Property Ratings at Forum
I currently live on the fourth floor. It’s pretty quiet. I do not hear my neighbors at all. I am awakened frequently by the sirens from the street. There are homeless outside that are sometimes loud but they don’t bother anyone. Staff is great and really nice. I can tell that the apartment staff does try to keep the common areas clean. The staff cannot supervise all residents at all times so there are times when there is trash left but it is cleaned quickly. There are residents who don’t follow the rules on smoking in the building. It does sometimes smell of drugs in the hall. The gym here is nice. Since there are a limited number of elevators moving in/ moving out is a pain. My apartment location isn’t near the garage so it is a long walk to my door everyday but that also means it’s not much foot traffic near me. Great amenities here. I like the package drop off and trash pick up. The fiber internet is super convenient too.
For starters I want to point out that the apartment itself was nice on the inside. The apartments are marketed as "luxury" and the leasing building is well maintained. Then you really get to know the rest of the apartment. The street outside was extremely loud (corner of Potomac & Colfax). The "garage" door that we paid for was broken for 8 out of the 12 months I lived there, yet I still paid a monthly fee for it. The 2 hot tubs were broken for at least 4 months that we lived there. I was told I couldn't swim in our pool on the hottest weekend of the year because the phone lines were down, yet they still made us pay an amenity fee every month for the non-functioning pool & hot tub. The printer never had paper in it. Fetch (the system used for package delivery) is the worst invention known to man. The first night I used it my packages were stolen from in front of my apartment and neither Fetch nor Forum would take responsibility or refund me. We wanted to try to get out of our lease early because we did not feel safe anymore at the apartment and the office simply said there is nothing they can do to help us. DO NOT live here if you have a choice.
My buddy just moved into this place from out of state a couple months ago and while the place is pretty nice looking the management is failing at providing secure storage or adequate security patrols. His car and others have been broken into by people who can just prowl the parking facility looking for vehicles to steal. They tried to steal his but were unable to due to security measures he has taken. He was told by the leasing office they are not responsible for the damages to his car and will not let him out of his lease so he can live someplace where his property will be safe. Maybe they shouldn't advertise "secure parking" if they cannot come close to proving that. Judging by all of the other 1 start security related reviews it looks to be a big problem here.

Upon acquiring the community last April 2021, the management has implemented courtesy patrol, increasing it 4 times per evening to an onsite officer for 16 hours a day. Do not move in! Way over priced and not safe!! My truck along with probably 6 other vehicles that I know of have been stolen not to mention all the vehicles broken into. The complex does not warn renters when moving in that its not safe and give a false impression its safe when its not. The doors that should be secure are usually broke and anyone could come right into the building.

The facilities management team is very responsive and quick to fix any issues. The office staff is eager to help and answer questions. The building is clean, quiet, and everyone seems to be very courteous of one another.

More than 3 storage unit were broken into within the last few days. The storage units are supposed to be located within a locked/secure building, then within a locked and secure storage room. Exterior doors are constantly not working and don't close. Security here is a joke. Management knew about the break-ins for a couple of days and no one has called, emailed or contacted us about our storage unit being robbed. The manager still has not called us. We have called and asked for the manager to call us but she refuses to take our call and will not return our call. Greystar management is horrible here. No communication, no concern for the residents and one person continues to cover up for another in the office. The location is ideal, the apartments are beautiful, the owners of the building are amazing. However, I still cannot understand how Greystar can appointment a manager and team like this. I wish someone from Greystar Corporation would get a competent, professional and caring team at the Forum Fitzsimons.

Maintenance came into my apartment to inspect smoke detectors, then decided to take pictures inside my apartment without my knowledge or consent. They stated they cannot install cameras in the building or parking garage to deter criminals, but they can take pictures in your apt.

Forum Fitzsimons Apartments are advertised as luxury units. Luxury for me means that I do not have to put up with loud, obnoxious tenants, security is of utmost importance, the interior and exterior appearance are pleasing and clean. Although I have had no maintenance issues come up, I expect these to be handled in a timely and professional manner. I expect to come home and be able to relax and unwind. Cleanliness is also important. So far I am extremely satisfied that I chose Forum Fitzsimons.

Forum Fitzsimons is a nice community however with fast construction in some areas and in the event another resident has lived in an apartment before this needs to be discussed with walk thrus before any lease signing

Do not rent here if you want to use a pool, hot tub, grill, have secure parking, or have a storage unit. There is a complete lack of communication regarding the delays in opening these amenities, besides placing blame on the contractors and construction crews.

Forum Fitzsimons is top-notch in multiple aspects! The staff is responsive, friendly, & professional. They keep you informed through every step of the application & move-in process. Forum Fitzsimons thought outside of the box by adding dog parks & a dog spa. The dog-friendly atmosphere, the location, reasonable rent, & amenities (such as the gym & pools) are the main reasons I chose to live in this wonderful community.

Applicant has the right to provide the property manager or owner with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the property manager or owner with a PTSR, the property manager or owner is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the property manager or owner to access or use the PTSR.
