Move-in process was smooth and management was very helpful throughout. The apartment was clean and in good condition on arrival. Communication has been great, and maintenance seems responsive so far. Only minor improvement would be adding clearer signage for visitors and deliveries. Overall, very satisfied!

It's safe, clean, and relatively quiet. The complex is close to everything (i.e. - HEB, Walmart, my gym, etc.), so the location is perfect for me. Management, office staff, and maintenance are great. I've been here for a couple of years now, and absolutely love living here.

New resident for about a week now. I absolutely love it here! Everything is updated, clean and super quiet. Maintenance has been super fast to fix whatever I needed. Office staff go out of their way to treat everyone like friends/family and plan monthly events for the residents. This is honestly one of the best places I’ve lived so far!

The grounds are very well maintained weekly, neighbors are friendly, and the trees are amazing to walk beneath. It’s very quiet and parking is easy. I loved the neighborhood pool party, complete with free food and drinks, a DJ, and friendly faces! Great place for families to live.

I have absolutely loved my time here. The staff—especially Casey and Madelyn—have been so helpful and supportive. From allowing me to bring multiple friends to tour at different times, to easing my anxieties about moving, and even installing a fence for my four-legged roommate, they’ve gone above and beyond. Now is super hard to coordinate services and they are just for the money I had emergencies in more than 1 occasion and they were for me is not an emergency you have to wait in til the next office day to solve it… and my a/c was completely out plus I have a pet in the unit. I had tu actually fight to get my issue solve immediately and after threatening them is that they showed up to solve

In regards to your service request back in December for your AC, on December 23rd our supervisor had to turn off your unit in order to make the repair, because it was frozen due to the unit running consistently. On the morning of December 24th, the repair h ad been made. Are you having any more issues with your AC? If so, I am more than happy to submit a service request for you. Thank you.
It has been awful with the unit upstairs. We don’t enjoy being here like we had hoped for. Pros is the neighborhood is safe and we made some friends with other neighbors. The staff is very kind. Cons, our neighbors could care less about their noise level and have basically told us to move if we don’t like it.

I've lived here for 11 years. It's in such a great location, being as it is close to major grocery stores, restaurants, shopping, etc. I have a small, fenced backyard which is really convenient! Pets are welcome here and I feel safe. I would recommend this apartment community unless you don't like pets!

I'm really happy with the complex. It's clean, safe, and quiet. The office staff is great, and are quick to address any issues I may have. The only con for me, is there is no courtesy officer or after-hours/emergency maintenance. Both are something that other complexes, I have lived in offer.

Very clean, quiet and spacious community. We’re new tenets here but so far we love it. Plenty of parking and the pool is nice. There is even a car wash station in the complex.

It is typically good. Though I wish the foliage around the apartment would be cleared and cleaned more often. I appreciate that it gets done at all. I would also like the starts and breezeways to be cleaned/power washed more often. Thank uou.

We love being part of The Grand Villas and the League City community! There’s convenient access to grocery stores, coffee shops, and great dining options. The neighborhood is quiet and feels very safe. While we’ve had challenges with our upstairs neighbors’ lack of consideration, the office staff has been attentive and proactive in ensuring our comfort and respect. They’re professional, fun, and inviting, always making residents feel welcome with community events and thoughtful holiday gifts. The recent upgrades are beautifully done with quality craftsmanship—not the quick, cheap updates often seen in other apartments. The unique layouts truly feel like a home, and every time we have visitors, they’re amazed it’s an apartment. Parking is plentiful for residents and guests, and our spacious unit is perfect for our family of four, complete with a large garage. It feels peaceful, private, and we genuinely love living here!

If you are looking for a safe and clean neighborhood you’ll like it here. I have lived here for 3 years and it is a friendly community. There’s always charming little events. They have recently changed management and there have been a lot of improvements.

Since management change customer service is the worst and is very sad. Previous property manager would take care of every situation in a promptly manner and now you have to go argue get mad for them to do something about things
