Property Ratings at Founders at Union Hill
I lived here the last two years. The location is convenient to downtown and crossroads, but the area around the apartments is not great. They are trying to renovate some of the surrounding area but overall would still not feel very safe walking alone at night. The units themselves are old and outdated, and you are paying a lot for non-stainless steel appliances and basic wood cabinets. The rooms themselves are very spacious, but the kitchen set up is very small and does not come with a microwave. The biggest issues for me were how incredibly thin the walls were. We could hear EVERYTHING our neighbors said or did and it sounded like our upstairs neighbors were dropping bowling balls on their floor every night. We also had massive issues with air conduction in our apartment. The master bedroom had one vent for the entire bedroom, bathroom, and closet, which made it impossible to get any heating or cooling to half the apartment. In the summer, the bedroom was incredibly hot, and in the winter it was freezing, probably 15-20 degrees colder than the living room next door. This made our electricity bill astronomical to try to keep the bedroom even tolerable. Our heater also broke in the middle of the winter (20-30 degree weather) and management told us it was not an emergency maintenance issue. It took 5 days for the heating maintenance to fix the heater, meanwhile our apartment was freezing. They did provide space heaters for us during this period. Overall, I can't recommend living here for the price unless the location is very important to you.

Quick! Turn your moving truck around and DO NOT sign a lease here. On site property management changed a few years ago, and the property has gone downhill since. Safety and security measures haven’t been updated in years, and they’ve really let the properties go. Unless having your car broken into or stolen while management only cares about doughnuts at the front office is you thing - then this is the place for you.

Have lived here a year and just renewed my lease. My apartment is very spacious, and it is almost impossible to find a place with an actual laundry room in the unit. I love the amenities, the staff responds quickly to requests, and the few times I've have noise issues from my upstairs neighbors security has responded immediately (even at 2 in the morning). Recommending that all of my friends who are moving to the city look at this apartment complex!

I live in an 8 yr old building in Midtown KC, MO. I am situated between the Plaza & Crown Center. My apartment backs up to Historic Union Cemetery. The grounds are well maintained with many beautiful flowers. We have an inviting foyer with comfy furniture, fireplace & library. Perfect setting all the way from students to empty nesters.
These apartments are well worth the price. The closets, bathrooms, and bedrooms are all very spacious. Noise from neighbors has never been an issue. The location is perfect, 5 minutes from Downtown, 8 minutes from Westport, and 10 minutes from the Plaza with easy access to I-70 and many other highways. The apartments are within walking distance of Hospital Hill, Martini Corner, and some great restaurants/drink spots. The only complaint I would have is that the parking garage underneath the buildings is a little small, making for some tight fits for bigger vehicles. I have always felt very safe in the area, and the staff is very friendly and helpful!
This complex is perfect for young couples and working individuals. It is 3 minutes away from Downtown KC and the Arts District and only 8 minutes away from Crown Plaza shopping center. There are several brand new apartment buildings in this complex and a huge array of options from studio style to large lofts and two bedroom with a den apartments. There are two pools in the complex. All of the apartment features are a grade above builder standard and the best you can find in this great of a location. The only reason I can't give these apartments an excellent rating is because I wish I had more counter space, but the cabinets space makes up for it.
