Property Ratings at L2 Uptown
Connor Group was not great management before. Now Lincoln has managed to do an even worse job. Elevators are constantly broken. It took months for them to figure out how to order coffee cups. Crackheads break in on occasion Staff does the bare minimum if anything to help with issues The apartments are nice, just not maintained well and if you have leaks etc. nothing happens
They stay in the trash chutes. Sleep in the gym bathroom. Better not forget to lock your doors and cars if you move here. The elevators are horrible. Be ready to budget extra time to get in and out of the place. Management turns over often. The current management has come in and poured money into giving the place an aesthetic uplift while ignoring the functional issues and security issues that matter to the residents.
3 years of L2 and I was glad to leave. The new management team, The Connor Group, has made this building go from a great place to slightly better than a Motel 6. Slightly. Here's what you can expect: 1) The building is filthy. Trash barely gets picked up. The carpet is never cleaned. There are pee and poop stains all over the place, and it hasn't been steam cleaned in months. (Prior to the Connor Group taking over in May, the carpet was vacuumed weekly and steam cleaned monthly.) It is just gross. There are roaches now, bugs, and it's just a mess. 2) It's loud - due to "building improvements." Expect at least another 1-2 years of daily construction on the building. They are repainting, tearing up balconies, and making lots of noise. You can expect to have workers at 8am on a Saturday morning hammering outside your window. 3) A kindergartner picked out the paint. Seriously, just look at the building. I know 5-year olds with better understanding of color. 4) Maintenance is SLOW. It can take several days to a week to get simple requests completed. 5) It's Overpriced. Seriously, there are other newer, nicer buildings in the same neighborhood for less money. 6) I am surprised some of the staff has a job. Ultimately, I to contact State Attorney General's Office and an attorney to get some issues resolved. Yes, it's that bad. Don't live here. Don't live here. Don't live here. You've been warned.
STEER CLEAR OF L2! I loved living here before the Connor Group took over management. It was overnight the drastic changes. It went from being a clean, calm, quiet but with the right amount of fun mixed in, upscale, classy place to live and overnight they turned L2 into a dump. Trash everywhere, no communication or notification of changes, or construction taking place by management. Dirty hallways, trash, and dog waste all over the grounds and property INSIDE AND OUTSIDE of the building. The fire alarms are going off non stop in individual units without being handled, one is going off in the apartment next to me as we speak and preventing me from sleeping it’s almost midnight on a work night. Constant construction and “renovation of the building” creating a loud environment. It’s been impossible to work from home with all of the noise. They turned a tasteful building into a carnival. The new paint scheme and wall decals they have selected resemble a tacky elementary school. Do not live here if I could break my lease now I would. Unfortunately I’m stuck here until April of 2021 so if I can help anyone from being stuck in the same unfortunate situation I will. STAY AWAY!
New owners took over 5/19/2020 and it has been horrible. The most unhappy living experience I have ever had. Trash, cleanliness, maintenance issues, even bigger overall building failures. Elevators keep failing with people in them, A/C doesn’t work , water and electricity have gone out and fire alarms are chirping day and night. The new owner seems to prioritize painting over repairs.
Do not move here while this building is under ownership and management of the Connor Group. I used to love living here but ever since they took over on May 19th 2020, the quality of living has dropped dramatically. The trash is not maintained and piles up within the trash chute rooms to the point that it almost reaches the door frame. The smell is unbearable and is starting to attract pests. There have been several sightings of roaches and rats since the Connor Group moved in because of the absolute neglect for cleaning and sanitizing. The entire leasing office is filled with inexperienced and unprofessional individuals who don't know the first thing about managing a property. Their only goal is selling and getting new residents in here ASAP. Stay away!
The new Management company "Connor Group" came in about a month ago and since has turned what was a properly managed luxury apartment complex into an trash filled, pest /rodent infested, grotesque property. The pool has a film to it, which is not evaluated and cleaned on a daily basis. Trash lines the garage, trash rooms on each floor, and the grounds. An unprofessional staff of maintenance people and office representatives that are poorly under trained to manage a property. A poorly maintained dog park, doesn't get washed, waste bags not filled, leading to bad smells, and inability to use an amenity. Common areas not maintained or cleaned. Strongly suggest not moving here.
I can't rave enough about L2 Uptown! I absolutely LOVE where I live! I had been searching around in Uptown as there are SO many choices and felt right at home here! I moved from out of state and was not familiar with the area but toured MANY places. The staff is SO accommodating and personable! Not to mention very quick to respond to any concern. From the leasing experience to the office staff to the maintenance staff they're ALL wonderful! Safety was also huge for me being a single female. Double FOB access into any part of the building, security cameras everywhere-in the elevators, exits, parking garage, secure gate access and a DPD officer who lives on site even have a security company that patrols the garage! The amenities are fabulous-amazing pool, 2 story gym with a weekly personal trainer, fountain courtyard area and WiFi! SUPER dog friendly which I love cause I have 2-wonderful dog spa with blow dryers and shampoo, great dog park and we even get a resident discount at Mutt's Cantina across the street! I had a A/C issue after the office had closed and maintenance was very quick to resolve the issue. Elevators occasionally have issues, but they are very quick to fix the issue-no issue goes unnoticed. I went to visit a friend at a luxury high rise and even THEY complained about the elevators at their building-it happens EVERYWHERE. The building is kept up so well by the staff-hallways and amenities are always clean. They host TONS of resident events and even have a resident wine club that meets once a month! You're steps away from all the bars, restaurants, gyms, shopping and grocery stores in West Village, McKinney Avenue and Cityplace. If you want a community to call home, be in the perfect location and feel like a VALUED resident-L2 Uptown is the perfect place to call home. If you're one of those people who worry and complain about minor inconveniences, reviews below, things you can't control-you won't be happy anywhere. As a single female and new Uptown Dallas resident, I give L2 Uptown 5 STARS!

I've lived here for 10 months and love the apartment itself. Pros: Beautiful downtown views, great pools, secure entry, and quick maintenance responses. Cons: Staff. My roommate's rental car was towed after she was assured twice that she didn't need a visitor pass. My apartment keys were once freely given to someone who claimed to live in my apartment... Can't wait to move out and feel safe again.
The view, the safety, the beautiful wood floors, cabinets, lighting, floor plan choices, dedicated attentive office staff, gated parking, excellent maintenance , and all in.one of the most vibrant areas of Dallas ! As a mature, single woman who searched a long time for the right place for me, when I walked into the building, met Heather, and saw the model, I knew I was home. A beautiful building , LEED certified , energy efficient, walking distance to restaurants , shopping, bars , & a dog park! I simply LOVE it here !! L2 ... It's the place for YOU!
The office staff is wonderful and very attentive. The maintenance staff is amazing - they take care of things immediately and they fix them correctly. Love the location and amenities. We are talking about buying at the end of our lease, but I don't want to move!!!
