Shower is not fixed Shower is not fixed. Tired of turning water on and off in the wall. This should have been resolved by replacing the fixture on Friday :-(
Getting much better I’m been here since 2019 and I will say this is the best I ever seen this community. The pool the grounds. And. Over all look. The staff is the best they are helpful and understanding. Every issue before has been corrected or it’s been worked on. I can honestly say it’s headed in a better direction

New Management is much better Moved here 12/2023 and I see a lot of positive changed happening I wish I moved here when this manager was here . Because old mgmt moved me into an apt that had no renovation to kitchens and not even completed But this manager is much better I love living here now .

Not only is it unsafe with people drinking and smoking weed in the parking lots, but I lived here for almost 10 years, and had mold, roof leaks, drunk workers, constant heating/cooling issues, a head of maintenance that is now a felon for messing with little kids, and then, 5th new management company backed out of an already signed covid agreement with the government because they didn't sign it - kicked out little kids into the street after almost 10 years. Caught in multiple lies by ourselves and the gov't worker in writing and recordings. Sound through bedroom wall from neighbors hit over 90 dcbls every night. Enough to give headaches to children and leaving them in tears. Nasty place, their pest control does nothing and we were overrun with bugs and mice. I did my own pest control after, so I was able to not have the same bug problems as my neighbors. Truly a nightmare to deal with with the worst electrical I've ever seen. 1/2 our outlets didn't work and sparked/caught fire. Had to keep tape over the outlets. Couldn't use the sink disposal unless I kept the fusebox flipped for the dishwasher which made the dishwasher unusable for 2 years. Maintenance would always get the dishwasher to start running again, and then leave.....leaving it to flip the breaker again and hear the electricity sizzling and popping through the walls. Truly scary. Rent raised yearly. Health has improved vastly since we left.

Still no hot water My complaint # 8622193 and I complaint about unavailability of hot water. Portal shows resolved but still there is no hot water. Have to wait 15 to 20 mins after opening tap to get hot water.

I relocated from out of state to Grand Arbor and I was relieved to see that the community was just as nice as depicted online. If I could give this place no stars I would! I had to edit this due to character limitations. AVOID AT ALL COSTS! This place is not worth the money they charge. We lived here for about 4 years and miserable experience after miserable experience! The onsite laundry facilities are a joke.The trash builds up so high the animals just scatter it all over the place. The office staff are lackluster and seemed more annoyed about contact then willing to help. If it was not for the pandemic we would have left this place a lot sooner. Don't get stuck here!!

I wish I could give them 0 stars. The property is beyond disgusting, from the property grounds to the walkway of the building to the apartments themselves. Lets not even get started and the bug problem that they claim they never had before(lies) Corporate office is very aware but don't care. Going up on the price is an insult.

It’s an option if you need a place that’ll allow pets, however I feel there are much better options. The buildings are infested with roaches, no matter how much you clean, they will come back. During my lease, I had multiple maintenance requests that went unfulfilled. Staff is not very professional and are very difficult to reach. Maintenance are the most useless I’ve ever seen, they’re pretty much paid to do nothing. Priority is given to tenants who stay in the front of the complex and they completely ignore the people who stay in the back. I regret becoming a tenant here and I’m relieved my lease is over. They only care about money, they don’t care about your well being. They’ll harass you the moment you owe any type of balance , no matter how minuscule it is, and then will completely blow you off regarding any issues regarding the apartment. That’s just my experience though. If you rent here, be aware.

Long story short...I moved there in Aug 2018, had 2 leaks in Sept. There maintence sucks so mold grew and spread. They finally came to remove molded cabinents Oct 31, 2018. But mold had spreaded to other areas. They never came to remove mold in ventilation ducts. I moved out Jan 10...the apt still jas mold

Worst place to live ever. It may be cheap, but it’s not worth it. Cockroaches everywhere. It’s disgusting. Housing office employees are rude and do not care about tenants. Very not helpful when contacted. Will not be renewing lease and considering breaking lease. We hate it here.

We have lived here for 8 months now and have filed a few dozen maintenance requests, many of which we had to file multiple times. There is a terrible mold problem and they won't help us get rid of the cockroaches in the kitchen. The surrounding area is nice but that is about it. I can't wait to move.
I moved in to the complex a year ago and from day one there was trouble. Huge bugs walking around, roaches everywhere. Had a huge leak in the hall to the bedrooms. Took 2 weeks plus to fix. When my lease was up I was looking to move but was told that since milestone management took over things would be different, So we moved into another unit in the front of the complex. This place is very deceiving. They keep the front buildings looking very nice. The landscaping is kept nice. There's trees and flowers. The grass is green. The back buildings have brown grass and dirt. No flowers or trees. The apartments seem nicer in the front buildings as well but looks are deceiving. We move in and it's nothing but trouble. Sinks are leaking, toilet runs and handle is broken. No fire detector or carbon monoxide detector. Huge holes under sinks. Bugs!!!! Holes in the ceiling. My sink in the bathroom and kitchen leaked when we first moved in. All my stuff under the sink got ruined from the water. They came and "fixed" it. A little more than a week later, both are leaking again. My stuff the second time around is ruined. I asked for compensation for the stuff I already replaced once before, we'll get back to you. Still waiting. My kitchen sink is still leaking. Maintenance has hardly any tools. Management is more concerned with patching up the vacant apartments to rent out than fixing the things in apartments where people already live. I would not recommend this apartment complex to anyone. It's not worth it to live here.

Very beautiful and safe community, they have very good services and fast respond to ur issues.
Grand arbor reserve is a family. The office staff remembers not only me but my five kids and my dog. We are close to the activities of Raleigh but I still have the safe comfort of small town living I grew up in. They have made the city a place I can live even with disabilities.
