Property Ratings at Kingwood Lakes
If you’re looking for a quiet place to live with a the feel of nature, this is it. My husband and I love the “Forest” feel as it takes away from the bustling city. The staff is very friendly and always willing to listen and help with concerns. Maintenance is also very quick to respond to issues. 10/10 would recommend!
Living here has been awesome. My neighbors are great and the management is on top of everything. The main office ait truly is a clean, nice, quiet place. If you’re looking for a great place to call home, I highly recommend you come and talk to the staff and take a tour. ”

For the past few years living in Kingwood,TX. Kingwood lake is by far my favorite apartment. Damon the property managers has always been helpful as well as Silvia.
Great attitude from the entire staff and management. It is a quiet community and does not feel crowded. My recent maintenance issue was fixed in a short timeline and the response was great! Thank you!
DO NOT MOVE HERE. If you're looking into a unit here, CHECK THE BACK, if you notice a fence peek through and if you notice tennis courts you WILL be woken up EVERY SINGLE DAY from leaf blowers at 5-6am. You can feel the hum in your chest so ear muffs will not work. In addition I am 6 months in and two of my neighbors have already left, the quality of renovation is poor as my ceiling is already starting to crack with early signs of what seems to be mold which is a HUGE safety hazard and I have a 3 year old child, obviously in the rebuilding it was done as quickly as possible with no regard to safety from mold coming back due to Harveys flooding. Bugs are also a problem as I've already had 4 pest control services done on my unit and at one point it was so bad they were falling from my ceiling and I had to empty my pantry as they littered my food, can you imagine waking up one morning wanting to make your daughter pancakes only to find bugs littered in your flour and baking soda? The leasing agents are fully aware of these concerns and the noise problem and the only solution presented to me was a $1200 dog fee/transfer fee just to move to another unit, and I have no clue what problems may occur in that one. I am at my ends and am incredibly unhappy.

I am sorry to hear you are unhappy at our community, We wish that we could help you with this but unfortunately we are unable to control the noise that the neighboring Kingwood Country Club makes from using leaf blowers to clear their tennis courts. Please also note that our units do not have mold and have been inspected by the City of Houston prior to anyone moving into the renovated units, the City would not have permitted the buildings for occupancy if this was the case. We do have records of all of the necessary inspections to prove this. We would be more than happy to inspect your unit with you to address your issues. We strive to take care of any maintenance issue quickly and efficiently to prevent our residents from being unhappy. We also do have pest control services for the residents every week, however if you have bugs in your flour mixes/dry goods many times these are weevils that come from the grocery store and the packaging of the products. We are always happy to transfer residents but there is a new apartment deposit that has to be paid in addition to any pet deposits. We would be happy to go over this with you in detail if you would like to contact us at the office. We are always here to help and want to make our residents happy to call our community home.
The property looks great. They have completely renovationed after Harvey. They have a new pool and once completed will be a great upgrade to an already beautiful property. I would've given 5 stars if there wasn't so many speed bumps lol

I love my apartment here! My place is just the right size and I love being able to get up early to walk the trails around the lake. The people in the office are super nice and very helpful.
Went to visit my best friend there and it seems to be a nice place to live. We were concerned about the old reviews but it seems like they have changed administration.
Wow, the apartments are not the same as they were before. All of the apartments are fully renovated and everything is new. Right now there are only a few people living here so it's very quiet. They are still working on a few things but this place is going to be more amazing once the pool and the gym open. Everything you are looking for in an apartment community is here. Package lockers, new gym, new pool with outdoor kitchen and lounge, a dog park and dog washing room, lake with a pier and almost all the parking is covered. Seriously have to see it to appreciate all they have done to turn this place around.
You will be placed next to a smoking apartment and the smell will seep through the walls. If you skip the walk-through when you move out, you will be blamed for the smell of the cheap cigarettes the neighbors smoke along with other things. Old complex with old and outdated A/C units so you will likely pay much more in electricity. A rotating ensemble of office managers and employees as well. This is no joke, you WILL not get your deposit back.
This place is an absolute dump. When I moved out they charged me with smoking in the apartment. The problem with that is that I don't smoke, our neighbors did. They smoke so much that it would seep through the sheetrock. Absolutely horrible. I recently received a collection notification stating that I owe Adara(property owner) money for damages. Move here at your own risk. Many occupants don't even have jobs
My family and I flew down to Kingwood to look at apartments and we drove into Kingwood Lakes. There was an old matress next to the trash bin and the whole place looks like a not so safe place to be. We could not drive out of there fast enough. Stay clear of these apartments. Not clean no looks safe.
We have lived here for a little over 3 months and we love it. Great location, workers are awesome and always super helpful with anything we come to them with.
I've been at these apartments for 5yrs and little by little there getting better. Although they may not be luxury apartments the rent is reasonable, the management is very friendly and they're very quick to get things done.. It's a very safe area and the stores are nearby..My neighbors are great..
When I first started looking for a place to move to in the Kingwood area, Kingwood Lakes Apartments comes up on most all apartment listings. For the money and close location to the center of town it seemed like just what I needed. I made the trip into the Houston area and looked at a few locations and settle for this complex. But one thing I immediately noticed, is what shows up on location websites, it misleading. Because of school districting, and availability, I left a deposit, and and reserved the apartment I requested, which I was told would be available and ready to move in, which was two months later. My Mom was sick, and my kids and I spent the two months with her, and when we came back to move into our apartment as scheduled, it pretty much has been downhill ever since. On move in day, with the truck full of my belongings and people ready to help move us in, I discovered, they had an entirely different unit then I was told I was getting, and that still had maintenance people in it finishing up when I arrived. Even though I had called prior to assure everything was on schedule, which i was told it was. I had no place else to go, and reluctantly took the unit, which was similar but not what I was expecting. Upon walk thru, I checked off from the "move in" checklist generated by the apartment complex, many things that I was told they would take care of. I'm still waiting on things, over 2 years later, and it has been like pullling teeth. There is a revolving door of "Property Managers", since I've lived here (approximately 6-8) and unless it is something that will allow you to hold back rent, don't expect it to be fixed or taken care of. If you have the option to move into different apartments, do so because this place is the furthest thing from professional. And I say that, because in reaching out to the Corporate offices, found out this is where the problems with this place stem from.
Kingwood Lakes apartments is located next to Kingwood High School, and right down the street from Town Center. It has a pool, a scenic pond, and a laundromat. The surrounding environment is wooded, with trees in between the buildings. Parking for visitors is often sparse however there is covered parking for residents. Rent for 2 bedroom is around 800. Mine includes 1 bath, it's upstairs with a balcony. Ideal location for high school students and their parents.
The managers are very helpful and understanding about things. I feel very comfortable talking to them about things. The maintenance is also great! They come the with in 2 day you put in a request! The grounds are clean and it is always very quiet. Town center is walking distance and so is the High School. I love living here and can see myself living here for many years to come!
