I'm thrilled beyond belief to have found such a great apartment. I came in and looked at the apartments and applied the very same day. Such a great experience and everyone, (staff and neighbors) made me feel so at home. So far there have been food trucks every week and updates often from the office. This is a huge bonus for me because communication is key. I'm looking forward to summer so I can meet more people at the pool!

Community area garbages are overflowing. Underground sprinkler system is always broken, creating pools of water all over the property. Cigarette butts litter the grounds of this supposed "smoke-free" property. Pet play area is full of dog poop that has not been picked up. Landscaping looks sad and dead year-round. Apparently no portion of your rent money here goes towards anything related to keeping the property kept up.

Paper thin walls and ceilings. You can hear every step the people above you make. Lights and other things rattle from the noise coming from above and below. You can also hear music and conversations coming from the other residents on all sides of you. This poor construction and insulation makes noise a constant and ongoing problem.

James River at Stony Point says it allows dogs and cats, but be prepared for some big surprises if you sign a lease at this place. They don't want your dog ANYWHERE except the sidewalk and parking lot. Get ready for fines if they see your pet on the grass. Totally ridiculous! NOT PET FRIENDLY AT ALL!

James River at Stony Point is great. I have never seen any "activity" and am constantly out and about walking my dog at ALL hours of the day and night. The best part is that I feel safe enough to do that here. They throw events that allow us all to socialize and meet our fellow neighbors. I have made SEVERAL friends that I will remain friends with for life. Maintenance is attentive and usually respond within hours of me putting in a service request. The office staff and manager are darling. They always have a smile and handle anything I throw their way with ease. I love it and will be here for years. GUARANTEED.

Horrible place to live! Poor management, high noise levels within units, not enough parking, smokers everywhere. There is nothing about this property that is "high-end."

This apartment community is riddled with police visits constantly for more riff-raff trickling in & there is rising crime at this apartment complex; tenants have been physically assaulted & attacked by other tenants & the deplorable company they invite over. And even after that, the management office & owners still do not have any measures for safety (no surveillance camera's, no security patrols). They claim to perform background checks to avoid these violent criminals living here yet there is tenant, well known to police b/c they've been called to his unit over a dozen times, living here that has 2 felony assault & battery charges (one occurred Jan. 2019 while he was living here) on top of a few drug possession charges. Yet the management office has said they don't allow tenants with criminal convictions/backgrounds to live here. How was this missed? There have been confirmed drug deals in the back parking lots & lewd acts (people urinating by the tree lines in the back parking lots). I would imagine no one wants their small children seeing these things. There are still lazy, detestable tenants leaving their dog poop everywhere & now it's become a hot spot for trash coming over & racing their cars up & down the parking lots. Lovely. They have constant billing issues with the water & sewage utilities. The meters have been broken on & off for over 7 months so they "estimate" your usage thus resulting in bills doubling, even tripling at times. One tenant even having an almost $1,000 bill for their water & sewage in a one bedroom unit, for one person! Dangerous & vile people are not the only thing taking over this "high end" community; millipedes, frogs and mosquito's are rampant & nothing has been done to control & manage the infestations. At this price point it's beyond disgraceful. It is just not safe & not a good place for families & hard working professionals who want to reside in a peaceful, beautiful community.

This place is not safe and does not have any security. There are cops there almost daily, drug deals in the back lots & I have witnessed tenants getting violently beaten walking to their cars from outside "visitors". Rent is ridiculous and the buildings are cheap & have paper thin walls. Steer clear.

The staff is great here! The staff here is very friendly, hardworking and accommodating to their residents. I love that they represent XFINTY at this apartment complex! They are creative with their lease ups and community gatherings! This community brings a warm environment to anyone that wants to live here. I really enjoyed the night swim XFINITY was a part of! It was very creative it brought out the entire community and the pool was amazing! The community events makes a difference in getting to know all of the neighbors. I have enjoyed the other events such as the paint night, Bachata RVA salsa night, and the move in madness dinner events! This resort style living is great! The fitness center is pretty sweet! Everything is new and the latest equipment is there! Check out their model apartment! It makes you want to move in pretty immediately!

I loooooooooove living here at JRSP! Not only do I live on a gorgeous property in a great location; its across the street from the mall yet super quiet and surrounded by greenery. I'm minutes away from downtown, short pump, Midlothian etc. my work commute is the shortest its ever been in my adult life lol. I've had the chance to make some wonderful friends where I live thanks to the very frequent and amazing events that are hosted here and across the street.

So happy that I decided to lease here! I love the property and the team. Management is great at taking into consideration resident needs, concerns and wants. I have no issue that has not been resolved and work is always being done onsite so its great seeing my dollars at work. The apartments are amazing and do truly sell themselves however I leased because of the energy I was met with in the office!

Came in tour after an unplanned lunch at Stony Point Mall and ended up leasing before closing on my home. The leasing agent was wonderful as was the team that was in and out of the office during my tour. The clubhouse and business center was impressive and definitely built my anticipation to see the actual units. We started at the model and boy no picture does it justice! The space is so well decorated I could have moved in right that second but realistically what model isn't gorgeous?!!? Here's the kicker I got to go into the actual unit that I would be leasing and was even more floored by the empty space. Before I made it back to the computer to apply I'd already decorated and placed my furniture so not leasing wasn't an option lol. I moved in and the pros just continue to go up. My agent was out but the agent who helped me treated me just as well if not better than my original consultant. My unit sparkled when I walked in and there was a nice little gift waiting on me. On the rare occasions that I've put in a service request maintenance has been in within minutes. The property hosts some amazing resident events and it truly does feel like I live on a resort. I love living here and if my husband lets me we'll never go back to home ownership again!

My girlfriend and I out apartment hunting and just decided to stop in and check this place out. When we walked in the front door we already knew we wanted to live here. The apartments are basically brand new and all the staff is very helpful and friendly. There are so many amenities and they are very dog friendly. If you ever need anything fixed the maintenance crew shows up quickly and if it's an emergency they will even come after hours. The area around the apartments is nice as well and pretty close to almost anything in Richmond. Tobi made the process of actually moving in very easy for us nad has always been extremely helpful. 10/10 recommend living here.

I've ben a resident here for almost a year now & I'm happy to say that I renewed my lease for another year! The entire staff is wonderful, management and maintenance. Any issues I've had, and it hasn't been many at all, they've all been addressed immediately and my work request are taken care of within 24 hours. The apartments are modern and very nice, the amenities are great and well maintained and I'm proud to say I'm a resident at James River at Stony Point. The summer events exceeded my expectations and it shows that the company really appreciates their residents. Thank you always thinking of us!

The apartment complex itself is aesthetically pleasing – it kind of reminds me of a resort in certain areas. Based on my initial apartment search we have all of the standard amenities that come with newer apartments, such as granite countertops, stainless steel appliances, wood floors, walk in closets, etc. and no linen closets (which I still don’t get). I have utilized the pool, outdoor kitchen and gym, all are great. The location is nice and having immediate access to the highway and mall across the street is also a plus. I see the pool and cleaning staff out daily doing everything they can to keep the community clean and I appreciate them for that. That said, the noise level here has been atrocious! As most would, I understand that apartment living comes with a certain level of noise. Hearing my neighbors walking, running water, closing their cabinets, singing (whoever you are lovely voice by the way) - - all fine; annoying sure, but tolerable - - it is the excessive noise that has been a problem for me since moving here. I am constantly attacked by extremely loud stomping, hammering of some sort and/or what sounds like furniture being moved by the neighbors above me and not just for a few minutes at a time, but for hours, pretty much daily and at all times of the day and night. Yes, I have complained, which turned out to be a huge mistake. There are a few other little annoyances outside of thin walls that come with living here that you may want to take into consideration as well: such as EXCESSIVE spiders, the constant smell of dog urine and the almost defiant unwillingness of some neighbors to pick up after their pets. These issues are not segregated to one area as I have walked the entire complex many times on many different days and this is pretty common everywhere. Also, one additional thing regarding pets, there are a ton of dogs here so if you are not a dog person this may not be the community for you. Ultimately, would I recommend this apartment community, sure as I do believe you will be hard pressed to not run into the same or similar issues anywhere you go. Will I be renewing? Most likely not, the excessive noise issue doesn’t appear likely to change and for me, that’s a deal breaker. I would say that if you are lucky enough to get neighbors who attempt to be conscious and considerate, like dogs, are not allergic to spiders and do not move anywhere near the common areas then you will be okay living here.

My boyfriend and I were searching for apartments on this site and came across this one early on. We fell in love with the community and the people the very first moment we pulled into the development. In my opinion, the property is flawless, the staff is out of this world, and the fact that they host little get togethers for the community is very refreshing. I already feel at home here, and I hope this review helps anyone considering living here!

DO NOT RENT HERE!!! These buildings are beyond cheap and poorly constructed!! The place has the thinnest floors and ceilings, there are tons of smokers here, tons of parties thrown here, people park here who don't live here, dog waste and sitting water is a problem here, somehow the wood stairs on every building but the front are wooden (fire hazard anyone???!!), place is rancid with spiders....I could go on & on! And the "staff" are even worse. They are rude, unprofessional, non-responsive & find excuses for all the issues at this God-for-saken structure. And if you complain, be prepared to get targeted & discriminated against. I cannot wait to get out of our lease and move!

I absolutely love living here at James River at Stony Place! Wonderful amenities, superb staff, high-end features, kind neighbors, and progressive action. The apartments are in fantastic condition, furnished with high-quality amenities. The staff and administration are thoughtful, open-minded, and they truly desire to provide their residents the absolute best. The complex is furnished with some very nice areas (pool, sitting areas, grills, dog-park, etc). The bi-weekly events make for the best community-building opportunities. You can never go wrong when someone gives you some wine and cheese (or juice for the kids). No need to worry about noise here. But when choosing your specific unit and building, be conscientious about its proximity to other amenities. Closeness to a pool or right next to a grill area will usually foster stronger community. Luckily, this complex offers units in various environments providing more silent areas, and providing some more lively areas. Regardless of the more active areas, noise is seldom every robust as the community here is very respectful of others. I am very happy to call this place my home!

Love living at James River. Staff is so professional and friendly. Brand-new apartments are stylish and well-constructed. Friendly neighbors, central location, very reasonable prices for all the amenities, and most everything is 15 minutes away.

After beginning my relo search to Richmond from DC, I toured lots of different apartments but the personal service, warmth, and options that I received at James River were in a category all their own. Tobi Colls was great at showing me about 12 different apartments, to ensure that I found the right fit. Living here for 6 months now, the staff has been great with always ready and willing to answer any questions and engaging with myself and other residents around the property. I truly enjoying living at James River and did I mention that their resident events are just amazing!

Noise has been an issue the whole time we’ve been here. We’ve tried to get over it and just accept that it’s how the building is constructed but tonight has sent us over the edge. He heard a constant pounding starting around 9:30pm and we assumed it was our upstairs neighbors again, but when we entered the hallway to let them know we could hear it we realized it was across the hall and someone was hammering and sending echos down the hall. We asked them to stop and the man said he would let her know. We went back to bed and it continued. After a while we went back to ask them again and she said “we’re almost done” to which my husband said “it’s almost 10pm I don’t want to have to make a noise complaint.” Then she told us “good, make a noise complaint it will come right to me.” So apparently she works here. This is a problem for us and the last straw. Completely inappropriate to be hammering at 10pm but even worse that it was someone who should have known better, and that they were then so rude.

I want to first apologize for all the noise issues you've been experiencing since you've been here. I also want to apologize for the way it was handled when letting the resident know about the noise concern. Our residents and their happiness is our #1 priority. These Apartments are very attractive to the eye and the location is great. Unfortunetly I have to agree with another user that you hear everything from your neighbors. I’m on the top floor and can hear the people below me constantly. If it wasn’t for that I would have to say this place is pretty great. Staff is attentive and gym/pool are is nice.

Do not live on the ground floor here. Walls and ceiling are paper thin. You will hear every step your upstairs neighbor makes. Nice pool area, gym, and staff.

This place is tremendous. I was one of the first to move in, and everyone who was part of the process - Mike, who showed me my options, and Toby, who runs the place - was fantastic. They are helpful, happy to answer questions, and on top of any issue you might have. The property is terrific: great pool, amazing gym (I mean, amazing), and incredibly nice units. I looked all around the city for a place, and, honestly, wanted to live closer to the downtown. But the quality of this property won me over. And now that I've lived here, it's actually much more convenient to all places around Richmond than I'd considered. I get downtown in 12 minutes. West End in 10. Chesterfield in about 8. Nothing is far away. It's a great location and an even better property.

Such great customer service, convenient to EVERYTHING. Wonderful grounds with grills and music, pools and fire tables. If you are looking for an updated, NEW apartment with amazing amenities and customer service, look no further!
