Property Ratings at Flats on 4th
I was in a hurry to find a place to live in order to give my notice at my old place so I could move & start my job at Mayo by my start date (I lived 3 hours away). I looked everywhere in Rochester for places that met my requirements. The Flats on 4th stood out to me immediately. I kept looking (to find the best deal) but nothing checked all of the boxes like this place did. The in unit washer/dryer, workout room, dog run and location is what sold me. With the skyway access & the employee park & ride across the streets, I have no issues getting to & from work which is a huge bonus (plus it’s only 5 blocks if I wanted to walk to work outside). I applied, & the next day Lucas called me & we talked everything through. I didn’t have time to come & see the place in person before making the move but Lucas quickly offered to FaceTime & give me a tour. I’ve been here 4 months now & I love it. Lucas has been very helpful from the move in process to answering any questions about the area. Lucas has been very responsive if or when I had any questions or issues (very minor things). The other thing I truly love about this place is how quiet it is. I never hear my neighbors, and barely run into people in the halls. The dog park isn’t crowded with others & I like how it is on the second level so only residents have access to it; I never have to worry about taking my dog out late at night. The Flats on 4th is very clean, doesn’t have odd smells in the halls & has parking spaces to rent. Though my unit is smaller than I’m used to, it truly does feel like home! Hurry up & fill your application out, you won’t be disappointed!
Great location with well maintained, updated apartments. Management can make or break an apartment complex and Lucas definitely makes the apartment complex a great and easy place to live. He is quick to respond and always helpful. 10/10 would recommend.
Flats on 4th is a great place to live. The apartments are large for the price, compared with other downtown properties and the building manager Lucas is awesome to deal with. He deals with any issues right away and promotes fun activities for all residents. Maintenance is never an issue here, anything that needs fixing is fixed ASAP. The garage, gym, club room, dog park, and indoor parking are also great options for the residents to take advantage of. This is where you want to live if you are considering an apartment near downtown Rochester. Highly recommend!
This is the 43rd place I've lived in five states. I can honestly tell you this is the best apartment I've ever had! I love coming home and that felling is hard to find. There are so many great things about this apartment building – I can't list them all, you will just have to come check it out yourself!

I absolutely love living at Flats on 4th! The location provides a warm walking commute in the city Skyway accompanied with wonderful views of the downtown and river park area. The apartment amenities are abundant with in unit washer/drier and fantastic community spaces (dog park, urban gardens and multiple gas-fire pits). Beyond all of this the property manager is truly invested in this community- Mackenzie greets residents daily as they come home from work and frequently hosts events to facilitate neighborly socializing. The building upkeep and maintenance are a high priority for the owners- any repair requests I have submitted have quickly been addressed to my satisfaction.
This is a wonderful building and I have loved it! Apartments and amenities are nice, management is responsive, and residents are friendly and quiet. There are social events organized once every 1-2 months which are really great, and I have enjoyed getting to know some of my neighbors. Location is awesome too, close to downtown and Mayo.
Center of downtown, walking distance to all the restaurants and bars but also all the great walking paths through the city and to Mayo Park. Amazing amenities!! A great dog park where we have made great people and dog friends! Love having access to a 24 hour gym! I love having my friends over in the Club room and the second floor patio for such nice and social feels With always maintained fire pits and gardens. My husband and I used the bbqs every week which is so handy! We love living here! So happy this is where we picked to live. The place is small enough to have a tight community , feels so homey. Everything is always taken care of, always clean, there’s always coffee packets at the free coffee station. You feel very catered to here, they go out of their way to help you live your best life! Haha ;)
I love living at Flats on Fourth. It’s a beautiful building with such awesome amenities like a beautiful community room and a very nice workout room. The units are perfect with nice appliances. I always feel safe and having indoor parking cannot be beat.
