area is designed to perfection, and the way they have the resident lounge area set up is incredible, unlike any other I've seen. It is spacious, with comfortable sitting area, computers with a printer you are welcome to use during office hours. Extremely grateful for this amenity, along with all the others of course. There is also coffee/tea available and you're welcome to shoot pool with a friend while the office is open as well. There is a lounge area right outside the office with a tv/fireplace. Something extremely special; they do 2-3 special events every month. Staff is incredible! Just a great place to live.

Over the past year this property has been on the decline for sure. Whether there's been a change in management or just a lack of money to keep on top of everything there's definitely something happening here. Something to keep in mind. Staff has always been great though.

Since Greystar cleaned out the office staff here things have been getting better. There are still some issued but it takes time to fix everything. Thank you for fixing the issues in the management team

Moved in here in February of 2021 and had a pleasant experience… however this place has really gone down hill since the manager Sal left. My apt door was broken into/forced open and when I called the emergency line, I couldn’t get anyone on the phone. I waited until the following day to call again and instead of showing sympathy for the incident the gentleman(or lack thereof) was irritated because I called after hours and what he referred to as “family time”! He even went as far as to ask me if I broke my own door (my lawyer has already been contacted). Nobody came until the following day and even then the door wasn’t fixed they just put up a few boards on the inside to support it. Needless to say it has now been over 10 days and my door is still not fixed. Anyone could easily just shove my door in as the door jam is completely broken. They have shown no concern for my safety or to fix the issue at all. Trash was left all around my apt. Inside and out which they have also not cleaned, I finally did it myself yesterday. Think twice before renting here.

I’ve been here for two years and it’s been an enjoyable experience. It’s a gorgeous community with beautiful apartments and staff that take pride in providing a positive living experience. I don’t think I’ve ever lived in a complex that has had the number and quality of resident events as Ladera. They also do thinks like bring food trucks on site which is cool. When I’ve had maintenance issues management has been responsive. I haven’t had any issues with my neighbors. It has been as close to an ideal experience as I’ve had with a complex in Austin.

nice apartments, but be prepared to pay an extra $540.00 a year in trash collection and fetch which is a package service and you can't opt out of either.

As far as our door step trash pickup, most of all luxury communities in the area and in general have this service for the convenience for our resident so they do not have to walk to the dumpster. Fetch is our new package concierge system that is $15.00 for on demand package delivery. With this, you are able to schedule delivery on your schedule and will help deter package theft by them being left at the door. Our staff is now currently fully staffed and are getting trained so we get our work orders back down to our 24-48 turn around time. There are still national shortages with parts, but other than that we are working hard to get this back down. I love my apartment and living here my only concern is my lease is up for renewal and my rent is going up $500 a month. Thats just crazy
