Property Ratings at Gables Park 17
I spent 7 years at Gables Park 17. The SHORT list of issues I saw: *Only 4 working elevators for a total of about 9 months on my 7 years there, otherwise 1-2 functional elevators is commonplace *Large rate increases with extra fees and no negation *Multiple fires due to negligence in generator repair, literally unlivable for an entire month *Non-functioning pool for several months out of the summer *Lots of pot/cigarette smoking residents, management somehow can't/won't do anything even when catching them with it in their hand *Not the advertised 8" cement floors as advertised, bass travels incredibly well through the building and you WILL hear your neighbors *Erroneous charges on move out; even when I provided proof that the "damages" were fabricated for contractor profit *Habitual drug users sit in front of the building, building security did nothing The positives: *Location is ideal if you want to live near the city *Concierge team is largely great The long list of negatives obviously outweighs the positives, so I'm out. Don't be fooled by a lot of these 5 star reviews for "residents" that do not exist. This building had potential that was squandered by terrible management and it would be a mistake to live there.
Love it here!! Great place to live and a great view!!! I love the 7th floor view with the pool overlooking the city of Dallas! Amenities are great as well!!
It’s a great apartment building. Concierge is good. Common area is nice. The location is great. Good balcony space and nice views! But the apartments and the interiors are old.
I really enjoy living here. I wish they had a better dog area- an outside dog park on the 7th floor would be an amazing addition. The amenities are really good. I love the neighborhood.
Continues to be a beautiful, safe, supportive, and communicative community. The convenience of being centrally located is incomparable. Happy to call Gables Park 17 my home!
Maintenance is incredible here. The only complaint I really have is the elevators. Other than that I love living here. Also, the office staff is very helpful. I wish there wasn’t such a switch in the concierges.

As a six year resident I'm very happy I chose Park Seventeen as my home. Management is always helpful and quick to respond to answer any question, or resolve any issue that may arise. Michael and Octavia are always pleasant and willing to help. And, maintenence is, and always has been outstanding. And I want to give a shout out to the ladies who keep the building clean on a daily basis. All-in-all I'm very satisfied.
Very friendly staff! Repairs are completed in a very timely manner. I highly recommend this property for anyone looking for a great deal and a prime location in Dallas.

The proximity to parks and cultural attractions means that there's always something exciting to do within walking distance.

It's impossible to get straight answers from the office. Fees just because they can. Gables is not a good management company, and the only saving grace is this buildings location.

A beautiful place to live! Apartment homes are well furnished, maintenance is responsive, leasing office is friendly, and concierge is attentive.
Huge upgrade from my suburban apartment complex for only about 10% more. Quiet and cool while in the heart of downtown dallas with 20 unique restaurants plus supermarkets and friendly parks all within 10 minutes walk. If you want to drive less and love more this is the way to go.
Can’t wait to leave this place. Our neighbors are so loud and management won’t do anything about it. Our sink water smells like the sewer. Needs many updates for the price you pay. Do not recommend
I’ve only been here for a short few weeks and I love it!! The pool is amazing, especially at night. Such a great way to spend during nice days! I also love the view from my balcony! The city is beautiful!

We absolutely love living here! We moved in about a month ago and everything has gone so smoothly. The staff is excellent and the amenities are very well kept. The building is quiet and doesn't feel like your typical apartment- it definitely feels like home and we would recommend it to anyone!

Location is great and overall my experience has been positive. The staff is great. Through the 2.5 years I've been here though, the elevators have broken many times, sometimes for sustained periods, and there's been other occurrences that have really dragged down my rating of the property. If the building can change this fact, especially the elevator issues, it would greatly improve.
I was very happy with the whole entire experience. Jerald, the property manager was very responsive and the whole staff was very kind every time I went. I’m so thankful to live here !
Just moved in but so far so great! Very quiet and calm neighbors and peaceful. Love the property’s location and views. It is close to the grocery store, bars, museums and other areas which makes it very convenient to find something to do.
Great volume and amazing location! The amenities are also top class. On the negative side, the parking spots are quite small and the apartment was not delivered very clean. The staff, though, really does all they can to make up for the few negative points.
my experience at gables park 17 has been great. the staff is accommodating and understanding. the only issues i have had thus far have been getting in contact with platinum parking.
Great staff, very attentive. Amenities are good and location is near everything. Guest parking is by far the best for the area! I have lived here for over 4 years and we have had our fair share of issues (mostly out of our control), but it's always handled very well by management

Overall good experience. The staff are amazing. Continuous struggle with elevators has been an ongoing issue since moving in to the Gables in 11/22. A/C struggle in the corridors has also been an issue. Great views and spacious apartments
Just moved in and my unit smells like a smoker lived there before me. The apartments wax coating is coming off hardwood the floors and the glass shower door has fallen off the hinges. definitely not a great first couple of days . Absolutely love the staff though both leasing and front desk are amazing.
2 elevators perpetually down and have been for years. No communication at all from management. Parking in the garage is infested with guests and again, management is doing nothing about it even after dozens of resident complaints.
biggest issue is the elevators never working. For the money being paid, you would think they would do everything in their power to make sure all four worked at least 20 days out of the month. It's always the contractor, supplier or insurance that's the hold up. I wonder if other complexes are having these issues?
great experience, staff is very responsive. rent climbs yearly but i think thats to be expected anywhere. neighborhood has really developed over the last few years now with local restaurants bars and grocery store across the street

Gables Park 17 has been my home for 5 years now and I love living here. The Leadership are very nice and professional people. The environment is just very homey.
Overall I am pretty happy with they experience here. The staff is friendly and help for the most part. Maintenance responses quickly when there is an issue.
Very quick to complete service requests. Friendly concierge. We love the game room with pool and darts. Great package service. Friendly neighbors.
The amount of smoking in the building has gotten worse. two elevators are down (still). one is almost always down and has been for years. parking is very limited because management will not stop non-residents from parking in the gated resident parking. gym could use improvements. The pool is nice, the staff is friendly. 24 hour concierge is amazing. great location.
It's nice to come each day to an apartment that we love to call home. The management team is outstanding, and go out of their way to answer any questions or concerns we may have. Stephanie, Jerold, and Evangelina are friendly, always welcoming, and true professionals. If we need anything and they can help, they will. The concierges, (James and Jill) always have a smile on their face and are extremely helpful in making sure our guests are treated well. And of course with the amount of packages they recieve on a daily basis I'm sure they have their hands full. But, they manage to send out pick up notices in a timely manner. The maintenance crew is top notch and the ladies who clean the common areas are funny, work hard, and keep the building in tip top shape. I would recommend Park 17 to anyone who wants to live in Uptown. We've lived here six years and I look foward to remaining a tenant for another six years. Thanks to all the people who make Gables' Park 17 our home.
Great place to live for location, price, size, tenants, staff, amenities. I did a lot of research before choosing this place. The Gables just know what they're doing.
Gables has been by far the best community I've lived. They really take care of their residents. Nice environment and friendly staff. This is my 2nd renewal and I may look to do a 3rd.
