Property Ratings at Gables McKinney Ave.
Complex is getting dated, appliances are scratched and do not function properly, includes fridge and clothes dryer. Bathroom fixtures are old and have rust in them. They are about to tear down a commercial building at 2626 McKinney and build so it will be a construction zone. The fitness center is small, pool has limited sun, I could go on. With all the foregoing they are charging premium rents and I have found much better fit and finish elsewhere and moving on from my residency here.
I've been at Gables McKinney Ave for almost a year now. The location is the best part. Staff are friendly, but currently stretched too thin. There are frequently broken doors/locks/building access issues. At first, I put in service requests frequently, but after some time noticed that the completed "repairs" typically didn't last. I put numerous maintenance requests in for the washer not working in my unit, not until the third request after a couple repairs, did the washer get replaced. Similar with the A/C, 3 requests in sequential months and we may finally have a permanent solution. The service does not match the price point in my opinion. Communication is subpar. I was quoted the wrong monthly totals during my final months living here, and actually charged more than previously agreed upon. If you move here, do it for the location, nothing else.
The unit is fantastic but but HVAC leaves much to be desired. Poor insulation to the hallway means, even when it’s 45° out, the apartment will heat to ~73° if the AC is off. In the summer, the AC can’t keep up with the heat either, leaving the unit uncomfortably hot and humid.

It has been a good property to live in. Good atmosphere and I love my unit. The area is happening and I do not want to move away anytime soon.
Gables McKinney Ave has been one of the best living experiences I have had. The staff and residents are all so kind and I have yet to have had a bad encounter after almost 3 years here. In addition, the location is perfect. Walking distance to multiple parks, dog and kid friendly, and very safe!
Amazing! i love the location the best! but inside the community I really like the fact that they do great maintenance around the facility. They put in new, brighter lights in the parking garage and they hung up new art. Very great experience overall.

Safety is not the top priority. For a non smoking building, there are many smokers of multiple products. Office staff is unprofessional and fail to communicate appropriately and timely. Residents are friendly, maintenance staff (John/Paul/Abel) are exceptional. Concierge (Sam/Mohammad/Larry) are top notch.
Any of the Gables are the best apartments to live in!!! Easily my favorite place I’ve ever lived and the staff is so kind and helpful. Also the units feel so upscale and nice and are super quiet.
Good except a terrible lack of communication with maintenance. Big issues such as HVAC malfunctions go without any sort of communication. Concierge staff is fantastic
The design of the apartment is amazing. Heated pool so you can swim all year long. Gated parking and you have to swipe a fob before you can go up the elevator.

I really appreciate how responsive the staff are to emails and helping to resolve concerns. They have made many improvements lately including new carpet, paint, and my favorite - extra bright lights in the garage. I appreciate how they stay connected to our community and care about our safety.

LOVE living in The Gables McKinney townhomes. Wonderful neighbors, fantastic concierge services and great views from our rooftop of the Dallas skyline. Just renewed our lease for another 15 months!
Our maintenance team and concierge team are top notch! I don’t love that we have to pay for the cabanas at the pool when our rent should cover amenities.
I absolutely love living in this building. Gym and pool are great. Neighborhoods provides lots of restaurants and coffee shops and bars. Lots within the walking distance- including Katy Trail and several parks with lots of activities.
Love living here! Location is absolutely perfect. Whole Foods is downstairs, coffee shows and and restaurants are all within a walking distance. Amenities are great as well.

One of my favorite parts of living here is how close you are to downtown without actually living there. Everything is within walking distance- the Arts district, ATT plaza, AA center, Klyde Warren, the Farmers Market, Deep Ellum, Katy Trail, and Knox Henderson. Tons of great restaurants plus Whole Foods just an elevator ride away!
I am currently on my 4th lease term at Gables McKinney Ave. The staff here is very professional and they make living here feel at home! I recommend the property!

Haven’t been able to use the pool because it’s hasn’t been heated since we moved in. When I asked about it - I was told it was because of an ice storm , but that’s untrue. It’s been at 62° since Aug 2022. Elevator tends to breakdown a lot.
The apartment is well maintained. Concierge team is well trained. Maintenance request are usually taken care of within 24-48 hours. Prime location right above whole foods.
I’ve been living here for 2 years and have enjoyed every minute. The community, staff, location and amenities make this property so great! I’m looking forward to more years here.

We have thoroughly enjoyed our time at The Gables. The management and maintenance staff are awesome. Our concierge folks are TOP SHELF! When we moved here we were brand new to Dallas….this has been a great first stop in our retirement journey.

Overall GMA is nice, but for the price it could be cleaner. Many times it smells of pot in the hallways and the common areas/halls are dirty. Our maintenance team is top notch! Paul on the team is great. Lastly, this building seems secure but many people are in and out all day making deliveries and that isn’t safe.
Don’t move in here. Outrageous rent prices for overpromised and amenities and under delivery. Everything breaks. Cheap appliances. Leasing office and management will not provide you grace in any situation.
Gable McKinney Ave is a very well kept and clean apartment complex. The parking garage as well as the mail room is the nicest in the neighborhood. Very close to everything would highly recommend
