Property Ratings at Keller Springs Crossing
Management was great a few years ago, but took a turn for the worst last year. You can't breathe without getting smacked with some kind of fine. Parking, trash, packages. New management forced us to sign a lease with a 60 day minimum notice, when our two previous leases were the standard 30 days. At the minimum, one building is infested with roaches and despite pest treatments, there has been no improvement. I thought there would be improvements, especially being a resident here for almost 4 years. I'm tired of waiting - I don't think improvements will come I'll be moving as soon as my latest lease is up.

Keller Springs Crossing is a great place to live, my family and I have been living here for over 3 years nice clean ,quiet community, when there's a problem arrive they are quick to fix the problem, for example there was a Tarantula Spider in the parking lot i called the office to have the Spider removed they were their in less than 5 mins to remove it. A big thanks to the office team for doing a great job as always

Living here has been an absolute nightmare. From the trash that piles on the weekends to the random new rules every few months when management changes. To the pool going months to a consistent green to then being unusable dark green. Gross. They will push for you to sign up for something called flex that takes your rent and your water bill out automatically. They try to sell it to you by telling you it will raise your credit score. Sounds great until they hit you with a water bill over a couple of hundred dollars. Personally I’ve heard of other residents getting charged with even more than that. They use a third party to do the billing so there no city regulating their meters or anything. No answers to getting anything solved with water bills just the answer that prices are going up every where. The only thing good at this place is the maintenance staff and that is it.

So glad to be out of that place Due to the pandemic and job losses we were unable or turned down on renewing our lease and it was a “business” decision according to the crappy management company We found a bigger place with an actual yard and private patio for less than the overpriced rent charged at Keller Springs Crossing

We just moved in to KSC 3 days ago but so far they have been absolutely amazing! We were set to move into a different apartment managed by CAF but that fell through 4 days before we were set to move in and KSC came in clutch and found us a bigger and better apartment (still within our budget) that was available immediately. Landon and Brianna in the front office were amazing and rushed us through the application and leasing process so that we could still move on our original move-in date. So far all the residents we've passed by have been friendly and the complex is kept nice and clean. Parking is a bit of an issue, so I would definitely recommend getting a carport or garage space if you don't want to have to park halfway across the complex. The dog park is great and I love that they have baggie/trash stations for picking up your dog's poop (although not everyone is great about doing it so you have to watch where you walk). We're looking forward to using the gym, which looks to be in great condition, and checking out the pool while the weather is still warm enough. Overall we are so happy we ended up at Keller Springs Crossing and are super grateful at all the help the staff have offered us. Just based on our initial move I would definitely recommend you to check out the complex!
This is a outstanding property to call home. The management at this property is wonderful, five stars for this property for sure!
I moved in back in July of 2018. There hasn’t been a problem yet that management or maintenance couldn’t resolve. Pool hours are enforced which is nice, you can literally set your watch to the trash service guys, facilities are kept clean and tidy, and the office staff are always very friendly - I stop by every so often just to chat with them. Parking is limited, but this is a design flaw. The garages are incredibly large, I have both a garage and a paid covered parking spot. Would recommend one or the other. Package lockers are a much bigger deal once you start using them than most people realize and it’s cheap, will definitely miss them if I ever move. And the Dominos around the corner has $7.99 carryout specials on Large 3 toppings. Location is perfect, only a 5 minute drive from DNT, GBT, and 635. Pricing is very fair, and apts have a classy feel and spacious floor plan. Most the residents are local professionals, so the atmosphere is very calm and relaxed. No crazy burnouts @ 1am etc. Would definitely recommend KSC to anyone

The management is lacking in every aspect. I was approved for an apartment at the end of April, deposit paid and everything. In June, I called on the 18th to potentially downsize and change move-in dates since my lease was up in July. I came in June 19th, sat down with an agent, toured a smaller apartment and was all set to go with the new place. No contact, no follow up until JULY 2nd, which was an automated message!! This was a week before the original date, which I asked to be changed. So now, despite me having a receipt for the $200 deposit, and $85 admin fee (which the admin fee was non refundable and I understand that.) I cannot get my money back due to it being a cancellation. I would have GLADLY MOVED IN had SOMEONE, literally anyone from the office reached out in the 12 days that I contacted them. This would have been 17 days to process this request. I am so disappointed with the lack of communication. I teach for a living, $200 is an ENTIRE DAY worth of pay for me.
If you are looking to move, DO NOT MOVE HERE! CAF management recently took over this property and ever since it has gone down hill. Terrible management and customer service. Dumpster is overflowing at all times with people too lazy to put their trash where it belongs. No one cleans up after their pet and the so called dog park is filthy. For months there was an outbreak of fleas and puppy warts going around and management completely ignored the issue. Parking is always an issue due to abandoned cars staying parked in the same spot for months. When trying to pay rent online, the resident portal warns you about fraudulent activity and conveniently there is no rent drop box. Takes weeks before maintenance can ever fix anything. CAF management will take advantage of you and screw you over any way they can. Do yourself a favor and don't even waste your time looking at this property.

All of our properties have a pest control service that is out once a week to inspect the property and take any action needed. We do not have a resident drop box due to security issues.
