Property Ratings at Hammock Oaks
Lived in this complex for two years. As far as issues with neighbors, never had any. Only time police or EMS were in our building was when someone had a medical emergency and police had to respond with them. The community lawn upkeep is nice, but maintenance is mediocre. For a while, our building fire alarm was in “trouble mode” meaning in case of fire, sprinklers would not activate. They charge you for pest control but do no seasonal treatments, however they send notice of need to enter almost every month to inspect other stuff. They do not allow you to decorate your patio at Christmas which is a turn off and limit what you can have on your patio. I found roaches shortly before I moved out and there way of treatment was setting traps. I also had mold forming in a bathroom and all they did was spray bleach. The walls are extremely thin and you can hear everything in neighboring units and in the parking lot. You can even hear the garbage truck beeping from across the way. The doors are heavily weighted and become annoying when people are coming in and out every 10 seconds. They require to walk into the office monthly for an ac filter instead of dropping them off at your door And most of the garages in the complex near buildings 1 and 2 are storage for the maintenance staff The entire unit is outdated from 2009 yet they want 2025 rates. Also, when you go to move out there is zero communication and questions are met by attitude. Glad to be gone.

This was my first time shopping for an apartment on my own. Christine in the office, coming in for a tour was so welcoming..full of information..and had an amazing personality. At the time, I was looking into the 1/1 layouts at the complex. Overtime, I would lean more towards the Murcia unit. Throughout the application process and obtaining all materials needed, Vanessa and Christine were there to answer all my questions and offer assistance. The complex is not only close to historic Mount Dora, it is within 5-15 minutes of major shops and restaurants in the area. The complex is quiet and the apartment was move in ready at time of move in. Thank you for making this process as painless as possible. -Chris

Hammock Oaks has cute spacious 3 bedroom apartments.good closet space in all bedrooms. Maintenance and office staff helpful. We feel safe in this neighborhood and close to downtown Mount Dora. Office staff host community events on holidays throughout the year for the tenants. They are always open to suggestions to improve. I have been here 3 years.
1. The photo for the ad is for a COMPLETELY different community. 2. They don't refund exorbitant application fees because it amounts to side business- they'll tell you they have availability to get you to apply, and then hide behind thier "no refunds!" policy when they tell you "oh, sorry- there's nothing available right now" when you call to follow up. buyer beware.
If you want a nice place to live, stay away. This place is by far the pettiest, cheapest form of living. There are no drawers in the bathroom. You must keep everything in a box under the sink. The countertops are peeling back. Upon move in, the light in the bedroom did not work. The ice maker did not work. They do not have one bedrooms to show, only two bedroom models. They assured me I'd love the one bedroom. When I moved in, I hated it as soon as I opened the door. Later on, I had to renew my lease because I had not found a nice house to rent in the area and did not have moving expenses at the time either. Two or three months after I renewed my lease, I got a promotion and needed more room to work from home so I wanted to switch to a two bedroom to finish out my lease. They informed me I would have to pay another deposit of $150 a $400 transfer fee. So rather than just keep someone happy and keep the tenant, you'd gouge them for everything they're worth. Additionally, there is no car wash, no hot tub, no tennis courts, no bbq's, the pool closes at 9:30pm, there is absolutely ZERO to do here and they charge you to pay rent online. If it weren't for my job which is close by, I'd be gone in a heartbeat. I've tried other apartments but because I make too much money, I'm not allowed in these places because they are all section 8 or some type of assisted free government BS apartment complexes. Want a nice place to live? Stay away. The place is starting to rent to thugs as well (pants hanging off, sideways hats, etc.). I'd rather keep looking for a house and pay the penalty just to get out of here. The manager, she's nasty too. The only nice person that WAS in the office quit about a month ago. I wonder why?
Hammock Oaks is a beautiful community. It is kid & large dog friendly! They have many events for kids during the summer months. It is well lit for safety. The staff is fantastic. They always have time to say hello & see how your day is. They Went so far as to hand out flowers on Valentine's Day. Nice gym & pool also. We have lived here for three years. Same great staff the entire time.

Love living here! Office staff is professional and courteous. Judy is so helpful, she's a real sweetheart. Apartment was spotless when I moved in. Maintenance always goes out of their way to help out even to offer to throw away my trash! Outside is kept clean and tidy.
